Q: I bought a 3 BHK flat (1620 Sq.Ft.) in a project called Cleo County (ABA Corp) in sec-121 Noida at a basic rate of Rs. 3800 psf and have paid 40% to the builder as per their payment plan, now their published rate is at Rs 4490 psf (may be actual deal is at lesser price) and project is still under pre-launch / soft launch. I am bit worried about the delay in it's formal launch. I wanted to know whether I have made a good decision in investing in this project keeping in mind 5 years horizon. APK (Noida)

Even i think over 2.5 lakh housing units are slated to be delivered in the next 2-3 years. One more thing is that the area is expected to cater to a population of over 10 lakh in the near future.

Hi Arup, I called them up yesterday. They said internal framing work started. Possession is expected to be given in July 2015 for couple of buildings. I heard they are charging with Rs. 500 as development and Rs. 500 as infrastructure charges in agreement apart from transfer fee of Rs.500/sq-ft total you will land up paying Rs.1500/sq-ft extra on cost of the flat.

The proposed extension of the Metro from Dwarka-Noida City Center to Pari Chowk will give direct connectivity to Delhi and other NCR areas and the project is expected to complete by 2021. This metro is attracting many investors towards Noida.

Not only investors are now a days investing in Noida but also due to rapid development home buyers (end users) are also choosing this location. Basic needs include water, electricity & connectivity need to be improved. Noida has got most things right and it aims towards the right thing as well.

Hello !!! Pragati owners, Jago Grahak Jago......... The builder has put us in trouble. He is not issuing OC for unknown reasons. I am in trouble because paying a huge interest on Bank loan. With out OC not able to stay there so paying rent too. What to do now, should we collectively and physically meet the builder and request him for his final word or to approach consumer court. This is because if you ask the builder each time he gives some OC commitment but with no result. Please share your views at the earliest.

Hi Inderpaul, As per my knowledge, Sikka Kaamna Greens is one of the popular residential project developed by Sikka Group. This project is located in Sector-143, which is a prime residential cum commercial sector. This project offers1BHK, 2BHK, 3BHK & 4BHK apartment, area ranging from 650 sq-ft to 2075 sq-ft. Builder quoted price is around 4100/sq-ft.
As per sources, construction work is on full speed. Structure work has completed. Interior work is going on. Expected possession of this project is around April 2016. This project has spread over around 12.5acres of land, having around 13 towers & each tower has around G+18 floors. The famous C.P. Kukreja Associate is the architect of this project. This project has approval from Noida Development Authority.

My comments to replies
Whenever you buy a piece of land/immovable property, you need to register the same with the authority concerned, so that a legal ownership title is guaranteed to you. An application to be submitted to the concerned authority, which may be the Sub-Registrar of your area or area under which property belongs to. After due verification of details, the Deed is drawn up and the registration process is complete. Registration of property or land is mandatory and this greatly reduces risk of fraud and helps solve disputes easily.
Hi, There is no certain deadline, but according to the property act , you have to register your property. If you completely ignore the registration, you will be fined upto Rs. 10000 as per the law.

Q: i need to know about the project cleo county noida 121 if someone buy at the current rate of project what will be the per sq/ft rate at the time of possession which is in 2018 ? this query someone experience from real estate section can able to tell me more preciously but all comments are welcome .

Hi Rahul, This project is located in a posh locality, suitable for both investment & end use. This project has approval from Noida Development Authority, banks approving loan are State Bank Of India, HDFC Bank, ICICI Bank & Punjab National Bank.
