Single window approval system proposed for realty
Development authorities in UP-NCR have proposed to the state government to provide all approvals to real estate developers in one place so that projects are delivered in time and it becomes easy for buyers to check their legal status. Currently, obtaining NOC from a lot of authorities has been delaying projects.
The chairman of Ghaziabad Development Authority, Santosh Yadav, said that the state government is planning to have a single-window clearance system to decrease approval time for projects. Ghaziabad, Noida, Greater Noida and Yamuna Expressway areas are going to have a common center, as per the plan.
Clearances are required at three levels, as of now. The project’s plan gets approval in the first phase by urban local authorities. In the second phase, water and sewerage connections and fire clearances are given. Third approval is at the Central government level, where developers need civil aviation and environmental go-ahead.
The industry welcomes the move. Amit Gupta, MD, Orris Infrastructure point out that currently around the builders need to take clearances from almost 40 agencies, which take almost 18 months to get approved. Single window clearance is likely to reduce the time from 196 days to between 45 and 60 days.
