The Association have paid the sital value in the year 2006 and around 4,000 sites have been registered and they have been paying property tax since 2006. Well Pratap, Thanks for your reply. I havn't seen any issues with incoomplete boundary wall or so. The construction isn't complete yet, so please check once the construction is complete. Boundary walls will be there four sides. However i will check on this with the builder and update the forum since you took this much effort. Again the bridge issue, i am not sure whom you talked to, it might be some worker around. If you will talk to the official person, they would give you idea about the road approvals. And also if a road is there already , then BDA or no authority will sanction another on top of it. Our government take ages to sanction one and put one, in this case, if panchayat or private builders build one on their own with approvals in hand, Future authorities shouldnt have a problem.

JR Greenpark Lakefront situated off Bangalore-Hosur Road, at 8.5 km from Electronic City, besides Karnataka Housing Board's Surya City Township. The project is spread over 80 acres of land and it offers plots size ranging from 1500 sqft to 2800 sqft. The rate per sqft going on in this project is Rs 2800.

Hi Siva It has been ok so far, i think the reason there is not much chatter about this project is because of its size, there are only about 50 apartments in total, so i gues they don't need to advertize a lot. The project promises a lot in terms of design for space &l ight and various other Green and aspects. It will be a good community to live in, if the project delivery is as promised by the sales team. We will have to wait and watch on how it goes, we are still optimistic that it will turnout well in the end. Although this is the first project that is being developed by this builder, they have two more villa/plot townships ongoing. Vishnu

Banks like HDFC, SBI, LIC, UBI and ICICI has approving the project. It is a good locality for investment purpose as Wipro as well as Infosys campus will have their presence.

What is the status of the project? Which all banks and local body have approved the project? Is the layout vaastu complaint?
The project is still under construction and the project is expected to get completed by end of this year. It has got approval from BBMP and banks like ICICI, IDBI, HDFC, Citibank, Standard Chartered and HSBC. Yes the layout is Vaastu Complaint.

Hi, I would like to know if anybody has bought a plot at North-East paradise, as we approached them they mentioned that firstly u need to pay advance booking amount then only do we share the documents with you, which I find quite absurd. Anybody has had similar experience and is the investment their worthwhile.
North east Properties is one of the leading property developers in Bangalore with a focus on approved residential plots. The project has got clear titles.

The SLS group has delivered many good projects till date.. I do have good opinion about this builder.. but there are people blaming this builder.. Q: Has anyone booked a 2 or 3 BHK apartment in Ozone? I visited last week and the quotation is 2990/Sqft, with a premi payment option by the builder to the bank till possession- For a 2 BHK - I need to pay the builder approx 7 lacs today. Till the possession which is Dec 2014 as of now, the builder will be paying the interest to the bank. Me paying nothing. The banker explained me that I would save approx 6 lacs of rupees for 2 years by not paying EMI. And I can invest it somewhere else and get returns. Looks lucrative. Do you all see anything fishy over here? Also I have been 2 times to the site. I do not find any labours or any work going on. Did anyone else see any development? Did anyone book a flat at ozone recently? AT what price?

I feel it is better to take advice from a legal expert.. It is very important to verify all the documents as Rubiya has told.. For purchase the budget is approximately Rs 1 - 1.4 crore.. and the monthly rent would be around Rs 25,000 to 35,000 for 3bhk's.. I would suggest you instead of renting buying is better.. the same which is paid as rent would be cut as EMI and you will own the flat.. Q: Hi, I was searching houses near Marathahalli area. I have seen so many flats in Boganahalli village road, JCR layout, via Panathur road, behind Cisco area. I have seen so many constructions from ADMS team (Archi Design and Management Service Private Limited) 1. Anjanadri Residency , 2. Shree Sapthagiri Meadows etc. Anjanadri Residency is in the initial construction stage. Only 2nd floor construction is completed. As per ADMS, the construction to be completed in 8 months period. They are telling all the approvals/documents are clear. It is approved by HDFC & LIC, and gettting approval from AXIS bank. 1. May I know the square feet price in this area. 2. Whether this ADMS is good or not? Is there any completed good project available? 3. What is the problem for going for SBI loan instead of private banks (if all the docs are clear)? Please advise.

Q: Dear Sir, I have recently taken P2 D4B FOR RENT and I have been residing here for about a month. When I occupied the flat, we were not able to use our master bedroom toilet as there was continuous fluttering and howling constantly by the pigeons. When I was trying to find the reason for this, it was shocking that the drainage pipe outer cover (asbestos) which is supposed to be totally covered and there by preventing the pigeons entry, was not fully covered and the partially closing cover not even properly secured to the wall. Hoskote, an area in Bangalore which holds great promises and expectations. It is not a place where time will stand still. It is about a great ambiance, good infrastructure and fantastic connectivity. Recently, the government has inaugurated a BMTC bus depot which was built for Rs 4.70 crores. A new integrated satellite township with proper infrastructure has been put in place. Good road planning has taken a precedent over here.

