Uncertainty faced by over 1,182 plot owners

Since it was developed in the catchment area of Bandi River, the fate of most plot owners in Amrit Kunj housing scheme on Kalwar Road looks bleak as the colony was declared illegal by the Rajasthan High Court.

Their hard earned money got stuck and the court order has exposed criminal negligence on the part of JDA because of which thousands of plot owners’ dreams to have a house of their own have been dashed.

The JDA developed the scheme on 151 bigha of land in 2010. Nearly 1,182 plot owners who invested in the scheme have become the victim.

An official said “We have issued land deeds to 572 plot owners and allotment letter to 640 plot owners.” In the scheme, 1,417 plots were developed, out of which allotments were made for 1,182. The remaining corner plots were held back for auction.

Rahul Sharma, a plot owner in the scheme said: “Generally people believe purchasing plots in JDA scheme is the safest bet. With such incidents, the JDA will lose its authenticity. The authority should take stringent action against those officials and provide better compensation to the plot owners.”

He added “Such incidents are common in private housing schemes and this is the reason why people approach JDA colonies. People will gradually lose faith in JDA scheme too.”

“Later re-planning was done and an area where density of trees was more was marked as park. Although the authority has to cut nearly 5,000 trees for the scheme. After cutting trees, demarcation was done. Local people protested cutting of more trees. ”

The scheme was in some controversy or other since its inception. The JDA was forced to re-plan the layout after facing a strong protest from the nearby villagers and NGOs.

JDA officials are tightlipped on the issue as JDA secretary Shikhar Agarwal said “We are waiting for the high court order and comments can be made only after studying the order”.

No construction has been done in the housing scheme and only few plot owners have constructed the boundaries according to sources. An official said “The problem would have been more had JDA been forced to demolish the constructed houses in the scheme. As the location is far, people have not constructed their houses. Also, the property rates in the area have not gone much higher.”
