Green Buildings to get more floor area ratio
Delhi is set to witness more ground covered with greenery as Delhi Development Authority (DDA) has put forward a proposal to allow 1-5% extra floor area ratio (FAR) and ground coverage to green buildings.
It is also been decided that builders or developers will be punished if they defy to adopt environment-friendly measures for their projects.
DDA is revisiting the Master Plan of Delhi (MPD) 2021 and in a recent meeting it is mentioned that to provide incentives to give a fillip to green buildings was taken.
According to a DDA official, a maximum of 5% extra floor area ratio (FAR) for exceptional cases that can get ratings based on Green Rating for Integrated Habitat Assessment (GRIHA) may be allowed. Although it is specified that non-compliance will result in penalty on the basis of market rates.
Building with a plot size of 3,000 square metres or more are suggested to take care of the greenery as well as water management should be emphasized in such buildings.
It is advised by DDA that sewage and waste water should be treated and reused and also building should have dual pipe systems with one line for potable water and another for waste water that can be used for gardening, washing cars or for cooling towers.
To save water, DDA has come up with proper regulatory framework on extraction of groundwater and by making rainwater harvesting mandatory for such buildings.
The plan is to have decentralized sewage treatment at community level with sewage treatment plants (STPs) at local level and primary effluent treatment plants at hospitals, hotels, restaurants, car repair shops, etc.
DDA has also planned that for better segregation and recycling of waste, buildings should have separate dustbins for wet and dry garbage. Also the green buildings should install solar panels on rooftops that are 300 square metres or bigger.
A plan for energy conservation will be submitted along with building plan soon. All the proposed plan will be finalised by Delhi government’s environment department within six months.
The plan will not only be for buildings but also includes conservation plans for water bodies that are above one hectares in area through inclusion in landscaping plan.
