There was a news came in News18 Channel that It is not just Jaypee Klassic in Uttar Pradesh’s Noida which has not been able to adhere to the timeline and deliver flats. Mumbai’s DB Realty, too, has failed to keep its promise of delivering dream homes to at least 3600 families in Mumbai’s Dahisar. The 2&3 BHK flats that were to be delivered in 2012 hasn't seen the light of the day till date. Home buyers are now planning to file an FIR against the company.
Yes, DB Realty's project DB Orchid Ozone was to be delivered in 2012 but has failed to see the light of the day even 4 yrs later. They were told that they would get their houses within 2 yrs. They even took the entire payment by showing them the basic structure of the property. Now they keep asking builder for more time and buyers are now fed up of their lies and false promises. But there is no end to the woes of those home buyers for whom a flat was their first dream home or their last hope.

Q: I highly recommend you not to take houses in this society. The quality of construction in this society is very poor. Every time your some or the other electrical, sanitary pipelines, valves, switches etc will be in breakdown. They will charge you heavy maintenance charges but with worst services. You will never get electrician or plumber on time and you have to follow up infinite times. The biggest nightmare is dealing with society administrative team. They will speak with you like you are their servants and specially their VP named some Rathi is one of the worst person on this earth. He abuses tenants like dogs. Many times police have to come to this society due to all these issues of society members. In addition they will charge you hefty amounts at the time of entering and vacating for nothing.

Q: Dear Sir/Madam, I am planning to buy a flat in Chennai. The apartment is a large project. As per current MMDA regulations at least 10% of the flats should be single bedroom. The builder has got approval for single bedroom. He has merged two single bedroom into one double bedroom and selling as a single unit with 2 documents, electricity etc. Is it a serious violation if so what kind of consequence will happen for this violation. Q: When I first booked a flat in this project, I was very excited and looking forward to living in this community.. But it's been more than 3.5 yrs, it is still under construction and as per the latest communication it will still take another year; this is very disgusting given the fact that they committed to deliver within 1.5 to 2 yrs and compensation if there is a delay. But there is no compensation given and false possession dates are being provided every time. So far the possession date is changed at least 6 times now, giving the silliest reason ever - 'Unavailability of labour'. How the hell they cant find labour from the entire Mumbai region? Whereas on the other hand they are starting couple of other projects every now and then. They are just there to take your money and enjoy the interest of it without thinking about You - The Customer. Poorest customer service. One important learning is never go on brand name. Very Very very unprofessional and misleading people and project.

Hi Sunnel, As per my knowledge, builder is providing subvention plan, which states that builder will pay interest to bank till possession, so what more assurance we need from builder? This is a 140 acres of township project , so it is understandable that possession will have some possession issue. Here builder is providing total 32 towers.

Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. Righ Arpit, The number of fights have seen between home buyers and realty developers due to delay in project completion and it can come down if the bill is making it mandatory for the builder to maintain 50% of customer advances in an escrow account within 15 days of receiving the money from buyers.

Hi Mr Raj Roy, Well I am considering about Bhiwadi. Bhiwadi is presently a quickly developing town on NH-8, located in the Alwar area of Rajasthan, bordering Haryana. The purpose behind development is because of development in infrastructure that has occurred in the course of recent years. Spread more than 3,347acres of land and with another 3,000 acres of land proposed for its expansion, Bhiwadi has numerous including MNC industrial units manufacturing different types of products.
@ Mr Raj, I believe, Bhiwadi is situated next to Gurgaon and Manesar and it takes approx 1hr 16mins to reach here from Delhi. Bhiwadi is a promising real estate destination with numbers of businesses/commercial units deciding to set up shops from Delhi, Punjab as well as other areas. Despite raising price in the area, housing is still affordable here.

@ Yangchen, According to me, IGI airport & National highway 8 is around 10mins from this area. Upcoming AIIMS-2 is approx 10mins from here. Upcoming Diplomatic enclave is around 5mins from this location. From connectivity point of view, this location is well connected with other parts of the city by city transport & metro.

Q: It is contradictory to the Unibera's MD statement that every thing from their side is completed. Unibera reputation is going down day by day. If unibera is not concerned about its reputation, to bhai log samagh lo dal me kuch kala nahi balki puri ki puri dal hi kali hai.... kyunki na to project ka pata hai (whether it is Unibera or Unibera H++ or merged), Na to land ka pata hai (jamin alotment solaris ko hui hai). Project plan ki baat to bahut door ki baat hai, land ka lease deed solaris ke naam se bhi nahi hua hai. Pahle us jamin per plot sell kiye gaye Solaris City ke nam se, baad me villa eleven Acasia ke nam se aur ab Unibera, Unibera H++ AUR na jane kya kya ? Aur to aur usi jamin ke ek part par pahle Rajneegandha tha aur ab Morpheus Pratiksha project bhi usi jamin par launch hui hai. Waise bhi jab tak project plan approve nahi hota flata ki booking hi illegal hai (As per Gr. Noida Authority public notice) Is project ka to bhagwan hi malik hai. Be careful unibera flat buyers.

