Greater Noida-Ghaziabad Link Road benefits Sector Zeta
The enhanced connectivity of newly opened Gr
eater Noida-Ghaziabad Link Road, an initiative of Ghaziabad Development Authority (GDA), has became the biggest advantage of the Sector Zeta in Greater Noida.
This link road has been operational since last year and considerably increased the saleability of Greater Noida, a location that has always suffered on account of being ‘too far’.
The CMD of Amrapali Group Anil Kumar Sharma, who has two projects in Sector Zeta, has commented that this link road provides signal-free traffic movement between Greater Noida and Ghaziabad and has reduced the travel time for about 30 km distance to just 20 minutes.
This is a long stretch which covers the connectivity from Gautam Budh Nagar to localities in Ghaziabad such as Crossings Republik, Vijay Nagar, Indirapuram and Vaishali. Looking at the percentage of real estate development in this area as well as the upcoming projects, at least 30-45 percent appreciation expected in the next 2 years. The price of the residential apartments in this sector varies from Rs 2,800-4,800 per sq ft depending upon the facilities offered.
In the last three-four months prices of residential projects in this area shot up by around 15-20 percent.
Well known developers like Amrapali, Assotech Ltd, Purvanchal Group, Vardhaman Group and AVJ Builders are coming up with their projects and they are offering a mix of 2, 3 and 4 BHK units.
The construction work on the Link Road is not completed as 3-4 km of the stretch is still undergoing the construction. As soon as the construction work is done, it is expected to pave way for several builders and developers to target this sector rendering it a residential hub for the future.
