Neemrana on NH-8 an exclusive realty hotspot
Delhi/NCR- A place popular as a tourist spot due to its hilltop fort-turned-heritage hotel, Neemrana which is situated on the Delhi-Jaipur Highway (NH-8), is now one of the fast paced real estate destinations. It is situated in Rajasthan’s Alwar district and is about 140km from Delhi.
The social and the physical infrastructure of this zone has been rapidly developing along with innumerable upgradations. A large number of educational institutes like NIIT, School of Aeronautics, SMEC, Raffles and Rai University have been initiated. The area also has a sophisticated industrial set-up as it lies 1,483km-long Delhi-Mumbai Industrial Corridor (DMIC). The area is witnessing constant development with the initiation of innumerable educational institutions followed by 38 universities sanctioning to establish here. Institutes like NIIT, Rai University, Raffles, School of Aeronautics and many others have already established here.
The industrial corridor of Delhi-Mumbai has been financed by Japan along with technical aid. It is a $90 billion infrastructure project which covers an enormous area of about 1,483km between the commercial capital (Mumbai) and political capital (Delhi). The alignment of the DMIC comprises of Rajasthan (39 percent), Gujarat (38 percent) which come up to 77 percent of the total length of the DMIC alignment. Areas like Haryana and Maharashtra with have 10 percent each with Uttar Pradesh and Delhi-NCR 1.5 percent each.
Apart from the easy access, developing infrastructure and upcoming projects in Neemrana NH-8, it also acquired a title as little Japan because of the establishment of firms like Daikin, Nissin Brake, Toyoda and Mitsui followed by an enormous state-of-the-art manufacturing facilities. Neemrana and RIICO (Rajasthan State Industrial Development and Investment Corporation) Zone not just has Japanese firms but also renowned Indian firms like Hero Moto Corp, Terry-Plus India, Parle Biscuits, Havells, Tops and Rochees Breweries, Liberty Whiteware and others.
As per the rate of development, this area has been emerging as a hotspot for various outlets and has surpassed other areas. Top IT giants and investors are eying Neemrana for their upcoming business centre. However, the property prices in this region have increased due to the establishment of BPO industries and Japanese MNCs.
Talking about the realty scene, Neemrana has innumerable residential and commercial activities spurring followed by neo-modernized townships, residential complexes, IT hubs and corporate houses. To make the most of the area, RIICO has been aggressively promoting and contributing in the development of this area. It also has been majorly investing in the industrial growth of this area. Other sectors like the retail and hospitality have also been progressing in this area.
Neemrana is also working on factors like development of residential units for the professionals at affordable rates, easy and improving connectivity and the development of a Global City on 40,000 acres in the Shahjahanpur-Neemrana-Behror area. The city is expected to house one million people consisting of a cyber city, a medicity, an entertainment city, a knowledge city, a world trade city, an SEZ city and a bio-diversity park. Renowned developers like Ashiana Housing, Anantraj Group and others are coming up with their commercial and residential units in this area.