Q: As allottee have recently received letter from BPTP which encloses and addendum to the Buyer Seller Agreement. Addendum states that BPTP wants to reduce in writing the fact that it has never demanded installments at intervals less than 30 days. This is not correct. After the bill is passed how much we have to pay at the time booking and if the project gets delay will the home buyers get any compensation?
Without signing a written agreement, a developer will not be entitled to take more than 10 percent money as advance from a buyer. This is likely to control transactions based on black money to some extent but however the buyers should encourage giving money to developers on trust basis.The regulatory bill restricts the builders to complete the project construction as scheduled prior, and deliver the flats on time. If the possession date is delayed, then the developer will have to refund the entire money to the buyers along with interest.

The estimated cost of the project is around Rs 76.83 billion. Out of which Rs 57.1 billion is expected to be incurred on civic construction activity and the remaining amount will be required for land acquisition, project administration, toll collection system, traffic control system, vehicles and other activities.The cost for land acquisition is estimated at about Rs 6 million.
What about the toll rates for the vehicles? Will the tolls be costly like Yammuna Expressway?

You haven’t mentioned whether you are looking at Niralanagar purely from an investment point of view or plan to live there as well. Niralanagr has been one of the traditional growth areas of Lucknow city along with Aliganj. The area has witnessed good growth over the last couple of decades giving investors good returns over a short period of time. Currently the situation is not as good as no new construction activity is going on and the market has virtually become a seller’s market with second hand apartments and plots available. With the auction of LDA plots and apartments in neighboring Jankipuram, the consumer sentiment has moved on from Niralanagar.
How is the real estate market? Is there any new construction happening in this area?

As far as I know SVS Ramanasri Maples is there first project in Bangalore. So there is hardly any information available on the net. But all 120 apartments pair thoughtful design, exquisite interior finishing’s and timeless contemporary architecture with the clarity and natural beauty of this unique neighborhood.

Previously the stamp duty was 5 percent now it will be beyond 6 percent. Hi Raj Roy, According to DDA authorities, the development body will be permitted to apply within 6 months period and based on document verification; the DDA will take an additional 6 months to control over the land. The land to be returned to farmers will be given once this procedure is finished in the following 3 to 6 months. At the same time, the procedure for infrastructural development will be additionally be taken up by the DDA.
@ Raj Roy, As per sources, DDA have further released note in the newspaper, welcoming interested agencies having knowledge and ability to grant preparing and spread consciousness among farmers in the village or area falling under Land Pooling Policy in Delhi. Peripheral Ring Road: Peripheral Ring Road will start somewhere between the BETL toll gate to Bommasandra flyover. There was a rumour that Huskur Road will be part of PRR. So commuting to Whitefield and North Bangalore will be a breeze just like nice road and BELT, once the PRR is functinal. Land acquisition is in final stage and the construction work will start within 1 year. Airport will be within 1 to 1.5 hour distance, north Bangalore where the new SEZs are coming up within 30-40 mins and Whitefield within 15-20 mins. All assumptions considering 80 kmph speed limit on PRR.

Hi Everyone!! I have read a news about the recent hike on repo rates. Please read it In what has been rumored as one of the biggest newsmakers for the year, the RBI has disappointed the home loan borrowers by increasing the Repo rate by 25 basis points. Such a move has let down the real estate sector significantly, since increase in borrowing cost will affect property transactions adversely. Increase in Repo rate will shoot up the home loan interest rate and escalate the cost of capital for the developers to construct housing and infrastructure projects simultaneously. Rise in the cost of construction will take away the realty sector by a storm. Given the deadweight of inflated EMIs, buyers may put a damper on any kind of investment in the coming festive season also. This will act as a bane for the developers, affecting the demand stasis significantly. According to property consultants, hike in the benchmark interest rate from 7.25% to 7.50% will cast a black shadow on the realty sector (with increased input cost and liquidity issues), which is already plagued by sluggish sales. The new policy will surely dampen the investor sentiments, particularly in the residential real estate sector. This will eventually lead to low sales and make it difficult for builders to sustain in a high interest regime that can contribute to increased NPAs. It will be very crucial to see how the developers respond to this decision when festive season is coming shortly. Hike in repo rate will shrink the sales volume significantly and take a toll on the profit margin of the developers. With increased finance cost for developers, real estate climate of the nation is expected to drop down several Fahrenheit. The project offers affordable 2 and 3 bhk apartments. No I do not think there will be any problem taking home loan for this project. the project is known to be approved by HDFC and Axis bank only

