Gurgaon to come up with farmhouse township

A new policy has been drafted by the Haryana Government planning to introduce farmhouse townships in Gurgaon. The new plan came up after the failure of the state’s another scheme to set up 52 Special Economic Zones (SEZs) in Gurgaon.

This project is been approached by developers who have acres of land to set up SEZs and they have already started seeking various permission from the Government to develop farmhouse townships in Gurgaon.

The developers, who acquired hundreds of acres to set up SEZs, have approached the state government seeking permission to develop farmhouse townships on the land.

To recover their money which was invested in shelved SEZ projects, now developers are requesting the government to reduce the minimum plot size criteria for mega tourism projects from 300 acre to 100 acre.

After the failure of SEZs, the huge amount of land which was purchased from the farmers are lying in Gurgaon unused.

National Real Estate Development Council (NAREDCO) president said they have requested government to work out proper usage of the unused land and either formulate a policy allowing conversion of the SEZ land into farmhouse townships or reduce the minimum land requirement norms of 300 acre to 100 acre for mega tourism projects.

As per the sources, the proposed plan will need around 100 acre land to set up a farmhouse township and the state government is working on the new policy on a serious note.

This new policy comprises of provision for a single farmhouse of at least 4800 sq yards (1 acre) with duplex house embedded with swimming pool and other luxurious facilities.

As per the existing farmhouse policy, to transfer the agricultural land into a farmhouse in controlled areas, the applicant seeking permission to change of land use (CLU) must have at least two acres of land.

The Haryana Special Economic Zone Act 2005 encourages developers to set up SEZs, industrial model townships and technology parks was introduced by the government itself.

There are 52 proposed SEZs, among which five were in the category of multi-products/services and 36 were meant for the information technology sector.
