Farm house in Capital gets a new policy

Delhi Development Authority has approved one-acre of land for constructing country homes in the city. Villages which are located on the periphery of the Capital are identified as low density residential areas. There are 27 villages in this land and it was declared that it will be developed as an integrated urbanized area.

This new change is mentioned in the Master Plan of Delhi (MPD) 2021 under the new land pooling policy as well as for development of farmhouses and country homes.

Few days back DDA has allowed farmhouses on an area of minimum one-acre under the name of country homes. Previously it was mandatory to have 205 acres for the country homes.

Importantly the ‘Zone J’ that comes under the Master Plan 2021 includes areas such as Neb Sarai, Mehrauli, Satbari and Chhattarpur — primarily land between NH8 and NH2, right from Rajokri and Chattarpur. The price went up, hence the investment graph also decreased.

The capital is allocated with different places for development of farmhouses. As per reports RWA has dedicated 1100 hectares for such development.

There are five ones which are allocated for country houses are:

Zone K2: areas in South West Delhi near Dwarka.

Zone P2: areas in North Delhi.

Zone J: South Delhi

Zone N: North West Delhi: Jharoda Kalan, Ishapur and Pakurgarh.

Zone L: West Delhi

This new proposal will help land prices in these villages; which have already increased to spike further after the final approval.

According to the authorities, the subject to conditions such that it will exclude the area falling under regional park and green belt also was included in the policy.

The Government has also cleared that the jurisdiction of identified unauthorized colonies will be regularized by Delhi government and development of village abadi areas. This will be a part of the village development plan.

The collection of the regularization charges from the existing farm houses by DDA is still not cleared. It has been decided that the funds shall be shared by the DDA and corporations as per the modalities decided by the Central Government.

Under the MPD 202, around 25 modifications took place and was also approved and sent to the urban development ministry for final notification after the policy was approved.

The new MPD includes policy for multi-disciplinary clinics for persons with learning disability, policy for temporary cinemas, policy on private public participation in land assembly development, policy for legalization of warehouses in non-conforming areas, etc.

The entire proposal is in various stages of approval and few motels and farmhouses have been already notified by the authorities. A new chapter in the MPD-2021 is being added on transit-oriented development and the chapter on environment is being redrafted.

The impact of farm in Delhi is directly proportionate to the market. The existing farmhouse owners will break the land parcels and sell them which will generate more supply in the market. This new policy will welcome the entrance of some medium to big size real estate developers in the capital.