The demand was mainly driven by the IT-ITeS companies who are planning to expand their businesses and footprint in Bangalore. Hi Guys, As per sources, development Minister M Venkaiah Naidu on Tuesday sought private participation in the ambitious Smart City project as it requires massive resources. Building Smart City is a challenge for the states, urban local bodies and corporates but it is also a great opportunity as well, he said at the conference on Smart City organised by the Indian Chamber of Commerce here.
Hi , However, Naidu said the socio-economic objectives of Smart City is inclusivity enabling the poor access and equal right to public spaces like roads, lands and new opportunities. He said there is a need to adopt best practices to make the project successful. The Ministry held consultations with real estate bodies, experts, planners, IT companies over last few months for shaping up the project. Consultative workshops with urban local bodies and other stakeholders were also conducted for finalising it. A cabinet decision is likely to be made for flagging of the first phase of the Smart City project shortly.

The stamp duty for flat registration is 5 percent of the cost of the flat and Rs 30,000 is charged as registration fees. While the scheme is not mandatory, but the fact that flats can be registered with the government on the same day as the purchase may be beneficial to buyers. This will help buyers as they won’t have to take the day off.

Hi, Apart from that KMDA’s functional domains broadly extend over three areas, namely, regulatory functions, planning for development and project implementation. Besides these major functional areas, KMDA is also engaged in providing consultancy services and implementing projects on behalf of other public sector departments and agencies.
For the information i would like to tell you that the under provisions of the West Bengal Town and Country (Planning & Development) Act 1979, KMDA has to prepare existing Land Use Maps and Registers (LUMRs) for different zones within KMA to be able to prepare Land Use and Development Control Plans for those sub areas.

Of the 60-member KMPC, 40 are elected from amongst the local elected representatives. How is the developer and how long this project will take to complete? How many phase are under this project and what is the nos of flats going to develop in first phase?
Their goal is to provide good quality housing at affordable rates. They have decided to deal with 2 pilot projects one in Chennai, which they have already launched in August and the second one is at Boisar in Mumbai. In the first phase, where construction will commence from next week and is scheduled to be completed in a year, the company will build nearly 359 units.

Hi Ananya, According to me, if the property is inherited, then the title should be changed to the sellers name by the process of mutation of revenue records. This transfer requires a will or a succession certificate. If one cannot procure a copy of the will, then the local court can issue a succession certificate. With this certificate, one can apply for a title change in the mutation of revenue records office.
Hi Ananya , In my opinion,they can assist in fixing the selling price, applying for PAN and attorney service to obtain legal documents and tax implications. Although they provide end-to-end solutions, brokerage in India has no legal license and it could be troublesome if the brokerage fee is not fixed properly. It is advisable to find the right brokerage firm and fix the fee before initiating the selling process.

Then based on the actual construction plan the completion certificate will be given by the builder. Even that has to be certified by architect, structural engineer or civil engineers. Then Occupancy certificate will be given to the builder by Municipal department. Hi Mr Subho, I heard from different sources that ,Patna has been classified into five zones in terms of MVR of flats. Posh areas such as Frazer Road, Nageshwar Colony, Boring Road and parts of central Patna fall in zone V for which the MVR has been reduced by 10%. Also for Pataliputra, Sheikhpura and Jagdeo Path, which fall in zone IV, the MVR has been slashed by 10 to 15%. In zone III to I, which comprise Kankarbagh, Old Bypass, Ramna Road, Kunkun Singh lane, Shalimar Sweets and remaining parts of the district, the MVR has been slashed from 15% to 25%.

I think you are talking about the news that the city developers have welcomed the government's move to slash the Minimum Value Register (MVR) of land and flats as they believe the new rates will beckon more buyers due to reduced price of land. Vasundhara Raje, state chief minister will also take part in this meeting. Hi Everybody!!! Have he development authority estimated the total number of low-cost houses that can be created in the growth centre? What will be the FSI for those areas?
But as per the region plan, Kalyan is allowed a base FSI of 0.2. There is a Development Plan in place for the region, but the FSI part though slightly higher has still not been formally approved. A South Korean advisory company, which had done the initial planning for the growth centre, had suggested an FSI of 4, so while the final FSI for the area has still not been finalized.

