Delhi to get five new sub-cities
Within few years, Delhi will witness five new sub-cities on the lines of Dwarka and Rohini by Delhi Development Authority’s (DDA) with it’s has launched a new land-pooling policy.
This attempt of government hasn’t been able to meet since long time, but with the help of land-pooling policy, the developers or large landholders are allowed to pool in land for development and get their shares back.
According to a senior DDA official, the main reason for the delay of this development was shortage of land. As there is a long and problematic process for acquiring land to solve this issues, land pooling came into existence.
DDA has approved around 25,000 housing units for Delhi with a population of 1.67 crore in the last decades. The city needs more housing project to provide housing for about 70 lakh more people.
As per the land pooling policy, the private developers can retain 40% of developed land i.e. for areas between 3 hectares and 20 hectares and 60% of land for areas above 20 hectares.
This will be a good opportunity for the landowners and developers to get back developed land which they can further sell or use. The government expects that a large number of landowners should come and invest for developing the new sub cities.
DDA has also issued public notice, for suggestions or objections on the new policy from the public. This new plan will go to a board of enquiry and then come back for the approval of the Urban Development Ministry.
According to the Master Plan of Delhi 2021, zones A to H are urban areas and zones J to P and will also be featured as urban extension areas or rural areas.
