KPHB colony emerges as most-sought after area

KPHB colonyHyderabad- Kukatpally Housing Board (KPHB) has become a preferred location for upper middle-class. It is the largest residential colony in Asia which was built in early 1980′s. The locality has many hospitals, banks, shopping malls and educational institutions in close proximity.

Residential development

KPHB colony has evolved as a residential hub due to increased IT activities in Hitech City during 2003-2004. Due to close proximity to Hitech City, many people found it as a better choice for purchasing a house or an apartment. After four years of global recession, the colony offered more options for home buyers.

A 1500 sq.ft. apartment in and around Hitech City is available around Rs 60-70 lakh. While one has to shell out around Rs 40 – 50 lakh for an apartment having similar attribute in KPHB colony. Hence, the colony is emerging as a preferred choice as compared to localities in Hitech City. The infrastructure development like malls and connectivity with metro has attracted many residents to buy a flat there.

Retail development

The locality has potential to become one of the major retail hubs of the city. The growth in retail has been pushed up by the peripheral areas like Nizampet, Vivekananda Nagar, Hyder Nagar etc.

Some entertainment and shopping zones include Mallikarjuna and Bramaramba Cinema halls, NSL Central mall, Sujana Prestige forum mall, Manjeera Trinity, Madhucon Mega Mall, Cinepolis (under construction), Shopper’s Stop (under construction) etc. The colony has also other major branded outlets, supermarkets, banks etc.

Location advantages

Nearby schools are Sri Swami Chinna Jeeyar International School, Sanghmitra School etc. Nearby colleges are JTNU college of Engineering, BVRIT, VNRVJIET, Gookaraju Rangaraju Institute of Engineering and Technology etc.

Hafeezpet (MMTS), Lingampally Railway Station and the Shamshabad Airport are at comfortable distances.

The government has also taken initiatives for infrastructure development in and around this area. The completion of new flyover is expected to smoothen the traffic at Nizampet road and traffic after Malaysian township. Hence, travelling time to Hitech City during peak hours is expected to reduce as well.

Water supply

The areas face restricted water supply during the peak summer months. Many gated communities get Manjeera water supply and have borewells with maximum depth. In case the groundwater levels reach rock bottom, residents opt out for water tankers.

In last 18 months, the property prices have pushed up around 30-35 percent in prime locations. It is expected to grow in next two years with availability of Metro and other infrastructure to the residents.
