Even I have the same question why there is scarcity of water in metro cities.
Hi All, As Chennai and cities in India which are situated near sea level have problem in groundwater. But it does't means that there is scarcity of water, govt. have set up supply water plants every were for resolving this issue. If anyone have better option how to resolved this issues please lets discussed in this forum and increase the awareness amongs us.

Q: Dear Sir/Madam, I am planning to buy a flat in Chennai. The apartment is a large project. As per current MMDA regulations at least 10% of the flats should be single bedroom. The builder has got approval for single bedroom. He has merged two single bedroom into one double bedroom and selling as a single unit with 2 documents, electricity etc. Is it a serious violation if so what kind of consequence will happen for this violation. Becuase the flat is at an important locality and has future prospect I am looking to buy the flat. Please advise me if it is risky.

Q: I am looking to invest in Godrej Palm Grove, Chennai project at Poonnamalle. What is the scope and future for this project and whether it will emerge as a good residential hub? What are the drawbacks or the inconvenience? I was also told that Metro is coming short of 4 kms from the site? What is in store for Godrej Palm Grove after 3 to 5 years from now. Moreover it is the maiden project by the Pan India presence Godrej Properties and how Chennaities weigh this builder vis-a-vis local builders in the city.

Q: Dear Sir, I have recently taken P2 D4B FOR RENT and I have been residing here for about a month. When I occupied the flat, we were not able to use our master bedroom toilet as there was continuous fluttering and howling constantly by the pigeons. When I was trying to find the reason for this, it was shocking that the drainage pipe outer cover (asbestos) which is supposed to be totally covered and there by preventing the pigeons entry, was not fully covered and the partially closing cover not even properly secured to the wall. TO WHOM SHOULD I ELEVATE THIS ISSUE. KINDLY HELP ME.

Q: What happened to Completion Certificate from CMDA? It seems a mystery about handing over possession of Phase II Apartments. No word is coming from MD of Plaza Group. It was expected to be over by May 2012, got postponed to Aug.2012 to Sep.2012 to Oct.2012 to Nov.2012 and now to End of Dec.2012! Will it be possible?

Hello Mr. Srinivas...yes porur lake is getting very dirty. Even Ayanambakkam lake and Nemam lake is exploited by private water suppliers. I think that water resource department is looking after them.They are also removing encroachments in Ananbakkam. @ Srinavas, Pallikaranai is a good investment - martial land but ground water is good. Not many big developments in Pallikaranai - only small projects coming up. If for only investment and appreciation invest in Ponmar, Thaiyur in OMR, mambakkam in Kelambakkam vandalur road. If you are planning to make your residence within 3 years then buy in pallaikarani. The Appreciation is also expected to be seen here in coming years.

Q: I have booked an apartment in Mantri Navaratna and they had planned to deliver the apartment my Mar/Apr 2013. As of now, I don't think they will be able to make it. Thay have been asking us to make 100% payment even before they finish construction. But the document says to pay 100% only when handover of apartment. I'm trying to get hold of other owners so we can form a group here. Anybody else having the same issue?

Heard that the government plans to spend Rs 100 crore to meet the requirements of Chetpet lake restoration in Chennai and other water bodies in Chennai and other cities. Combined water supply schemes have been announced for Madurai, Vridhunagar, Sivaganga, Nagapattinam, Vellore, Salem, Tirupur, Coimbatore, Cuddalore, Pudukkottai and Thanjavur districts at a cost of Rs 745.67 crore. :)

Hi..Pace builder is not that big developer...but yeah they have delivered few projects..some are ongoing including Pace Adarsa. HI Prema, it is the most common nature of any builder that what there commit is not providing . See delay in possession is one of the most common problem this day , in your case the delay is almost more then a years so you can claim compensation amount from builder and ask directly what is the reason for delay?

@ sunil sharma: this project is inside the Marg swarnabhoomi SEZ and was price at Rs1300 /sqft and so costs around Rs 15 lakhs .. there may be some more additional charges as well but that you need to check at the time of purchasing the flat..

@ sunil: there are options of 2 bhk. 2bhk+study, 3 bhk and the sqft size varies from 890sqft - 1200sqft... the project is part of the SEZ that has offices, heathcare and commercial projects all planned in a 1000acres campus.. its about 17 kms from kalpakkam on the ECR route and about midway between chennai and pondicherry....

HI, Suppose a builder X is constructing a project with 100 flats of 800 sq-ft, 200 flats of 1200 sq-ft and 400 flats of 1400 sq-ft. of carpet area. The size of the flat is 5 acres. So the 1 acre = 43560 sq-ft, therefore 5 acres = 217800 sq-ft. Hi Komathi, This project has both positive and negative aspects. As per layout plan this is very average project with amenities, close to Air Force base are negatives. Close to Eastern bypass, school within community are positives. But the price is too high and they would struggle a lot to sell, so completion delays obvious. Completion delay is going to hurt them a lot in terns of interest cost and final price on possession.
@Sundar, But the wider problem is going to be the maintenance cost. It looks like builder will charge the maintenance cost directly to flat owners. Another issue on mineral water plant is it would erode water level. It would become a commercial activity, may crate nuisance to residence.