Hi Mr Samrat, The Jaipur Development Authority (JDA) on Monday drew lottery for 6 housing schemes. The authority had launched housing schemes to develop 5,885 houses, that they received 45,341 applications. Once the lottery of winning applicants we are going to begin the process to return application fees of those who failed to secure a plot. The money will be transferred online.
Hi Samrat, This time too JDA received overwhelming response for several schemes. JDA received the very best range of applications (19,694) for Kedar Vihar (zone-12), followed by Raghunath Vihar within the same zone wherever the quanity of applications received were 13,853. Ramchandra Vihar in zone-11 received 9,335 applications. Hi, According to the revised rules, the formula to calculate the capital value of a property, which determines the property tax, has been revised by changing some major factors. One of the changes will be that the capital value of the property will now be determined by taking into account the carpet area of your flat, instead of the built-up area.

In September 2014, with an increasing number of petitions filed in the Bombay High Court, which said that BMC was wrongly calculating property tax on the built-up area, the civic body had formed a committee to review the existing set of rules. The new set of rules is expected to come into effect from April 2015.
The only silver lining for citizens is that the hike would have been a lot more of up to 27% had the existing property tax rules been retained. This has been introduced after the BMC was condemn by the Bombay High Court over 17 ongoing petitions, which challenge the civic body's capital value-based property tax system.

Hi Yash Panth, Assuming that, construction had been finished on these plots,the house tax and the water tax from these plots could have been charges into cleanliness of city. Authorities have been requested to make sure that all plot owners pass their building plans with the Ghazibad Development Authority within 60 days. Assuming construction does not begin soon on the plots for which building plans have as of now been passed, we will be compelled to take extreme measures.

I have booked a Flat in OASIS GRANDSTAND through PropTiger Noida in 2012 when the project was in pre-Launch stage. Since then I do not see any construction on Site. I have visited the Site three months ago and I saw nothing apart from a barn land. The Site Manager assured me that Construction will start soon. But now nothing has started, they have now come up with a new excuse that they have some Labour issue. Kindly help me to know if there is any dispute in the Land.

Hi Amreesh and Pranab, Here are a few features of your choices that can help you make a choice between ready to move in property and under construction property: First and the most important factors is financial preparedness, if you have large volume of savings and prepared to make an investment , then go for a ready to move in property in India. On the other hand, if you have found a good location and a good property but you might facing financial problem then go for under construction properties.
According to me, if you are living in a rented apartment and looking for a property to buy, a ready-to-move in property might serve the purpose and help you save on rents, even though it might cost you a little more. But waiting for under construction properties while paying rent is frustrating. As under construction property has possession delay issue in most of the city and states and it has become fashion for the developers these days.

Hi Ashish, The Bombay High Court recently directed the state government to set up a mechanism where a buyer can know whether a housing project has all the necessary approvals under one roof or not. Second important news was, the Bombay High Court has directed its court receiver to take possession of nine illegal buildings in Digha of Navi Mumbai, which are constructed as well as being constructed without permission. And The Maharashtra government will soon appoint a regulatory body to safeguard home buyers.

@Sandeep, I think this deduction involves 3-7% tax rebate for buildings constructed across all municipal corporations and councils. One more news was coming to hear that Mahindra Lifespace is looking at expanding its affordable housing focus by joining hands with the central and state governments in a Public Private Partnership.

True.......Joydeep, As per latest report by Cushman & Wakefield, Private Equity investments in Real Estate revealed that total inflows in the sector for Q1 2015 were Rs.5168 crores, higher by 85% from the same qtr a year ago Rs.2800 crores. However, it was marginally lower by 5.6% compared to the previous qtr. The residential sector attracted the highest transaction volumes during the quarter with a 53% share in total investment activity, followed by the commercial office sector, which had a 47% share.
But the increase in PE investments during Q1 2015 was due to improved market sentiments and higher investments in residential and commercial office assets, which increased by 158% and 68% respectively compared to Q1 2014. Although Chennai was the only city, which witnessed investment in commercial office in Q1 2015,

The ill-effects are most visibly seen in Maharashtra, where the various restriction on real estate development have in fact played a big role reducing the pace of State-level growth. The current system is completely corrupted, if it can be called a form at all.

Q: The Bombay high court took a serious view of the increasing illegal constructions in Navi Mumbai and said criminal cases should be registered against builders responsible for them.

It would be a good for the buyers. Earlier this week, the state government had told the court that it was planning to regularise all illegal constructions in Navi Mumbai and said it will frame a policy on this soon. Already a lot's of illegal constructions have happened in Navi Mumbai.
It is also came to know that the court directed a senior police officer from Navi Mumbai to be present before it on October 19. They want to know what steps the police has taken against such builders. The commissioner of police Navi Mumbai should constitute a special team comprising senior officers to inquire into this.

