Hi All, It is very common practice of the sales representative now a days. They will forcing you to buy property insurance from them claiming it is mandatory as per RBI rules. Then certainly a question will come into your mind. Is that true and should I buy the property insurance from them or can I explore from the market also? So, don't worry. You don't need to take any property insurance.
Right Amreesh, These kinds of queries have become very common as banks want to protect their interests while giving a home loan as well as to earn commissions on the insurance products that they sell. But one thing is very clear. There is no requirement by the Reserve Bank of India that any kind of insurance needs to be mandatorily taken at all while taking a home loan from a bank.

Hi saran , As per my knowledge, Sector 119 is a very premium residential sector with decent residential environment. In year 2010 Oct-Dec, the average residential price was around 2550/sq-ft. After many ups & downs this price is now touched around 6000/sq-ft in January 2015. This average residential price is showing improvement. Investors & developers are interested in this sector & this sector is becoming a good deal for end users too.

Q: The property is still in pre-launch phase and there is a factory which they are going to remove and then start construction. The pre launch investor quota looks good, but comes with high initial cost and risk. And is there any BMRC metro station coming near this property?

Q: When I first booked a flat in this project, I was very excited and looking forward to living in this community.. But it's been more than 3.5 yrs, it is still under construction and as per the latest communication it will still take another year; this is very disgusting given the fact that they committed to deliver within 1.5 to 2 yrs and compensation if there is a delay. But there is no compensation given and false possession dates are being provided every time. So far the possession date is changed at least 6 times now, giving the silliest reason ever - 'Unavailability of labour'. How the hell they cant find labour from the entire Mumbai region? Whereas on the other hand they are starting couple of other projects every now and then. They are just there to take your money and enjoy the interest of it without thinking about You - The Customer. Poorest customer service. One important learning is never go on brand name. Very Very very unprofessional and misleading people and project.

Hi Anoop...the road that residents of Nolambur constructed on their own is not in a good state.There is no proper road which connects Nolambur area to the main road. I think they are planning to reconstruct it. Its a good initiative by the residents but i think corporation is asking for permission. Though overall project looks great, but i am hearing about the project for almost 1.5 years or more. With projects coming up in that area, rate will surely go up. Dont know much about particular schemes but definately i have searched enough for different areas' development plans for navi mumbai. And based on my research, I put Kamothe as better area to invest than Panvel. Simply because it's nearer to the developed areas of mumbai and navi mumbai. Moreover, most developments are going on in New panvel, little far from Panvel(old) station. In very longer-run the navi-mumbai metro tain phase-1 will pass from Kharghar railway station, so Kamothe has that advantage of being nearer to Kharghar. I heard that there are already many flats lying vacant which were allotted in the previous housing schemes by DDA. The authority seems to be careless towards such flats. Yes .. Hyderabad Metropolitan Development Authority (HMDA) will soon make its approval system through online process. This process will be fast and easy to access. Online process of sanctioning buildings and layouts permissions will take around 10 days while the existing system takes three to four month in it. Lets see when this will be implemented.Yes .. Since ot has easy access to Delhi, Noida and otehr important places, it has progressed a lot. But it failed to conduct the BPL verification process which caused excessive delay in the allotment process. That's why the govt decided to stop it as it was not being followed properly. There is further difference in case of non-residential properties. The industrial estates under the Maharashtra Industrial Development Corporation (MIDC), especially Satpur and Ambad which comes under the NMC limits, are levied different value. My question is that looking into the roomwise dimensions notified in the builders plan the difference is coming in -ve i.e. less by 1sqt in carpet area. then how come the builder is demanding for door jamb area, whereas earlier before revision of plan this same door jamb area would have been considered. kindly give your valuable advise on this matter.

As far as I know the construction work was suppose to start from first week of November and they are progressively going to deliver the villas and complete by end 2015. The project is approved by BMRDA and banks like LIC, SBI and HDFC.

Hey Varun, As far as i know the booking amount they are asking for is Rs 2 lakhs and the rate per sqft going on in this project is Rs 3800. This month the price of a 3 bhk villas will cost your around Rs 63 lakhs but next month they are planning to increase the price of the villas to Rs 67 lakhs.
It will take approximately 15 months from the date of registration. Icon Sanctuary has been approved by BMRDA and all the leading banks. :) :D

As far as I know government has approved the project and has also sanctioned Rs 8.5 crores for the construction. The construction will begin before the Kumbh Mela 2015-16 in Nashik. Now commuters can expect a hassle free track and a smooth ride very soon.
Due to industrial development in Chakan there is heavy traffic between Nashik and Pune and between Pune and Shirdi, as most of the pilgrims travelling from south of India take this route.For which the local body decided to have a bypass to the city as the chance for increasing the width of the present NH 50 passing is not much.

