Delhi going vertical with DDA tripling floor area ratio
New-Delhi- Delhi will now go vertical by tripling the floor area ratio (FAR) from the present 200 to 600. The planning body of the city will now make the houses of the poor and the middle class go vertical due to the growing housing shortage.
The urban development ministry administering the city’s civic urban planning bodies was told by few officials to request the Delhi Development Authority (DDA) to increase the FAR which is the ratio of the total floor area of a building to the plot area and have the Delhi Master Plan 2021 revised with the changes. The updated Master Plan is expected to be released in March 2013.
The key concept of the newly implemented FAR is to make the optimal utilization of the land. With this newly implemented FAR norms, the DDA can increase the high rise apartments reaching up to twenty floors in various areas.
With FAR being relaxed, Delhi will be among those cities with taller skylines like Mumbai. This might also lead to an increase in the number of new apartments in Delhi and reduction in home prices.
However, the poor and the middle class people who face a huge shortage of homes in Delhi will be majorly impacted with the increase in the FAR. This norm will later be extended to the higher sections of the society of both public and private sectors.
At present, the city has housing shortage of about 0.49 million homes which are expected to increase to 2.4 million by the end of this era. About 90 percent of the housing shortage is for the economically weaker section (EWS) and lower income group (LIG) categories.
It is believed that the Ministry of Urban Development is currently considering to review the Delhi Master Plan 2021 which is further expected to be completed by May 2013 as per an official. Reviewing the Master Plan will help in the examination of the Plan and will help in implementation of all the feasible suggestions to make the plan more effective. FAR issue is one of the key issues in the Plan.
As per a DDA official, they want to increase housing stock in the city followed by a plan of the DDA to begin construction of 100,000 houses in the EWS and LIG categories by 2013.
One of the main proponents of the vertical growth in the city is the minister for urban development Kamal Nath who will probably make this dream of vertical growth come true. Nath also led a drive for the vertical growth despite having criticisms from town planners, Delhi Urban Arts Commission (DUAC) and architects stating that the infrastructure will be strained.
With the revival of the Master Plan, there will be an increase in the FAR for larger plots as well as housing projects of builders. Talking about the population in Delhi, the city has reached to about 17 million followed by an increase in the property prices. This has further impacted the middle class home buyers who are compelled to look for homes in new urban areas in cities like Noida, Gurgaon, Faridabad and Ghaziabad.
Comparatively the property prices in Delhi are three times higher than that of the neighboring cities. Henceforth going vertical in the city can help reduce the property prices.
