New housing policy for Gujarat soon
Gandhinagar: New housing policy has been drafted by the Gujarat government and is expected to be announced in a month’s time. According to sources, the government will simultaneously announce two sub-policies on slum rehabilitation and affordable housing in the cities.
The state government has been planning to develop 22 lakh houses in the urban areas in the coming five years among which seven lakh are meant for rehabilitation of slum dwellers. In this regard, a survey has been conducted in slums of many cities.
The remaining 15 lakh residential units are meant for other categories like economically weaker sections (EWS), low income group (LIG) and middle income group-1 (MIG 1). The other two categories, MIG-2 and high income group (HIG), have been kept on hold at present.
Sources said that the authority is planning to make use of the best available technology for building the tenements and provide excellent quality. There will be no super built-up area concept in these housing projects, they added.
The houses reserved for relocation of slum dwellers and EWS will have a carpet area of 25 square metre each. Their cost of construction and basic amenities has been estimated to be around Rs 3.35-3.50 lakh. The buyers will also have to bear the additional costs.
Similarly, LIG houses will be spread across a carpet area of around 50 square metre and the construction cost will be around Rs 2,000 per square metre.
The MIG1 houses would be spread over a carpet area of around 65 square metre and the cost has been worked at around Rs 2,500 per square metre, said sources. the housing units will surely be offered at affordable rates. As an eligibility requirement, it will be set that, the buyers should not have a monthly installment of more than 40 percent of their monthly income.