@Ananya, Stamp duty is collected on the basis of property value at the time of registration. SD’s amount varies from state to state and also property type – old or new. Since it adds up to the property cost, it’s better to have a fair idea before finalise your property deal. It is a tax, similar to sales tax and income tax, collected by the Government. Stamp Duty is payable under Section 3 of the Indian Stamp Act, 1899. Rates of stamp duty payable for different types of documents are as per Schedule I. Stamp Duty must be paid in full and on time. If there is a delay in payment of stamp duty, it attracts penalty. A stamp duty paid document gets evidentiary value and is admitted as evidence in Court. Document not properly stamped, is not admitted as evidence by the Court.

The NaMo factor is definitely going to revive India from the social stigmas. Millions of people are now eyeing for the promises and talks made by Modiji to be live.He had also promised that, At the end of 2019 he will come up with a development report where all the development and works done will be mentioned and it will conveyed to every Indian.The real estate body of Noida has sent a proposal to Narendra Modi to implement a single window clearance system for new projects to bring in greatertransparency. Hence a lot things are to be done. ;)

Besides, there should also be transparency in government actions through their websites so that all the stakeholders involved are aware of them.

I am happy that Narendra Modi, participated from the city for the Lok Sabha elections. The city's real estate too suddenly got a big boost due to this. If the ring road comes in then Kashi will expand. Roads leading to village will see good days and people would want to come back. There are also 60 flyovers planned inside the city and connecting the banks of River Ganga which will again impact the real estate market. :) :) He has done a lot for Gujarat and now its time he should do something for Varanasi. Finger crossed. :)

Well Saran, Even i have collect those information from the newspaper and websites that the project "GIFT CITY" spread over 886 acres of land including a 261-acre SEZ on the outskirts of Gandhinagar, is expected to involve investments of Rs 70000 crore when completed by 2026. In all, 6.2 crore sq-ft area will be constructed in the city in 3-phases. Of this, 1.06 crore sq-ft of space was allotted to banks, schools, hotels, hospitals, financial institutions and real estate developers.

Good morning Dhiraj, According to new law no land owners will have to seek the permission of the municipal body for their non-agricultural plans. Once the municipal corporation or municipal council gives approval, the land owner just needs to intimate the collector in 30 days. No permission from the collector is required. Revenue officials will then recover a one-time land conversion tax and a non-agriculture cess. In rural areas, where there are no municipal corporations or councils, revenue officials will be asked to create a databank of conversion applications, so that decisions can be made quickly. But remember this process will apply to those who are direct owners of the land. For those who have leased land from the government, the collector's permission is still required

Hi all, Earlier, it was saying that builders have the money and the muscle power. Now that mindset has changed and the buyers are more aware about forums which they can approach to get justice. Recently, the district administration in Gurgaon has formed the Gurgaon Arbitration Council to sort out pending real estate disputes in a fast track manner. You can also form a group and take a legal action against the builder and ask for the compensation including the interest from the date of handing over the possession.

The project is located at Hope Farm Circle, Chanasandra Main Road, Whitefield. Landmark: Near Whitefield International School. The project offers only 3 bhk apartments. Around 228 apartments will be there and it is a B+G+14 floors structure. Banks like HDFC, LIC and SBI has approved the project.

Hi Mr Singh, Complaints were received from the allottees alleging that colonisers have collected a huge amount from them on account of registration charges or stamp duty for executing sale deeds of the plot, flat, shops and office space in their favour, but the said sale deeds or conveyance deeds have not been registered till date. If the builders or coloniser licensees fail to comply, then penal action against them will be initiated in accordance with the provisions of law.
@ Ravindra, Moreover, the amount so collected has been retained by them in an illegal manner and were using it for their benefit .In the cases, where it is not possible to register the documents, the stamp duty so collected should immediately be returned with interest. After complying with these directions, the builders would be given a time frame of 30 days to a submit detailed information of cases in the execution of sale deeds.

Hey Vivek, Opening up large portions of land in Mumbai also has political effects and Mr. Gadkari is aware of that. He has said at many public forums that not a single inch of the 1000 acres of land will be given to private builders and it will be used to build roads, railway corridors and public parks.
Who don't know about that, we have already seen the result last year in June when the Port Trust proposed a real estate development plan for all of its land in a bid to get back its luck and proposed to give 1000 acres of land for the city's development and submitted the plan to the minister but still pending.

@Sujan, You mean to say that in order to keep going, the state governments new housing draft plan has decided that to think of a new policy called " Whole City All Slums". Petrol pumps often dispense lesser quantities than what motorists pay for, especially if people buy less than 5 litres. Hi Bulbul, If i am not wrong, it also includes the granting an procedure of granting an NOC to get an Occupation Certificate for redevelopment of municipal leased property.
I have seen that, these properties have been leased for different use such as residential, educational, charitable and industrial, etc. The period of these leases ranges from 10 to 999 years.Of these, lease for around 230 plots, including the Mahalaxmi Race Course, the Life Insurance Building and Thomas Cook buildings in Fort, have expired about 2 years ago.

