Due to unavailability of vacant lands in the Central Business District (CBD), the real estate developments were shifted to the peripheral areas. Many reputed companies began acquiring land in and around Electronic City which is about 10 kms away from Hosur Road. Hosur Road has good connectivity to downtown city areas. My comments to replies
one of the worst builders. 1. biggest eyewash is kaveri water connection. The amount is taken by the builder as "amenities" and the builder didnt even care to apply for kaveri connection with BWSSB. same thing done at Charitha Blossom and Charitha classic. 2. Gym is not provided. 3. within 1 yr flats have developed cracks. So no care taken to do proper curing during construction. 4. Solar water heating system is another farce. The pipes got corroded (due to usage of tanker water) and now the solar water system is unusable. 5. duct covers are of poor quality. one huge wind and the duct cover got blown away leaving the duct open to sky during rainy season huge problem of water getting collected 6. 3 bores were promised. But by the time the owners occupied only 1 bore was working and it got exhausted in 6 months. Now with no kaveri and no water in bore, need to rely only on the 600+ TDS quality tanker water. This causes the water purifiers maintenance very frequently.
Hi Mridula, All the owners staying in that apartments complex can talk with the builder once if that is not working to can take a legal step.

Q: Hi All, Hope u guys are aware of the latest news about the Worli ( Campa Cola Society) demolishen. 170 flat owners have been asked to leave just because they did not have the occupancy certificate.. Although the flat owners had paid their yearly taxes and had the flat registered 20yrs ago, the govt has declared it to be illegal.. This only reminds me that few blocks in PWC are still not given with the OC. Note: This is not to create any worry, just a concern that we all need to squarely plan and resolve.

The launch price is Rs 2500 per sqft which includes service tax and VAT. After the launch they are going to increase the rate per sqft.

Hi Mani, even I was planning to buy 2bhk in this project. After having discussion with the builder, he told me that the Service Tax is 3.09% of unit that is it would be around Rs 2,50,000 for 2bhk. And the registration charges is 6.5% of unit.

Hi Abhilash, good to know that you are planning to buy an apartment in Suncity. There are a number of options to choose as far as educational institutions are concerned. Sarjapur and areas around Suncity are well connected to nearby schools. You can check out DPS, Patel Public School and Indian International School. All three are considered part of the elite schooling institutes of Bangalore.
Hey Abhilasha, also there are a large number of play schools around Suncity as well including bright Beginnings and Vidyarambh group of playschool and day care. DPS and Indian international school have their buses picking children from outside the society gate which may add to your convenience.

Hi Amarnath, there are a number of good and well reputed schools around Suncity Gloria. You can take a look at India International School, Delhi Public School and Gear Innovative international school. All these above mentioned schools are between 2-4 Kms radius from Suncity Gloria. There are a host of play schools and pre schools for small kids in Sarjapur.

Hi Bhargav, I have been living in Reliaable Sunfields for the last six months and so far I have witnessed no such problem in the Township. Actually water shortage is more prominent in Sarjapur Road area with large community development focusing on groundwater alone.
The level of ground water in those regions gets depleted in the summer season but with the Government and municipal authorities making rain water storage a permanent fixture, all new Townships do not have such water shortage problem.

This certificate is mandatory for any builder before he allows people to take possession of the property. This certificate was made compulsory by the BBMP to ensure proper construction in the city.The occupancy certificate is obtained at the end of the construction. How do we know that the builder is going to provide us OC if I am buying an under construction property, because OC is given once the construction gets over?
If you are planning to buy an under construction property, make sure that you check the Commencement Certificate (CC) before signing any agreement. Because builders are there who starts the construction before get this document as they are confident enough that they will get the documents. Some times banking authority ask for CC when you are applying for home loan.

I would definitely suggest to kindly lose interest in this project and other project by the richmond builder (Richmond Pride) as the builder Madhusudan holds a poor reputation in the city. His irresponsibility and lack of commitment and plan has educated people to not believe in him at all. Moreover the location of both the projects is out of Bangalore and wouldn't have resale value as well. Both the projects are already delayed by 2 years and will continue to be delayed indefintely. I wish you luck to go for a better deal.

If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II.

