Q: When I first booked a flat in this project, I was very excited and looking forward to living in this community.. But it's been more than 3.5 yrs, it is still under construction and as per the latest communication it will still take another year; this is very disgusting given the fact that they committed to deliver within 1.5 to 2 yrs and compensation if there is a delay. But there is no compensation given and false possession dates are being provided every time. So far the possession date is changed at least 6 times now, giving the silliest reason ever - 'Unavailability of labour'. How the hell they cant find labour from the entire Mumbai region? Whereas on the other hand they are starting couple of other projects every now and then. They are just there to take your money and enjoy the interest of it without thinking about You - The Customer. Poorest customer service. One important learning is never go on brand name. Very Very very unprofessional and misleading people and project.

Q: Hi All, I am planning to buy 2BHK flats at NGV. But its pretty old designed. So please help me with following queries. 1) As you guys are staying there, so you better know about the quality of structure.Is it ok to put granite flooring ? the buildings are well built. any issues is due to mismanagement and carelessness of association members. in some buildings where people are proactive - no issues are there. there is a big mall coming up nearby - NPS school is in the premises. prices are going up here. buy it if you want without delay. club is separate membership. no reserved car parking, but you can park easily 5 cars. lots of space available. renovation you can do as you like. no issues

Q: Right now there is no project in NOida where in you could get rate of Approx 3500 Rs per square feet Basic and we all invested here in the same rate bracket.........Now they are seeing this as gold mine because everywhere rates are approx Rs 4200 per sq ft basic rate .....They are demanding that all investors in Ajnara Ambrosia should withdraw their amount given to the builder and now after 5-6 months they will sell the same inventory at the rate of RS 4500-5000 per sq ft.............I might be wrong but something is fishy with Ajnara Ambrosia now........I have come to known that Ajnara is scrapping this project due to land problems.......But how can such reputed builder do this ??? Either this is game played by the builder or some consortium........Any inside story Please or comment ?? I have also invested in this project in last May 2012....There is hardly any response from the Ajnara office...

Hi Amar, Definitely this project is a nice deal for investment. This project is located nearly 1 km from hospital & city center. Noida city center metro station is close to this project. This is one of the prime residential location with good rental & capital appreciation. Connectivity & transportation is not an issue here.

If govt ask to pay 5%+ int, this will be injustice for all the people who purchased property during said period. Because, govt has later realized that it is a exuberant amount they are charging and later on resorted to 1 % tax after 1 Apr 2010. Is Completion Certificate required? When is this Completion Certificate obtained?
Completion certificate is issued by the local civic body authority stating the property has been built as per sanctioned plan and is completed. The Builder has to get the Occupancy certificate from the Municipal Corporation. It is a legal permission to sale the flat after which customers can buy and occupy them for living. If they do not have an occupancy certificate then the building is illegal. The builder has to submit a No Objection Certificate and Lift Safety certificate to get the Occupancy certificate.

Hi Guys, As per my knowledge, when you will calculate property value , you should know that, Stamp duty is 6% for female, 7% for male and 6.5% for joint. Nothing else should be included in this cost when we calculate based on circle rate. However EDC may/may not be included when cost calculated on cost paid to builder. Stamp duty will be paid in registry office by purchase of stamp paper from treasury of equal amount. Now it is assumed that the funds will flow easily to real estate sector of India and developers will get loans at lesser rates. Buyers too will get home loans at lesser rate of interest. As oil companies have collected mobile numbers of the customers via SMS, a similar kind of provisions could be made for updating Aadhar numbers. Earlier, GDA had assured to pay the money for the land which it sold to private builders but never did and the outstanding amount has gone to Rs 500 crore. Because of this reason, the municipal corporation has denied the funds for the metro project it seems. Q: My uncle purchased a flat from a reputed construction company in hyderabad. First installment he paid directly in the office and received a original receipt. He was introduced to a sales executive personally by the company staff . The sales executive started visiting my uncle frequently with the inputs of the site development phase so for the second installment he paid the executive in person at his home in the presence of the executive's coworker and he received the receipt for the second installment by the sales executive but the problem is that the sales executive ran away with the money and our amount was not credited in my uncles account. so the problem pertaining here is the second installment receipt is with fake signature claimed by a employee of the company . I want to know my rights as a consumer to get my money back. Honest opinions and adequate information will be respected.