Yes, for that they have prepared a draft and sent the same to the Ministry of Urban Development, which will further hold consultations with stakeholders. they will finalise the guidelines based on the feedback received from the stakeholders.
They are expecting these guidelines to become part of model building by laws and town planning schemes. These will go a long way in ensuring recycling of water then.

Hi all. I fell that this bulder if chor. I is neither refunding the money of the customers who booked flats 4 years back, nor making the flat. He always gives false promises. My friend Mr. Rao has booked the flat with him and paid around 9 lakhs. He always gave false promises that the work will start soon. After 5 years of waiting and hearing the same line "the work will start soon" he got frustrated with them and asked for refund. Teh builder gave multiples cheques of 20 thousands rupees. Surprising that these cheques also got bounced due to insufficient balance. We can say that it is a bhikhari builder. When he complained about the bouce of cheques to the builder then the builder replied is very ghatiya manner. He said " go and comlain the police about bounce cheque, I will see what is to be done". He paid the amount in 6-8 months and did not paid any interest of the booking amount which he used for 5 years. Others are Mr, Pramod, 3 Employees of jindal steel.
Right Puneet, Our building approval process has become indescribable lengthy, tedious, unpredictable and depends on the whims of individual officers. Getting approvals has become a major problem for builders and has increased the interest cost not just of the builders but also of consumers. Because of that Maharashtra Govt. has to take few necessary steps against the approval process. You might aware of that.

Yes, Maharashtra Government has given the clear cut instruction to all departments. The blueprint for affordable housing in Mumbai will be ready soon, and if needed, they will even look at the salt pan land, defence land, airports authority and Bombay Port Trust for these projects.
According to Prakash Mehta, minister of housing, labour & mines, Maharashtra government has entered into an agreement with the Ministry of Defence that will allow land under its control in Mumbai to be used for mass housing. I have researched that they have completed 5 projects and are a decent mid segment builder whose construction quality is good . For Azaliya, they are in the process of getting OC too. Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. It is just 45 km from Bangalore International Airport and 15 km from Kempegowda Bus Station (Majestic Station) and Bangalore City Railway station. Apart from this, the metro lines are under construction, which would give easy access to various parts of the city. \Sarjapur is a good location from the residential and investment point of view. Yes, the complaint related to abuse of dominant position by DLF Qutab Enclave Complex Educational Charitable Trust and DLF Ltd for leasing plots for developing and running creches/ play school in residential areas. There was no prima facie evidence found case of violation of competition norms by DLF Group Firms.
The Fair trade regulator CCI has dismissed the allegation filed by Geeta Kapoor after finding no prima-facie evidence. There was no violation of competition norms since these firms are not in a dominant position in the compatible market.

Hi Aneek, You are right. And at the same time Infracon would work as a platform for infrastructure consultants where individual consultants as well as consulting firms could register themselves. There credentials would be made available there and can be obtained by people. The portals have been designed to remove corruption and bring in total transparency.
And the successful launch of INAM-PRO platform for infrastructure and material providers where already 33 cement firms and 107 plants are registered with committing a supply of 97 lakh tonnes of cement at cheaper rates for projects.

Hi Sushil, As far as I know the booking is open for Dholera Metro City -3. Currently the price they are quoting is Rs 477 per sqft. Project goals are to double the employement potential, triple industrial output and quadruple exports from the region in next five years. Do you know that in 2012, the company has shifted 15 of its existing customers that had booked apartments in this proposed premium residential project to another high-end mixed-use project Three Sixty West including branded residences and five-star category hotel to be managed by Ritz Carlton.

Icon Sanctuary is still under construction and project is expected to be completed by third quarter of 2017. Approximately, the basic cost at Icon Sanctuary ranges from Rs.69.49 lakhs to Rs.79.99 lakhs (Excluding VAT, ST & Reg.). For the payment break up, you have to take to the builder directly.
When I enquired about the project last year, it was told that the project will be completed by end of 2016 and now you are telling that it will be completed by 2017. Is there a delay???

The project offers only 4 bhk villas and each villa will have a built up area of 4500 sqft. and the rate going on for villas here is Rs 3.69 crores. It is the largest green township project in Trivandrum. The project offers 3BHK, 4 BHK and Pent houses. As far as I know the project is loaded with modern amenities and it seems the builder is going to give possession phase wise.
Phase 1- Prakrithi is handed over Phase 2- Tapovanam villas is handed over Phase 3- Haritham is expected to complete by Aug 2016 (Grace period of 180 Days)

Yes, Locality of Behror in Alwar is good for investment as well as for residential use. As it is a part of suburban area of Behror in Alwar. Inhabitants of the locality have easy access to public facilities like schools,colleges, hospitals,recreational areas and parks. Transport facility is also good in the locality. As far as project approval is concerned, it is a collectorate approved project and almost all the leading banks are funding this project.
