DDA allows farmhouse communities in Delhi

Delhi- Delhi investors are excited at the proposal of development of country homes in the green belt of Delhi – in Zone N (Northwest) and Zone L (Southwest). These zones have recently witnessed the release of agricultural land.

Delhi Development Authority (DDA) has proposed that farmhouses of one-acre size shall be constructed in the green belt areas. The minimum area on which farm house construction was proposed earlier was 2.5 acres.

The Authority is set to organise the farmhouse category by authorising farmhouses. As per the policy, all existing farmhouses in the proposed urban extension area that had come up before February 7, 2007, but accorded after that date by the regulatory authority shall be regularized and re-designated as country homes.

Zone N has become a hotcake for investors as it has a lot of opportunities. In Zone N and L fresh land will be supplied for constructing farm houses.

There are 10 villages in northwest and 27 in southwest. Price of land starts from Rs 1 crore per acre and goes up to Rs 4 crore to Rs 5 crore per acre. Raghopur and Ishapur villages in Nazafgarh, which fall under Zone N, are witnessing several land deals.

Availability of land and lower rates are the main factors that are luring investors. The Zone L has high prices while Zone N still has price range of Rs 1 crore to Rs 1.5 crore per acre. Another major factor attracting land deals in the area is that in Zone N most of the land is directly bought from farmers, which avoids many issues.

Jharoda Kalan, Ishapur and Pakurgarh, located at 4-7 kms from Najafgarh are upcoming areas for gated farmhouse communities near West Delhi. These are the future hotspots for real estate in Delhi. The infrastructure in these areas is either being developed or is already in place. Since Jharoda Kalan has a CRPF camp in the neighbourhood, it is the most sought after area. Chhawla, another village in the zone, is ideal for independent farmhouses.

Till now, deals have been closed for around 60 plots of one-acre area. Under Master Plan 2021, Delhi plans to throw almost 60,000 hectares land for development and redevelopment of which over 25,000 will be unlocked.