Q: The DLF NewTown project is already delayed by a year and not sure if they would be able to deliver the by Dec'13 as they are promising now. There are few queries which I was looking for an answer which are based on: 1. There is a news that the BBMP personal was bribed to get necessary approvals for higher floors which infact is illegal 2. There is a case for the illegal approval for road widening which may hinder the expansion of road connecting to Hosur Road 3. Yelahanka has also benefited from the IT industries located in and around it. It is preferred by the IT professionals for two reasons – the price here is lower than areas inside the city and its proximity to the airport. Also, the green pastures offer a respite from the hum drums of city life
This area is more affordable compared to Hebbal with property prices between Rs 3,000-4,000 per sq ft.

Q: I have a choice between the below: 1) 3BHK - 1580 SQFT good quality 8 years old flat in good location for about 63 lakhs 2) 3 BHK - 1327 SQFT under construction apartment in a good location for about 74 lakhs. Choosing a old apartment not only saves 11 lakhs but gives me more space. I have to get wood work done for both anyways so that cost difference is negligible. Face lift for old apartment might cost about 2-3 lakhs, but the new one under construction will be available after a year, so i can earn atleast 25k rent per month on the old one in one year! According to sources, buildings from six to nine metres in height, the setback on all sides should be one metre. The setback should be five metres on all sides for a buildings over 11.5 metres height and a plot size of 4,000 sq metres. FAR includes escalators, open balconies, staircase and corridors. Ground Coverage means total area covered by the building immediately above the plinth level. In ground coverage things like swimming pool, sump, pump house and electric substation and utilities are not included. A high-rise building is of a height of 24 metres or more above the average surrounding ground level. If the road width is less than 9 metres, then the maximum height is restricted to 11.5 metres or stilt +GF+2 floors (whichever is less).

With a built up area of approximately 1,200 sft, a 2/3 BHK apartment is available for a price between Rs. 15,750 to Rs. 15,800 per sqft. A 2 BHK property with a built up area of 1,300 sft is available for Rs. 19,500 per sqft. A 3 BHK apartment with an area of 1,560 sft is available for a price range of Rs. 16,600 to Rs. 16,700 per sqft. A 4 BHK apartment is available for Rs. 38,100 per sft with an approximate area of 4,800 sqft. A 5 BHK apartment with area 4,000 sft is available for Rs. 87,500 per sqft.
As far as I know the commercial land rates have undergone continuous fluctuations over the last year. However, there has not been any major change in the commercial property trends from what it was last year. The average price per sft is within the range of Rs. 29,800

The construction of elevated corridor between Jnanabharathi and Old Airport Road is part of the five signal free corridors which were planned as pride of Bangalore. The project has been delayed although the first feasibility report conducted in the middle of 2012 was passed. The Nayandahalli junction is congested with vehicles entering Bangalore city from Mysore. The proposed corridor is envisaged to ease the traffic flow and result in unhindered traffic movement along this route. The estimated cost of the project was calculated to be around Rs. 2800 crores. The Bruhat Bengaluru Mahanagara Palike (BBMP) invited tenders for the five signal-free corridors but the submitted bids have been lower than expected. BBMP officials are likely to announce new bids for the project as well as the other four signal free corridors.

The price per sqft they are quoting is Rs 3900 and even they are ready to negotiate. Aqua heights is right on main road, nearby toll plaza and the project is reasonably priced. So I think investing in this project will be fruitful.
Aqua heights looks interesting but unknown builder and right on the main road will cause a lot of noise since Hosur road has heavy traffic all the time. So if it is for investment purpose then go ahead but if you are looking for self use than it it better to go for some other projects

The land is A Khatha and hence there are no legal hassles as such. OC can be obtained quite easily I guess. I like the project and the flats are pretty good. Planning to invest here. Expecting the price to soar once the construction is completed. The area is pretty good and is set for development IMO.

The developers will get concessions on Floor Area Ratio (FAR). The center has sanctioned rs 1,334 crores out of Rs 2,000 crores for 24 housing schemes and refused to sanction more. :( :(
According to my knowledge, 13 lakh houses were sanctioned between 2010 and 2013, but only two lakh houses were built. By 2014-15, all the six lakh houses in various stages of construction would be completed and another 2.5 lakh houses will be built.

I heard that properties are still available for affordable rate in Jigani. Can I expect appreciation?
As far as I know the price trends in Jigani in the Oct to Dec quarter of 2013 appreciated to Rs 3800 per sq. ft. If you are looking from an investment point of view then I would say that this is a good time of invest in this area as after 3-4 years you can expect at least 40 percent to 50 percent appreciation. The area has good schools, hospitals and is also gaining easy accessibility with the elevated toll way already in place. Frequent buses are also there.

