DDA agrees for Lal dora expansion

DDAIn a move to extend Lal dora boundaries, Delhi Development Authority’s  (DDA) advisory group has approved and included  the extension of Lal dora areas in Master plan  2021.

The extended Lal dora land  which came up till 2007, will be given residential status according to the decision taken by the authority.  The master plan was reviewed and decided that “extended Lal Dora” term will be used for areas which are beyond the boundaries of “abadi”( habitant) area.
During British time in 1908, Lal dora area came into existence. The lal dora used to be the  area marked by the land revenue department with a red thread to distinguish between the agricultural and residential land. Villagers in Lal dora can build houses and create certain establishment without taking permission from authority.

DDA officials have reported that the habitant of Lal dora have increased hence it will now be recognized under the law. Delhi Municipality have listed , areas like south, southwest, north, northwest, west and east including places like Munirka, Hauz Khas, Humayunpur, Mohammadpur, Palam, Bijwasan, Chawala, Mehrauli, Mahipalpur, Kangan Heri, Dhansa, Najafgarh, Mundhela and Muzaffarpur in the lal dora clasifications.

Villagers have extended outside the boundary of lal dora  and occupied more areas than the assigned part. Around 40 villages like Chhatarpur, Dwarka, Najafgarh, Mehrauli, Alipur etc  comes under lal dora Extension.

The new plan includes amenities like multi-gym in district, community parks with an area of over one hectare, community halls, religious sites, police stations, healthcare centres, milk booths, etc. If there is an unavailability of land these all can be clubbed together in a provided area/plot.

Lal dora properties are generally registered with tehsil  and not  with development authority,  so make sure that before you invest, the property should be registered with tehsil office.
Lal dora area is good for investment as it allows 100% development of the plot area (no need to leave setbacks) moreover you can have balconies coming out over the road creating more area inside your flat.
