The sketch for the agricultural land can be obtained from State Revenue Authority in the survey department. The sketch will show in written the survey number, your name if the number was allotted to you and the land revenue assessment details. Since you have the survey number, it would not be a problem for you for getting the sketch.

I have finalised a BDA property in Bangalore. The site is with an intermediate inverstor as per the broker. I am speaking with the investor on rates, duration and payment terms. The registration will be done by the site owner who i havent met. Can you please let me know what are the checks i need to do before proceeding with this site? Should i be checking for an agreement between the site owner and the investor? What are the other documents i will have to check other than the usual documents. I haven't yet had a word with my Lawyer. I would like to take view of you guys before proceeding to getting the document from the broker.

I would suggest you to keep a complete check on what is happening between the site owner and the investor. As you might know the correct value of the property and not end up paying more. I booked a 3BHK flat (2nd flr) in Vishwas Regency and the builder demanded 2 Lakhs as advance. After negotiation , I paid 1 Lakh and informed the builder that if there is any legal issue, I will be withdrawing the deal and in that case he agreed to repay the whole amount. Due to some legal issues confirmed by my personal lawyer I had to withdraw this and now got to know the builder’s true nature. He behaved very unprofessional .Returned me just 70K and got a signature from me as if he repayed 1Lakh. (He claimed to return 70 K only if i sign it. So I had to sign this, atleast to get back my hard earned 70 K)

You should not have signed such a document. If you had a lawyer, why dint you consult him before taking such a step. Now, there is not much you can do. However, you sure can appeal at the consumer court and try to get justice. This way, even if you don’t get back the rest of your money, which is a hypothetical situation, you will at least teach a lesson to the builder. Recently I have been actively looking at Electronics city phase 1 and phase 2 to purchase a plot and build a house. However I was surprised by the number of unauthorized illegal layouts in that area. These projects are Neeladri layout, Tech city layout, KIADB layout, Sapthagiri layout, Pathy layout, Silicon town, a private developer next to TCS Phase 2, private developer near HCL and many more - I could count atleast 10 more like this. I am more appalled by the rationale of fellow educated engineers and MBAs who are purchasing plots on these lands.
They do not have Bangalore Urban District Deputy commissioner's approval for conversion to residential use, any land used for purpose not meant for its use is illegal and unauthorized, and any document created after that khata, saledeed, plan approval does not stand in the court.
Please bear caution while buying, buy only BDA or BMDRA approved layouts.

The builder has given us the cost break up which has Rs.2,62,000.00 as service tax and VAT on the property which cost Rs.32Lakhs (basic cost + car parking). Kindly clarify me, what is the calculation for service tax and vat? Also pls clarify me what is the need for two separate agreement, say sale agreement and construction agreement? Now my builder is telling me that he will be giving me only one agreement. Kindly advice me on this.

Do not book / buy any property of JJC Developer anywhere in India. They are like our politicians, good in making tall promise but do not fulfill any of them. I am suffering here for last 8 months. When I had booked my 2 BHK flat here in April 2012, I was told that the possession will be in June. Till my registration is done, the progress of my flat was really good. Looking at that we had released the full amount also after registration. After that, I had to struggle to get the work done and finally I had to take possession in November, but still lots of work is pending! Lifts are not ready, common area filthy dirty, flooring not done in common areas, individual electric meter is not setup, these are the few of the concerns. Also the quality of work is very very bad! Their so called Engineer, Umapathy is the most horrible guy!

We were carried away by their tall claims of Brahmin community and designs approved from Shankar Mutt etc…..As with any builder they promised that there will be temples and Hospital etc etc….and we paid 70-80% of the money too but till date there is very little progress after 1 year of payment.
We called their executive committee members many times and they spoke to us very rudely and threatened us.
Our money is more or less gone and we urge customers NOT to go through the horrific experience that we had with these cheats.
I am planning to report them to the appropriate agencies shortly.

B-Khata is not equivalent to A-Khata. So, B-Khata has its demerits such as resale value will be always on lower side in case of a B-Khata property and some banks won't accept B-Khata properties for loan purposes.
1) before purchase of any property contact a local lawyer,
2) obtain title clearance certificate that title is clear and marketable and free from encumbrances,
3) check whether building plans have been sanctioned by muncipal corporation,
