Residential properties in Mumbai stalled for not adhering to green norms

Green normsAround 47 residential real estate projects in Mumbai have been stalled as they have not followed the green norms as advised by the union environment ministry office.

The construction work of these projects have been stopped due to their non-adherence with the environmental laws. These properties in Mumbai have been stalled for more than 12 months.

The cost of some of these properties are more than Rs 500 crore. Out of the total, 53 projects were ceased in their initial stage but 6 were cleared after the developers agreed to cut the height of their buildings by nearly a half.

There are 65 other projects whose developers have not turned up before the environment panel, fearing their proposals would be rejected.

In February 2012, a Ministry of Environment and Forests (MOEF) notification was made live which states that a building cannot go beyond seven floors or 60 metres in height if the road is less than 30 metres wide.

The 53 projects which were stalled earlier belong to Indiabulls, Sunteck Realty and Hubtown Developers, with rates ranging from Rs 30 crore to Rs 590 crore.

As per the reports, several developers wanted amendments in their proposals so that they could be re-casted as per the new rules.

Also, the environment panel has ensured to reject two proposals where it was impossible to follow the memorandum. One was related to the expansion of Conwood Astoria, an under-construction residential project in Goregaon and the second one is a slum rehabilitation project in Ghatkopar.

The environment ministry is now revisiting the guidelines and has set up a committee to check the norms provided by Environment Impact Assessment Notification 2006 for grant of environmental clearance for various buildings, roads and SEZ projects in Mumbai.