Vegetable markets, shops, hotel, hospitals, banks, super markets are available in this locality. Hi Priya, To make some new changes in city infrastructures & to provide best assistance to physically handicapped people , Chennai corporation has taken this step. Chennai Corporation will direct private buildings without disabled-friendly infrastructure to make necessary modifications. Corporation focus will mostly be on private buildings that are used as public premises. Until now, the civic body had been taking measures to regulate only public buildings.
Owners of buildings that fail to commission disabled-friendly facilities will be penalized. More than 800 Corporation-owned buildings are disabled friendly. Most of schools are provided with ramps fitted during election time. Existing public toilets are not disabled friendly and corporation plan to retrofit them with railings.

Hi Sarvanan, As per my knowledge, Madipakkam is a very nice decent residential location. As of now average residential price is around 5500/sq-ft. According to me if you look in to year 2009 , average residential price, you will see the price was 2750/sq-ft. So this difference shows significant improvement in price trend.
@ Sarvanan, As per my knowledge, A very peaceful locality. Earlier it was considered as water logging area. Even after the recent rains there is no water logging in Ram Nagar South. After Madipakkam was added to Chennai metro corporation new roads and canals have been laid. No traffic congestion. Even though many new constructions are coming up. So there is fresh air around. Very good connectivity to bus stand, railway station and airport.

According to a survey, Medavakkam was named the sixth biggest investment destination among the list of top 13 places in India. The reason is that this place lies just at a short distance away from many of the city's important centers. Adding to it, it is also a calm locality with excellent groundwater facilities and access to all requirements.
In the next 5 years, Medavakkam is expected to outstand all other residential areas in the city in terms of property appreciation. Roads are also being laid again in areas like Shivagami Nagar and Koilambakkam. Medavakkam is the new investment destination.

Hi , In my point of view, the government is not thinking in terms of how to make life easy for citizens. Even simple things haven’t been done. The city needs a Chief Technology Officer like in London or Singapore, who can come in and review government processes. We are not living in some primitive non-IT country. India is supposed to be the IT capital of the world. But, the government doesn’t seem to have figured any of this out.
@ Sudeep, Using technology effectively will increase citizen participation in governance too. Making people come into a government office for mundane things is a drain on the city's resources too. There should be a common portal for all utility payments, be it water, power or property tax. Online services should be the norm.

As per my knowledge, existing rail and road connectivity, upcoming metro rail and expansion of elevated MRTS rail facilities, conversion of ECR into a four-lane highway and the expansion of OMR into six-lane are some of the major factors which will help the growth pattern of South Chennai. The availability of large land parcels in the southern parts of OMR, GST Road and along the outer ring road will play a major role in the future developments in South Chennai.

Hi everybody, What i think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.
True Niketan, It is very difficult to deal with these kind of developers in the current real estate market. But as per the new real estate bill 2015, if wrong declaration of information about the project is found from the builders side then payment of 5% of project cost will be imposed. The Bill provides power to the regulatory authority to cancel their project registration in case of continue violations and decide on further course of action regarding completion of such projects.

I totally agree with you Komathi...... "All's Well That Ends Well" is a Idioms that suited this market perfectly. It is true that the bill can help farmers but at the same time it will not harm the real estate sector or developers if it is handled in a right manner.
I think even the panel is waiting for this bill as they have not changed the penalty provisions of the Bill and retained the original proposal such as imprisonment of developers for any violation of the proposed law. It indicated that everybody want that the sale of plot, apartment or building in an efficient and transparent manner, to protect the interest of consumers in the real estate sector.

A Gift Deed is a legal document that states how much you received, from whom and when. Any person who is competent to contract can gift his property. Point to know:--- 1. The person transferring the property is called the donor and the person accepting the gift is the Donee. 2. A minor cannot be a donor but can be a Donee. 3. If the property is gifted to a minor, on behalf of a minor, a natural guardian can accept a gift containing a condition that the person nominated in the gift deed will act as a manager of the gifted property. 4. The person making the gift and the one receiving must both sign the gift deed.

Hi, I think you should stop paying monthly Maintenance charges without a copy of the bill because I think it will be a trouble situation in the future.. Beeramguda as a locality offer better place for residential purpose: 1. Less pollution and a silent place 2. Residential hub 3. Not good for short term investment but if you are buying land ( Individual house), and you stay for longer it will give you good returns. If you want to buy a property which gives you good return in long term you should go for buying an individual house in Beeramuda. Make sure that the tile of the property is clear and engage a good lower for verification of other important property papers.
Yes Syed, I agree with you. The area of Beeramguda is actually considered a good place to invest in as well. If you look at the residential layouts and the plots in here, there are considerably cheaper than the other localities in the city. It starts from Rs, 550 per sq ft , and the price goes up till 700 rupees per sq ft.

@ Sudhaka, I think if we talk about the price trends of kelambakkam, Chennai then it shows tremendous growth potential in the residential market. In June-July 2014 the average price of an apartment is Rs 3600 per sq ft and in Nov-Dec 2014 it increased to Rs 3900 per sq ft. Currently the average prices are varying from Rs 3600 to 4000 per sq ft.