Hi Jerome...if you are selling your property then the buyer will deduct this TDS amount from the total amount of consideration. You can find good schools and colleges in this area like CMR National Public School, SJR Public School and East Point School. Hennur is in the nascent stages when it comes to healthcare facilities. But near to NH-8 would be good .. as far as I know, in last year June, the price per sq ft in Sec 37 was approx 3750 and then during dec-jan, it was around 4500-4700. Hi Guys, As per recent news, with a length of 12.67km, the Badarpur-Faridabad corridor may not be the longest line in the Delhi Metro network but it will still be unique. Delhi Metro Rail Corporation (DMRC) is using a an unique new technology to build this section. A senior DMRC official said, "We are using U-girders in this corridor. These have been used in the airport line only." The result: an incredible 1.2km of the viaduct was built in a month, making it one of the fastest corridors being built in Phase III.
As per different sources, there will be a gap of around 16 minutes between 11 PM and the last train on February 21 and February 28 and between 6 PM and 8 AM on February 22 and March 1 as a single line will be operational. However, authorities claimed that there will be no major impact on passenger movement as the frequency will be more or less similar to a normal day’s schedule.

Present trend shows that nearly 65% of prospective home buyers in Mumbai are looking for 1 BHK apartments as compared to 2 and 3 BHK apartments. Due to high property costs within the city of Mumbai, people are slowly moving to suburbs to find affordable housing. As such, localities in Thane may be the best choice at present.
Young married couples or single professionals are the ones who are looking for 1-BHK apartments. High property prices and the huge burden of EMIs for a long period of time is a big headache for which this segment wants to keep their liabilities at a minimum. Hi Saran, I think you too is very curious about this project. As we all know that India's population is increasing day by day and it is assuming that by 2030, an increase of about 70% is expected. Thus, the only solution to fill out to have self sufficient smart cities that will accomodate more people in less space. It is strategically located on the banks of River Sabarmati just at a distance 12 km from Ahmedabad International Airport. Uses and benefits:- It will fulfill the human needs for safe and clean environment, provide employment oppertunity, education, food and shelter, arts, culture etc. It will also help in maintenance of ecological integrity through reduction in wastes, low energy consumption, protection of diverse and important natural species and careful stewardship.

The Krishnapatnam port has a good connectivity to other cities. It is connected to National Highway-5 via a state highway. There is a dedicated 25km road that connects the NH-5 to the town. There is a railway line that connects the Chennai-Howrah broad gauge near Venkatachalam. Recently, there have been six helipads built in the proximity. The port has easy access to both Chennai and Tirupati airports.

Hi Mr Reddy, there are quite a few options that you can look at in Hi-Tech city or Madhaour or Gachibowli and i will suggest that you visit the area before deciding on the property. But they o have lots of option and in a price as low as 40 L to 2.8Cr so Budget is also an important factor ...
In Gachibowli, i found that phoenix golf edge is a good option.. and then there is Gold fish Vyoma, Jains Carlton Creek, Ace Atlantis as some of the options.. Golf view and S&S green grace are some other that i liked ... but then the Budget differs...

This transfer requires a will or a succession certificate. If one cannot procure a copy of the will, then the local court can issue a succession certificate. With this certificate, one can apply for a title change in the mutation of revenue records office.

