Corporation seals illegal commercial building in Parry’s, Chennai
Chennai- A commercial building on NSC Bose Road in Parry’s was seized by the Chennai Corporation as it violated the building rules. The Corporation officials were on a drive to curb unauthorised buildings in Chennai.
The owner of the building got the building plan approved for only ground and first floor but he had constructed ground + 4 floors, deviating from the actual plan that was submitted for approval.
According to Corporation officials, they had sent notice to the owner over a month ago which he failed to respond to. So the Corporation was forced to take action under the Town and Country Planning Act, 1971. Besides, the construction of additional floors, the owner had violated building rules related to floor space index (FSI), parking, setback and fire safety measures.
Officials said they will continue the drive against building violations in the Broadway area. Many builders had taken court orders stating they will construct ordinary buildings but end up constructing more than what mentioned.
As per the norms of Chennai Metropolitan Development Authority (CMDA), commercial buildings having more than ground plus two floors is a special building and it is mandatory that such buildings should get CMDA completion certificate.
According to development regulations of the Town and Country Planning Act, 1971, car parking space for a floor area above 75 sqm in residential buildings and above 100 sqm in commercial buildings is mandatory. Sufficient parking space is not available in most of the buildings in Broadway.
Around 60 percent of the buildings in Broadway are unapproved ones, claimed an official. Action against the violators has been confined owing to shortage of staff in the Chennai Corporation and also due to pressure from politicians.
