If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II

According to senior revenue officer, the new numbers are nowhere similar to old numbers and they are not in a position to use new IDs for transactions such as property tax collection.

For plots the rate per sqft going on is Rs 1195 and for villas it is Rs 2700. In a short span of time, this forward-looking company has carved a niche for itself in the demanding and dynamic real estate industry. They have successfully completed around 19 projects in Bangalore.

The region is developing fast due to IT-BT and Industrial boom which is currently in great demand and is expected to grow rapidly in the near future. Properties in Devanahalli have witnessed a record increase in demand mainly due to the presence of the Bangalore International Airport and excellent connectivity. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. It's true.......... Amrendar, The number of fights have seen between home buyers and realty developers due to delay in project completion and it can come down if the bill is making it mandatory for the builder to maintain 50% of customer advances in an escrow account within 15 days of receiving the money from buyers.

As per the guidelines framed in 2006, rules and regulations have been framed for installing a tower. No tower would be installed within 100 meter radius of hospitals and educational institutes. But this are not followed as many towers are seen without taking care of the guidelines. All popular banks, ATM, hospitals, schools, market places, shopping malls, drug stores, commercial complexes and many other are located in close proximity so that you can serve your life with full of happiness for better futuristic prospective.
As per the telephonic conversation with the sales representative, the project has not yet launched so there is no update about the approvals but land approvals are already done

Guidance value refers to the minimum prices set by the government of the state for a particular road or area. Properties in these areas cannot be registered under this guidance value. The income tax department uses this guidance value to calculate capital gains tax. The guidance value is decided by a committee formed by the Inspector General of Registrar (IGR). The previous guidance values for the city of Bangalore were laid out during the year 2013-14. A guidance value does not however reflect the actual market value of properties in the area, as the market value may be higher or lower than the guidance value.

Yeah it is almost the same. The rent of a 2 bhk apartment will be some where around Rs 10,000 to Rs 15,000 approx. But if you are look for a premium properties they will cost high rentals.

I checked the details and was quite satisfied with the security features offered by the builder. Apart from the outer boundary wall and security staff at the entrance gates 24/7, each apartment door comes with a video camera, intercom and a video door phone. That makes it all the more secure as it adds a second protective layer. Most new Townships are building rainwater storage capabilities according to government norms. This has eased the over dependence on groundwater, Even IDEB Springfields has its own groundwater storage system now so water shortage is not a massive issue anymore.
Yes the above member has hit the nail on its head. Over dependence on groundwater has been an issue with Sarjapur. In the long term the government may need to in act some string laws as with an increase in more real estate projects the water woes can increase.

Hey Sarjapur may be getting developed as far as real estate projects are concerned but the area boasts of good roads and easy transport facilities. A lot of working professionals working in various IT parks and other corporations are choosing Sarjapur as their preferred destination for residence due to this very reason.
@Gajendra: Not only does Sarjapur area cuts down their travelling time but easy availability of public transport including Volvos, Acbuses and cabs make it easy for residents to travel within the city.

Overall you will find good schools all located within 15-20 minutes driving distance from Reliaable Sunfields. The advantages of the project are it the proximity to PRR when it is operational and the project is just 5 kms from the proposed metro station at Kadugodi. It is a good idea if you are planning to invest in this project

Hi Ashesh, Recently I had a word with the sales people of Pragathi Royale II. The project is approved by BMRDA and banks like Axis, Indiabulls, Canara bank, Andhra bank are providing home loan for this project. The rate per sqft they are quoting is also affordable according to me.
If you are looking for a short term invest I would advice you invest in EC Phase I as the area is already developed and all big and branded builder like Ajmera, Concorde etc already have their presence in Phase I. But if you are looking for a long term investment you can consider EC Phase 2 as this area will take time for development and till now no reputed builders have come up with their project. EC Phase II is getting developed slowly and the real estate is also booming. Once the proposed PRR gets functional you can expect a good return from Phase II. :) :)

The project is spread over 50 acres of land. Phase I will be spread over 15 acres of land and there will be three more phases in this project. The project is expected to get completed within 12 to 18 months. The present per sqft rate is Rs 4800.
Golden Pearl is located on Attibele - Sarjapur road and is quite far from the city life. Commercial developments around this area have been quite slow. Global developers have another plotted project Golden Enclave quite close by Golden Pearl.

Devanahalli is located 40 kilometres to the north east of Bangalore. The real estate market started booming when the new Bangalore Internation Airport was constructed. There is Devanahalli Business Park and many office spaces are coming up in Devanahalli which will again impact the real estate market.
I agree with Mr Nagesh, Large number of infrastructural development is proposed around this stretch that would further enhance its appeal as an investors’ destination. These include projects such as three proposed IT parks in and around this region and the six lane state highway connected this stretch to major parts of the city.

Hey Sadiq, Yes you are right the project was started by Rakesh Builder but at the initial stage only they sold the project to Mantri Developers due to financial crunch and later the construction was done by Mantri. Even I was also interested in this project but for the time being I am not booking any property in the same. They are not ready to negotiate on the price they are quoting.

