Improved connectivity boosts real estate in Ghaziabad, Greater Noida
Ghaziabad- The flourishing real estate market of Ghaziabad is further getting elevated with a new connectivity project. The work has been resumed on the link road between Greater Noida and Ghaziabad which connects the active Zeta sector in Greater Noida with the Vijay Nagar Bypass on NH-24.
The proposed 22 km-long link road project comes under Ghaziabad Development Authority. It it was recently cleared by the NCR Planning Board. The link road connectivity comes alongside the recent opening of two underpasses on NH-24 – one near Kala Patthar and another near CISF Chowk.
The link road is believed to reduce travel time and commuting woes of people travelling between Noida-Ghaziabad. People moving from Kala Patthar to Noida used to cross Noida’s Sector 58 traffic signal on NH-24, which used to result in huge traffic jams. Now the 22 km stretch can now be crossed in just 20 min. Commuters from Indirapuram to Noida’s Sector 58 had to cross two signals which largely created traffic issues. However the problem will be solved with the underpass at the CISF Chowk.
Greater Noida West (Noida Extension) and Crossings Republik seem to be benefited with this development. Crossings Republik, the first township of India, is almost ready and is observing with around 3,000 families already moving in. Apart from the present routes, this township can also be reached from the Greater Noida West side and the NH-24 too.
Builders are hopeful about the real estate spurt in this stretch and several developers have already come up with their projects along this stretch and making it one of the future options for homebuyers. A minimum of 20 percent hike can be expected in this stretch, said real estate market analysts.
Real estate biggies including Wave Infratech, Ashiana Housing, SARE Group, Amrapali, Supertech, Land Craft, SVP, Gardenia, Ajnara, Gulshan, Homz, Prateek, Gaur Sons and Antriksh Group, are figuring about value appreciation of properties in areas around this stretch.
The long awaited road connecting Greater Noida (Zeta Sector) and Ghaziabad (Vijay Nagar Bypass) is likely to boost the realty market in this road between Ghaziabad and Greater Noida with improved connectivity. Already many commercial and residential projects by developers have been started in these areas. Mainly, in Greater Noida, already there is a large number of 2BHK and 3BHK economy apartments under construction.
Real estate experts are happy that the authorities are now trying to give shape to the master plan roads. They expressed that the planned better infrastructure will surely improve the real estate market in this region. People who have bought properties in Crossing Republik, and other projects on NH-8 are largely benefited.
The developments happening in Ghaziabad and Greater Noida are likely to increase the cost of land/properties in this region, said experts. Currently, it is the right time for people to invest in the area and reap the initial benefits, as the rates are likely to shoot up once the link road is functional.
