You should first check that the seller is having original sale agreement, allotment letter and share certificate of the society with him. Q: According to my knowledge there is a court stay on project and n.d.h. is 24-05-2012 in Punjab and Haryana high court. this is in response to farmers group headed by one Mr.Om parkash's writ petition in which they have said that govt. 1st issued notices for aquitation of their land in 2004 and 2006 due to which farmers sold their land in panic to builders and in 2007 just before the final notice govt withdrawn the prior notices and now in 2012farmers feel that they were cheated at that time, court has asked the govt. to explain the circumstances under which they have withdrawn the notice. INTERESTINGLY mr om parkash the main petitioner has also booked some properties in abw project which is a part of above mentioned 968 acre land. thus here mr. om parkash 1st sold his land to abw and then booked some properties in the project which means till that time he had no issues and now seeing the boom in poperty prices in area he feels at that time he got cheated.

Government is now strict about the collection of house tax within the municipal limits, it is mandatory to pay the house tax and denied the fact decided by the Gurgaon Citizens’ Council (GCC), i.e. not to pay the house tax to the corporation. Q: Ascent buildtech first project satya ville de in rajanagar extension is a worst project delayed a lot and low quality, poor customer satisfaction and looted customer a lot and still doing so. 1. One of the oldest project 4-5 years old but yet its first project's first tower is not complete and possession just started even if building is not complete. 2. cheated people on high rate saying possession would be given 2011 but yet possession is not provided not building is close to completion yet. lifts, flats common area etc are still in progress. 3. False claws written in sales deed e.g. the entry area to society and common area will still be owned by Ascent Buildtech and can be reused by them. there are many more clauses like this further. 4. Very poor quality and water leakage all the places even if project has not started yet and people have not started living in it. 5. High maintenance asked before giving possession 6. Charging heavy interest on all flat owners on no basis.

Most important thing in this case is, in both of the them the person is not required to pay anything.Both the terms it is gifted or got as a inherit property, due are in gratuitous in nature. In Delhi the government owns most of the land and some of which is leased out. You should keep in mind that leasehold properties are not freely transferable and the transactions are done through Power of Attorney (POA). Definitely this region is providing luxurious world class projects . In fact not only luxurious but also affordable residential developments also.
Hi Guys, We all know this Dwarka Expressway has an excellent connectivity to Delhi-Gurgaon Expressway & due to this expressway there are no more traffic issues. This expressway offers you finest connectivity to Gurgaon & Manesar ,excluding Pataudi Road. I heard Diplomatic enclave & proposed ISBT are coming in this region. So there are several factors drawing investors & end users towards this region. So my opinion is , this region will have a handsome return & will provide a decent life for end user from every point of view.

According to MPD-2021, there are plots in these colonies which are less than 32 sqm as against the norms. Moreover the roads which are existing in these colonies may be less than six meters which is contrary to fire safety norms.
local bodies have reported that it would be difficult to strictly adhere to existing norms of town planning and fire safety in these colonies.

Hi, this is one of the superior project, i have come across in Gurgaon. I wanted to invested in Gurgaon, hence i came to know about this project. Heart Song project is offering 2-3-4 bhks and qutoing Rs 7500 per sq ft rate. The price is high due to the location of the area.

Q: Project was launched in 2008; means its taken 5 years, yet the flat is not deliverable. It takes no more than 1.5 years to construct one's own house on a piece of land having 4 floors (all with good interiors and the best of construction material). Ramprastha launched several projects since then, like, Atrium, View, Rise, Primera (@ Rs 6500/- BSP) and more. But possession has not been given for the Edge Towers even after 5 years since the project was launched. Is it not fraud on part of the builder that it launches projects; raises money from investors (obviously who lose interest as even banks give 9% per annum ROI on FD's), and then instead of putting all resources and manpower in delivering that project, the builder diverts the funds and labour to the new projects launched; and then once it acquires 50% project money from investors, a new project is launched and so on.

Hi, Vishal, true, there was an issue about the construction and i visited the site where the finishing work is fully swinging.Ramprastha Edge is in pressure from the sides and this might be there last chance to to stay in Gurgaon.
But if the finishing work continues this way, this will take again 2 years or so... so how do you judge the builder, when they do not keep promises..

Hi, Manish, firstly i would like to say , Gurgaon-Sohna road, the fast developing stretch of the city, is going to be the next destination for commercial and industrial development in Gurgaon. The steep rise in industrial and commercial growth in this place is mainly due to the industrial model township set up at Manesar. Hence Sohna is a better place for residential investment.
Hi, the connectivity to Delhi, IGI Airport, Faridabad and other NCR regions. Nearest metro station from Sohna is Huda City Centre Metro (around 5 km) while Golf Course Road has close proximity to Sikanderpur Metro and Huda City Centre Metro as well. Hi, Mr Patel it is difficult to change the land use from residential to commercial...the entire road on which the land is located has been declared as commercial. You need to submit an application in case the land has been declared by the Town Planning Department. The conversion is taken care by the Town Planning Department.