Q: Buyers Beware, the apartments does not have OC for D,E,F,G,H,I,J and is illegal to occupy. No Khata A. - No loans from public sector banks - Was served eviction notice in 2008 by BDA (similar to Campa Cola compound), search on google. - There are some local brokers who try to convince you that there is nothing wrong but do not listen to them, Khata B is tax collection register, no legal validity. Thank fully, I found these out in nick of time and was saved from buying this apt at a huge price. Please be aware and make a conscious decision. Thanks...

Well Guys what Sahu is saying is correct. But without full information the correct information can also lead to wrong interpretation. This is a long story but in interest of other readers I can explain in brief. The builder of this apartment IDEB and Parkway are not co-operating with the society to get the Khata and the reason for this is that there is a litigation in court for dispute of land between society and builder. Like any other builder, this builder also had some irregularity for which some penalty is to be paid and the process can be completed. But because builder does not want to co-operate and the case is subject to jurisdiction these matter take time. You just can't compare Campa Cola compound to this. Not everything in this world is Black or White. Disclaimer: I am owner in Springfields. Please do your own research before deciding. I did mine before purchasing.

This certificate is mandatory for any builder before he allows people to take possession of the property. This certificate was made compulsory by the BBMP to ensure proper construction in the city.The occupancy certificate is obtained at the end of the construction. The project cost is now pegged at Rs 134 crore, higher by Rs 30 crore from Rs 104 crore in 2008-09. The cost of land acquisition is estimated at Rs 6.09 crore, building acquisition at Rs 1.50 crore, and construction of the elevated road at Rs 127 crore. The project cost of the Shivananda Circle steel bridge is pegged at Rs 46.7 crore.

It is advisable to go for properties having A Khatha as in case of B Khatha you are not entailed to have building license, trade licence or loan from banks or any other financial transactions. B Khata is a temporary measure which will allow you to buy or sell a site, but you will face problems when you go for construction.
I heard that CARP Properties provide very excellent apartments in the most happening places in Bangalore, with very good quality of construction maintaining all the standards.

The refreshingly beautiful layout is situated just behind Wipro, just 1 km from Ajmera Housing. The project is close to Electronic City and 5 Kms from Silk Board and Madivala and 10 minutes drive from Sarjapur Road. I think they are only providing basic amenities... I do not think club house or swimming poll is there in this project.

Q: The ex-land owner on which our apartment was constructed, owns about 14 out of total 40 flats. This ex-land owner intimidated others and took all the posts of president,secy and treasurer. He is uneducated but has loads of property and has good influence in the locality. Now he along with another owner, have gone monopoly and corrupt and eat up all the money toward maintanance. He doesnt show records and when forced he showned all stupid calcualtions. Basically he has eaten up more than 1Lakh. He is intimidating others by plugging out fuses, scaring other people. He has now seized the DG, lift, gym and other services. Since most of us in the building are non locals and middle class have no idea to proceed. And another issue is, he did not even allow us to form an association

Better, talk to the builder regarding the bank approval and check all the legal documents. Because, what is happening internally, nobody can share with you. The project is expected to get completed by 2017 and it is approved by BBMP, A Khata. There will be 164 units in this project with a combination of 2 and 3 bhk apartments. The rate per sqft going on is Rs 3000 and banks like HDFC, LIC Housing Finance and Axis have approved the project.

Q: Question is regarding occupancy certificate. Is it mandatory ? Most of the builders dont provide and evade the question when I ask them about OC . I came to know that the flat owners have to pay heavy fines when they are reselling the flat and are not able to produce OC.

This certificate was made compulsory by the BBMP to ensure proper construction in the city.The occupancy certificate is obtained at the end of the construction. I would suggest you that before booking an apartment in this project verify all the documents provided with the help of a legal expert.
If you are planning to buy an under construction property, make sure that you check the Commencement Certificate (CC) before signing any agreement. Because builders are there who starts the construction before get this document as they are confident enough that they will get the documents. Some times banking authority ask for CC when you are applying for home loan.

MR Developers have completed only one project that is MR Enclave. They always try to complete the project within the most stringent time schedule. When I enquired may be one month back they were quoting Rs 3950. The project will be spread over approximately 4 acres of land and there will be a total of 545 units across 8 blocks of towers spanning G + 14 floors.

The project is spread over 8.75 acres of land and there will be 15 residential towers. As per the Ozone Urbana Heights’ price list, prices apartments starts at Rs.35.42 lakhs and goes up to Rs.92.01 lakhs approx