Q: I have bought a new flat in Hyderabad, Telangana. At time of registration I have paid 3.08 % service tax and 1.25% VAT. After that at every installment i release I am paying 5% of VAT and 3.08% service tax. Is this correct ? I somehow feel builder is collecting more VAT.. They had committed me the house to be available by Dec. They made it available by October itself. The builder is very friendly and they are open to fare alterations. Right Dhiraj, For the time being the property market in Mumbai lost much of its shine and Rohan Lifespaces missed an opportunity to partner with Trump Organization USA Llc to build a Trump Tower on the site, an agreement between the two companies had signed in 2011. Now, Trump eventually partnered with Lodha Group to build the Trump Tower in Mumbai.
In spite of the fact that the tough realty market of Mumbai, specially in the luxury segment where oversupply and weak demand are driving prices down. Now, the company is preparing to to get the project off the ground on his own.

Hi Aruo, My question to you Arup........are you happy with this bill or not? As per opposers, they want withdrawal of the bill to secure land rights for farmer. I want to ask them that they have given 10 years of long time.....what were they doing? Why didn't they pass the bill in their ruling which can help the farmers? Why now? As per them Modi Government asking respective states to structure their respective laws is nothing but, in a way, admission of his defeat as farmers have taken firm stand on the issue.

No need to worry now......if all this progress can taken place within a week, we are expecting the remaining issues to be passed soon, as they are up for decision in a few days time. Chief Secretary, Sanjay Bhatia has been in touch with the central ministries.
But still we have to take permission from the State Forest Department which according to CIDCO is expected to be resolved within 3 weeks. The issue is regarding the handing over of 250 hectares of land by CIDCO to the state forest department. And the process was moving at a snail's pace, as it required the revenue and environment department of the state to work together.

Mumbai, Thane and Kalyan as smart cities. What a joke? Why our politicians cannot move away from the big cities. They should select smaller cities. In this way some backward city will developed. Now, people have to roam from village to city for better life, education and job. If those cities will be developed the over population cases from Delhi, Noida, Gurgaon, Mumbai, Pune, Bangalore and Hyderabad will be least.

Very True..... It is due to an oversupply of homes in Northern suburbs of Thane and Mulund which will lead the declines as developers, overburdened by rising inventory. They are not able to attract prospective customers with cheaper offers.
I agree with Chandra, Buyers are sitting on the fence, nobody's in a hurry to buy. And now developers are in huge trouble and getting tired. There is definitely pressure in the Mumbai property market. Sales motion has slowed.

Hi Bablu and Saran, But it is come to know that the estimated proposal of Mumbai has raised as the Shiv Sena, which is in power in the Brihanmumbai Municipal Corporation, has already red-flagged the Centre's move accusing it of trying to get back-door access to controlling the city. It will be become an issue during the BMC elections in early 2017.
May be Anuskha, But during the Winter session of the state Legislature held at Nagpur in December last year, Chief Minister Devendra Fadnavis had rejected Shiv Sena's argument that the move was Centre's task to gain back-door control of the city. He had said that a Special Purpose Vehicle would be set up to implement the project that will be dominated by civic officials.

My friend bought an apartment in one of their project and he had a very good experience with the builder. The project was delivered on time and they are known for it :) :) From day one, Ahad builders are into mid- segment which ranges from Rs 50 lacs to Rs 1 crore.
Every builders have some pros and cons, so do they. I really don't want to comment on the construction quality because recently I have visited Ahad Euphoria and it looks like they are using good quality product :D :D

As per the govt. notification March 8, 2016 that implies that all future benefits from the property's redevelopment will go to a private builder instead of Mhada.
And incident happened in 23rd March, some chawl tenants moved the Bombay high court against the government notification with their lawyer. As per Chawl members, it is illegal and MHADA is against Supreme Court decision. A division bench directed them to file a fresh petition, challenging the de-acquisition order of the government.

I was doubtful about the land not being available for construction as i was aware that a part of the land is reserved as BMC market. If i am not mistaken and rest looks like its a part of the Mangroves land. I was ready to invest in the same only after they receive IOD & CC for the Same. At the time they said IOD will be issued after 18 months.
