HMDA soon to go online for buildings and layouts permissions

HMDAHyderabad- According to the metropolitan commissioner, the Hyderabad Metropolitan Development Authority (HMDA) will soon make its approval system fast and easy through online process.

This online process of sanctioning buildings and layouts permissions will take around 10 days while the existing system takes three to four month in it. Currently the authorities are discussing and working on the details to make this happen at earliest.

This online system of approval is followed in few cities like Mysore, Indore etc. The process is very simple where the developer or owner initially has to fill the application online along with the drawings of building. These drawings are uploaded in a AutoCad format or in digital form. It is made sure that the plans are original through an affidavit submitted by the owner or developer. If the plans are not genuine then permission will not be given.

Recently, HMDA has decided to take building permissions above ground plus 2 floors at gram panchayats offices along with building fee. Then as per the height of the building, the applications will be forwarded to  the HMDA zonal offices and the head office.

HMDA is also making efforts to distribute land use certificates at their office centre. This certificate can easily be obtained by giving village name and survey number. They are also planning to extend this facility to Mee Seva centres in the next three months.

Talking about 287 kms Regional Ring Road (RRR) project, the metropolitan commissioner pointed out no time frame for its completion. Thus they would first concentrate on the essentials required for the completion of the project which includes the missing link of about 80 km. He added that one can sell its property freely along this project .

The proposed RRR project in Hyderabad is supposed to link eight urban nodes like Tupran, Bibinagar, Chevella, Farooqnagar, Gundelaguda, Ibrahimpatnam, Malkapur and Shabad. It will also link other 13 centres like Ravulapalli Kalan, Bommalaramaram, Daultabad, Dandumailaram, Narsapur, Pochampally, Tellapur and Shivarampet and Wargal.

The commissioner said that one can get an idea of Hyderabad Metropolitan Region -2031 Master Plan on the HMDA website page. Very soon CD’s will be available with detailed information. The master plan embraces two initiatives, one is Layout Based Development and the other is Land Pooling schemes (LPS). The layouts must conform with the rules specified. If such is not the case a penal amount would be collected.

He also added that the minimum layout area for integrated townships should be 250 acres. (100 hectares)