Right Amreesh, These are serious breach of the law under the IPC and the MRTP Act and the court should direct earlier. FIR needs to be registered against these builders. Criminal law needs to be set in motion and builders need to be taken to task. These builders must be held responsible.
Issue came to know when a division bench of Justices A S Oka and V L Achiliya was hearing two PILs by Rajiv Mishra and advocate Mayura Maru raising concerns over illegal constructions in Navi Mumbai. Developer has reap the profit but the poor buyers have to face the problem now.

Hi all, It is totally opposite of expectations that the delay in corrections in the development plan will disable the regulatory approval process, the proposals received by the corporation in the first 6 months of the current financial year are almost equal to the numbers received in the whole of the last year.
Yes, even i have some data which indicates that between April and October 2015, the BMC issued 622 commencements certificates compared to 1097 clearances last year and 1083 in 2013. The maximum number of commencement certificates issued in the current year are in the eastern suburbs between Ghatkopar and Mulund. This year, the BMC issued 326 certificates for building projects in this belt. In contrast, the western suburbs between Bandra and Dahisar received 203 clearances to commence work while 93 projects in the island city received these certificates.

As per the latest information, the markets regulator on Monday linked the assets of PACL and its 9 promoters and directors for not refunding over Rs 55000 crore due to investors in connection with illegal mobilization of funds from investors. This could turn out to be the highest ever penalty levied by the regulator on an entity.
Right David, They have sealed all bank and demat accounts and mutual fund folios of the company and its promoters and directors with immediate effect. Last year in August, the regulator had ordered the company to return money to investors which it had raised from around 5 crore investors. The company had appealed to the Securities and Appellate Tribunal which upheld Sebi's order this year.

Ye to hona hi tha...........In spite of the directions, PACL has not taken any steps to refund money to the investors. So, the defaulters are likely to conceal of the whole of or any part of movable assets, namely money in banks, securities in demat accounts, mutual fund investments, etc., which are liable to be attached in the activities.
Hmm....... the storing of funds by PACL marked in1997 by SEBI and had issued letters to the company asking it to follow with its rules on collective investment schemes. PACL challenged these letters before the Rajasthan High Court which held that PACL's schemes were not collective investment schemes. Sebi appealed to the Supreme Court which directed the regulator to investigate the matter and take appropriate action.

It is True Veena. And at the same time, the authority will be required to file a alert before the court to lift the stay orders. If such happened then who will be the responsible person for shifting people living in dangerous buildings?

Hi Rishi, It is came to know that the government is preparing a Rs 25000crore plan for construction of about 2000 kilometres of highways in 12 hill states in the country. The Prime Minister's Office has also asked the road transport and highways ministry to increase the pace of road development in Arunachal Pradesh,Jammu and Kashmir, Mizoram, Himachal Pradesh and Manipur.
Hi Ravindra, It sounds really good that development is happening all over India. And earlier these states were awarded for highest number of kilometres. Majority of these projects will be awarded as per the government funded model of engineering, procurement and construction or EPC while a few high traction projects that connect religious places in Himachal Pradesh and Jammu and Kashmir will be taken up in accordance with the newly considered mixed annuity model.

Hi, Seeing the current pace of construction work on highways, the target for these states is more than double of that in 2015-16, when the government managed to award projects adding to a little less than 1000 km. Do you remember that last year, govt. was awarded projects worth Rs.10000 in hill states which was considered only 10% of the total projects awarded in the country.
It's true Shiv.....for the current year, the target is to construct nearly 10000 kms that will speed up the pace of road construction to 28 kms per day. In the budget for the current fiscal, the road transport and highway ministry got an allocation of Rs. 57000 crore and the National Highways Development Authority has been allowed to raise tax-free bonds worth Rs. 15000 crore.

HI everybody, You will be glad to know that the relaxation has also been extended to members who have joined an establishment belonging to or under the central or state government, and become a member of contributory provident fund or old age pension.
But earlier this month, EPFO had postpone till 30th April implementation of new norms that restrict 100% withdrawal of provident fund by members after unemployment of more than 2-months, among others.

The project was launched in 2014 and according to sources the project is expected to get completed by March 2017. The project has got approval from BMRDA and all the leading banks.

The project is still under construction and it is expected to get completed by November 2016. Soorya Keerthi Elite offers 2 & 3 bhk units and the price falls in the bracket of Rs 38 lakhs to Rs 53 lakhs approx.