I am looking for some new affordable projects in Bangalore? The project can be in under construction, pre launch or recently completed.
While the affordable price category saw the maximum launches, other categories also had decent representations. While the Mid-range category (between Rs 50-80 lakh) witnessed about 27 per cent launches, the Luxury category (between Rs 80-150 lakh) witnessed about 22 per cent launches.

Q: Hello Experts, I wanted to buy a flat but its OC ( occupency certificate ) is missing / not available, owner says its a 8 years old building and back then this was not necessary. This certificate is mandatory for any builder before he allows people to take possession of the property. This certificate was made compulsory by the BBMP to ensure proper construction in the city.The occupancy certificate is obtained at the end of the construction. As far as I know it is Rs 3 lacs for a 2 bhk and Rs 5 lacs for a 3 bhk. I have done some market research and it seems it is one of the good project in Brookfield. Projected growth rate is 12% YoY :) :)

Brookefield is now officially a part of Bangalore city and it comes under BBMP. The area is developing slowly and steadly. The property prices are also touching the sky as well. Brookefield started developing during 2002 and onwards. From Brookfield, Whitefield is very near and ITPL is just 3 kms so IT professionals who are working here in ITPL or Whitefield prefers to stay in Brookefield. A four-lane road (Varthur Road) connects Bangalore city with Brookefield. Brookefield also has good bus connectivity with a wide range of services offered by BMTC. Moreover EPIP is also functional now connecting the area with most of the areas of the city. So connectivity wont be a problem. But the only problem is the traffic problem during the peak hours.

Yes. All the apartments have issue. They have not completed the work and there are no basic amenities. We had to struggle a lot to get basic things done and still struggling. I am thinking why did we purchase this. They don't pick our calls and once they cleared their office never turned up.

Nandi Hill in Karnatka has both advantages and disadvantages. Advantages in the sense, plots in this locality are good for investment as the city is growing beyond the Airport. People working there will look for homes. At the same time land is affordable and away from the crowds.
Hey Balaji, Don't forget the disadvantages of this locality as the stray animals, barefoot children, the village jathre etc. that may create a traffic jam issue during the peak hours when this locality will be developed. At the same many of us are investing money in farms, and also expecting for bettering living standards. Even it's developing fast, is bound to appreciate and will be a fantastic place to live in.

Q: Almost all apartments builders provide DG power backup options with an additional charges hovering around 1.5L. This is totally unnecessary since a 1-1.5KVA home UPS will be available for around 20K including the cost of battery. Also, in case of a power cut, the changeover is much faster in case of UPS than that of a DG with most of the power cuts in Bangalore lasting no longer than 5-10mins. Most of the apartments charge exhorbitant maintenance charges in the range of Rs.2/sq.ft. per month. I feel apartments without these unwanted features will cost less upfront and also maintenance charges will be low. Could anybody suggest such no-frills apartment projects in Bangalore in the price range of 40L for a 3BHK.

Q: I could see many Cracks in few of the flats that were to get completed by the plaster and the water leakages is few of the flats probably is a bad construction despite the fittings being very good. Common Sewage near the swimming pool probably might make the amenities useless..Overall a good project with an arrogant builder.

Hello Divya, I think that price is a bit higher and its maintenance cost will also be higher (Rs.5000 approx) per month. This is a very good project if it was not near to Bellandur Lake. Construction quality is good and they have provided some good amenities. It is very close to heavily polluted Bellandur Lake, Just opposite to the Bridge.
Yes, I agreed with Swati. The lake has become so dirty that it has contaminated the groundwater in the area, infecting borewells and causing health disorders. Otherwise, all approvals from BBMP are in place. And almost all the leading banks and financial institutions are funding this project. But now the situation is little better than earlier.

Yes, it is a freehold and has all the required approvals from BDA. As far as bank loan is concerned, almost all the leading banks and financial institutions are funding this project. As per the sales executive, its possession date will be December 2022.

Hi Seshagiri, No, Sai Purvi Mithila is not a RERA Approved project. I did not find RERA Registration number on their website too. As far as local body is concerned, BBMP has approved it and almost all the leading banks and financial institutions such as HDFC, SBI, LIC HFL are funding it. As per developers, it possession date will be March 2018.

I am also planning to book a 2 BHK flat in Provident Park Square, Kanakpura Road, Bangalore. I have certain doubts which I want to clear. Are all approvals are in place? Which local body and financial institutions have approved this project? And what is RERA Registration number?
No, the builder has applied for RERA approval of Provident Park Square, Kanakpura Road, Bangalore. And its Acknowledgement No is PR-KN-171206-002476. As far as local body is concerned, CMDA has approved it and almost all the leading banks are funding it.

Whatever mentioned in the last years agreement is full and final and you do not have to pay arears of previous year. As the rent amount is clearly mentioned in the agreement.
