Tallest building in ChennaiChennai – The IT corridor of Chennai, Old Mahabalipuram Road (OMR) is yet again witnessing the tallest building in the state. This area already embraces two tallest buildings of the state.

The latest and the tallest building of the state is launched by Archean Group. This tallest residential project is positioned near Siruseri IT Park with a height of 171 metres.

The two tallest buildings in the state, each with a height of 105 metres (32 floors), were residential projects.

Archean group has launched its first residential apartment project “Albatross” which will be the state’s tallest building. Archean Group is one of the most popular business conglomerate which has diversified its business interest in many lines like granites, industrial chemicals, minerals and much more. This 30 old Archean Group is headquartered in Chennai. Archean Design & Development (ADD) is a recently established real estate arm of Archean Group which initially focused on granite exports.

According the Managing Director of the group, all mandatory clearances have been obtained from the Directorate of Town and Country Planning and Mamallapuram Local Planning Authority. This newly launched residential project in Chennai will offer 537 apartments spread over 8.35 acres with four towers.

The signature tower will have two basement floors, ground plus 50 floors with two club houses while the rest three towers will have ground-plus-27 floors. It offers a range of sizes including a two BHK at 1495 sq ft, 3BHK at 1995 sqft, duplexes and penthouses at top floors. Almost 60% of apartments are designed to ensure direct views of the Bay of Bengal.

Many consultants and architects across the globe are drawn for this project. It is expected that the project would complete in next three years. After the completion of these two projects, Chennai city will make its place in the list of top 100 skyscrapers in the country.

Before the the approval of second master plan of the Chennai Metropolitan Development Authority (CMDA) in 2008, the maximum height permitted for the buildings was 60 metres. After the clearance of this master plan, many high rise buildings have come up in the city.

Some international realty consultants feel that there are many advantages and disadvantages of high rise buildings, for example cost of uninterrupted power supply, diesel generators used for various purposes, maintenance cost etc.
