Gurgaon’s newly developed sectors to have revised circle rates
Gurgaon’s newly developed areas between Sector 58 and 113 has got the circle rates approved by the district administration.
The circle rates are segregated and specified as per the construction rates and also groups are formed differently for housing societies and multi-storey apartments to have a clear idea of the different rates. The news rates will be applicable from 8th April, 2013.
The cost of the construction per sq-ft area has been fixed by the administration as Rs 1,200 in licensed colonies, Rs 900 in HUDA sectors and Rs 650 in the rest of the district.
The rate specified in group housing societies from Sector 1 to 57 to be Rs 3,300 per sq-ft. The rate for multi-storey apartments developed by private builders has been fixed at Rs 4,500. For independent floors in HUDA sectors the rate stands at Rs 3,400.
The cost of construction per sq ft area has been kept slightly low for the newly-developed sectors between Sector 58 and 67 and group housing societies, which is Rs 3,000.
For licensed colonies between Sector 68 and 113, and Sector 37C and 37D, the rate has been kept at Rs 2,400.
Since April 2011, circle rates have not increased for areas like DLF Phase IV and V as compared to other areas. Whereas, circle rates have increased by three times in localities like DLF phase I, South City I and II, Palam Vihar, Sushant Lok I.
DLF phase I and Sushant Lok I have the highest circle rates of Rs 70,000 per sq-yd, which is followed by areas like Greenwood City, South City I and DLF phases IV and V at Rs 65,000 per sq-yd.
The highest circles rates among the villages in Gurgaon is in Nathupur, Sukhrali and Silkhora at the rate of Rs 2.5o crore per acre. Those which follow next are villages like Wazirabad, Jharsa, Tigra and Chakkarpur which have rates at Rs 2.25 crore for each acre.
Few villages like Carterpuri, Gurgaon and Behrampur which have circle rates of Rs 2 crore per acre of land.
This is the sixth revision in rates since April 2009 and is also noticed that circle rates on two acres of land along the Northern Peripheral Road (or Dwarka Expressway) has been raised by up to 20%.