Hi all, I am confused between Salapuria Celesta and Pashmina Waterfront project. Pashmina doesn’t have a brand name like Salarpuria. But the plan looks promising. Price wise they are similar for us. Has anyone booked in Pashmina recently? It concerns me that Pashmina has no other projects completed by them. Is it worth taking this risk?
Guys this seems like really strange to me to see a project where few apartments can only be purchased through a finance scheme by ICICI/HDFC banks and not by others whereas the project got approval from Axis, ICICI and HDFC Banks. As per as its approval is concern the project got all the statutory approvals from BBMP and BWSSB.

For the payment of the service tax it is always advised to make a payment by cheque rather than cash, as it is accounted as white money and the white payments will be helpful for you from taxation point of view in future and when you will be planning to sell your property. The upcoming infrastructure in the vicinity is the game changer for the locality. The Metro station at Hope Farm a short distance away would also serve as a major plus point. Q: I visited their other sites and spoke to the marketing people, owners and visited the site to see the construction quality. Pros and cons are as follows: 1. marketing people are nice, I was interacting with a lady by name puja and also talked to one more person by name nihar. 2. despite being a tier-3 builder, they provide wall mounted commodes unlike a lot of other tier-3 builders. but the door and window handles are dirt cheap quality aluminium that you can bend and destroy. 2. the commends from ownerukn in this thread are actually true... I also found that you are forced into agreements that the builder will maintain the property for 10 years. they are mimicking the model followed by some tier 1 builders like total environment but the difference with TE is the money is collected up-front for prop maint (and inflation of 7% is considered). with ukn, the charges are hiked every year by 10% every year and cost of DG fuel, water etc. is over and above it. 3. dec 2014 is the promised date for delivering phase 2 in esperanza, and the progress suggests that will not happen. It seems they charge all the money by promising what is on paper (e.g. flooring) but leave most work necessary to move in and the actual completion happens after an year. 4. during the recent sand crisis, they started using mud and husk mixture materials to make progress on construction in various projects like miraya near shell, the issues with that will come up only after three or four years. i decided to go for other builder, there are too many risks with these people.

The Future Group are planning to build a wholesale market called World Market in Avalahalli on Old Madras Road. Q: Hi, I read that, Akrama-Sakra has cut-off date of October 19th 2013 for the eligibility. My house Registration is done on October 25th 2013. But actual construction is completed 3 months earlier. Q: They are starting a new project called Hilife Green Woods in Whitefield. They have completed some projects before like Hilife Pearl Shell. I liked the project and booked a flat. But would like to get feedback about the builder.

Hilife Greenwoods is being developed by Hilife Constructions and Hilife Pearl was developed by Hilife Developers. Both are different. The first one is playing with the existing brand. Its marketing gimics. I received mail from them that the flat is ready to occupy and when I checked it is still about to construct. They said 33.8Lacs for 2BHK including everything + Registration which is in reality you have to pay for Registration.

Mahaveer Promenade is located at Sadarmangala, Whitefield. The project was launched 6 months back and the project is expected to get completed by 2017.
The rate per sqft for apartments is Rs 3350 and for penthouses is Rs 3575. The project will have 295 units and it is spread over 3.24 acres of land. The project has got approvals from SBI, LIC Housing Finance and Axis bank. It is a G+12 floors structure.

There are only two types of villa plots available for sale in this project 11 sqft and 1200 sqft. West facing plots will cost you Rs 2200 per sqft and east facing will cost you Rs 2300 per sqft. It has got approval from banks like ICICI and Axis.
The booking amount if I am not wrong then it is Rs 1 lakh and local body APA has approved the project. I heard that plots in Confident Aries 3 was sold in just 6 hours....

Kanakpura Road: Extremely good connectivity to the South Bangalore is what this region has going for it, besides the fact that it does have ample space for some great luxury villa projects. The NICE Road connects Kanakpura road to Electronics City, Bannerghatta Road and Mysore Road. Once the Peripheral Ring Road is done it will connect the major highways of Tumkur Road, Mysore Road, Old Madras Road, and Hosur Road. I agree that Basavanagudi is an old locality as well as a saturated area in terms of realty development. Continuous growth in commercial establishments have boosted property values in recent times. The upcoming metro line on K.R Road can further boost realty values due to faster connectivity.
Basavanagudi has seen an upward trend of developers constructing apartment complexes in medium and small BDA plots. It falls under BDA limit, hence the area have well planned and broad roads. The City Central Library is also located near the area.

According to the sales representative, Row houses are already sold out and only apartments are available for sale. All the bank approvals and local body approval are under process as the project is in pre launch stage.

