Stay order requested on BMC’s new property tax system

Property tax systemMumbai- With rising number of oppositions to the new property tax system introduced by the Brihanmumbai Municipal Corporation (BMC), the Maharashtra chief minister has been requested to issue stay on the regime.

One of the member of parliament has asked CM Prithviraj Chavan to order a stay against the new system because under the new regime, there is a steep rise in property tax bills which has been opposed continuously by the residents.

The residents claimed that they have been receiving hefty property tax bills on the properties in Mumbai without any prior information. The bills have even crossed a crore in South Mumbai which has provoked the people to protest. The tax has been doubled for residential properties in Mumbai and almost tripled for the majority of commercial buildings in the city.

Under the new capital-value system, tax for all buildings (old and new) has been imposed based on the Ready Reckoner (RR) rate, against the older rateable value system which was based on the rent of the property. To make it simpler, currently the tax on any building is being calculated on the basis of market price of the property.

The MP alleged that the Corporation has given only 21 days time for the citizens to respond while it had taken three years for finalising tax rate. Few other members also added their voices to this.

Meanwhile, another MP raised the issue of deemed conveyance for societies. Citing the instance of one residential society in his constituency, he blamed that there was extensive corruption in the issuance of deemed conveyance. The members also complained about the delay in various metro projects. They blamed the state government for delays in other projects including the Churchgate-Virar elevated railway corridor project and the Dharavi redevelopment project, while few other members endorsed their criticism.