Q: This project is delayed for almost 3 years and still not complete. I am one of the suffering Buyers. Builder is also hopeless. They never respond to your emails or calls. Higher management never wants to meet customers despite repeated requests. Also, they change specifications at will. They even don't agree to what is written in the agreement. The rental value for a 2 bhk will in and around Varthur Rs 10,000. The rental value also depend on the type of apartment you are offering, connectivity, amenities offered, locality etc.
Varthur is developing as a favoured residential destination by the IT people due to the competitive pricing. Presently, the road acts as a corridor to the preferred residential and commercial markets in Whitefield, Old Airport and Sarjapur ORR. Currently the rate per sqft going on is Rs 5290 per sqft and they are planning to give the possession by 2018 end. The project is spread over 18 acres of land and there will a total of 108 units. The price of the villas in this project ranges from Rs 1.50 crores to rs 1.68 crores approximately.

Q: I have been looking for 2 bhk apartment in Sahakarnagar for last 1 year. As all of you guys know that from last 1 to 1.5 year real estate in Bangalore has slumped. So, I was waiting for the prices to go down. Infact a lot of apartment prices have gone down. Very recently, like a month ago I visited an Apartment near Chairmans club. It is built on a 40 x 60 site, very good neighbourhood. Aparently, I had visited this apartment in Feb of 2015. At that time the builder had quoted 85Lacs. I though it was priced very high as 2bhk rental in Sahakarnagar are about 20K per month(on the higner end). I called him recently after a year or so, to check the availability. He said he still has few unsold apartment and he has slashed the price due to the market. It is 60 Lacs now. I was very happy and also very confused. I was really surprised to find that the builder would give me a discount of 25%. I have been discussing with my friend about this apartment for the last couple of weeks. I have a few question for the group as I need to know whether the builder is selling me a lemon or the apartment is guinuine. 1. As most of you know, lots of apartments are built illegally. But BBMP is Ok with it and gives permission. Even this apartment has 2 floors built illegally. So would there be an issue for me in the future, if I buy this one. 2. How to know the apartment has no legal problems. I would like to get a third party's opinion. Is there any easy way. 3. Yes, I would be applying for a loan, but I am also very sceptical about the banks because some of the bank Managers are in the books/pockets of the builder. So is there a fool proof procedure for me to check. 4. While inspecting the apartment, the broker and site Engineer said that the builder will give an additional 10lac discount, if I made the payment in one shot. I need to know if this is a good bargain or if I am being made a "Bakra" ? 5. Earlier when I talked to him in 2015, he told me that one apartment in the 3rd floor is vacant, the rest 7 are sold out or booked. Now he is saying that if I pay him in full, he would be willing to sell me the apartment on the first floor. We would love to have an apartment in the first floor. If any of you have found good apartments for sale in Sahakarnagar, please let me know. My budget is around 60-75 lac

Hello Vishnu, Currently the price trends going on in Sahakar Nagar is Rs 5700 per sqft. When you know that the project has got two floors built illegally then why to take a risk. You might face some or the other issues today or tomorrow.
Please cross check all the documents provided, builder's reputation and track record. It sounds fishy that the builder is giving so much of discounts.

The development is expected to get completed by end of this year and the project has got approval by BDA. For long term investment Electronic City Phase 2 is a good option. you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II.

The project is spread over 2 acres of land and there will be total of 86 units. Yes, they told that all the apartments are designed as per Vaastu.

The project is expected to get completed by September 2019. The price of apartment ranges from Rs Rs 3.46 crores to Rs 4.39 crores approximately. The project has got approval from BBMP and all the leading banks.

Yelahanka is a well-developed residential and commercial locality. It’s separated from downtown Bengaluru by only 14 km, a distance that doesn’t take long to cover, thanks to the new Airport Road. Earlier only a satellite town to Bengaluru, Yelahanka soon came under Bruhat Bangalore Mahanagara Palike’s (BBMP) ambit for development. The rapid development and expansion of the locality has meant that today, it’s made up of two parts, Yelahanka Old Town and Yelahanka New Town.

Have you booked a townhouse in this project? They told me that the project offers only 3 bhk townhouses with area of 2027 sqft. Are they providing only townhouses or the are also offering apartments as well

There are many good projects coming up in Bannerghatta Road such as Mahaveer Zephyr, Nandi Citadel, Sipani Wattle Grove, Nitesh Hyde Park and Hiranandani Queensgate. Q: This property has not given much appreciation to those people who have invested in it on pre-launch and there after. Pre-launch offer was of 3200 psqf during 2014, and now SRGF is selling in 3700 psqf. on reselling, seller has to pay 150 psqf to builder. effectively giving buyers a return of 300 psqf. which is even lower than bank interest rate. Strongly recommend not to buy this property.
