But as per the present provision, anyone buying more than 4 flats in a project is treated as a promoter. Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers.

Hi Kashif and James, At last Parliamentary Committee on 31st of August 2015, recommended a slew of measures favoring property buyers and submitted its report in the House, which consist a 3-yrs jail term or a fine for a defaulting builder under a new law which will now cover projects of 500 sq-mt or 8-flats.
True Ramya, At the same time a builder or developer will have to enclose details of its existing projects, details of approvals, land title and payment dues while applying for registration of any project with the authority. The panel define again the carpet area, according to them, the net usable floor area of an apartment, excluding the area covered by the external walls and that under service shafts, exclusive balcony or verandah and open terrace areas, although it would include the area covered by the internal partition walls of the apartment.

I think it is a good decision. Earlier, the NDA government had reduced it to 50% or less and allowed the state governments to lower the amount further. As per the AIADMK and Samajwadi Party states should be given the liberty to decide if they want to allow lower the percentage. Member from the Congress have given a difference of opinion proposing the said percentage be increased to 70%.

Well Kashif, The Congress members have also demanded that the regulatory law be made applicable to all realty projects without making any exceptions. The panel has recommended inclusion of smaller - sized projects under the ambit of the regulatory authority but it has restricted it to plots larger than 500 sq-mt or with 8 apartments or more.
If i am not wrong, It can be a trick of Congress, they want to divert the mind of the NDA because their view in the form of dissent note by Congress has surprised many, as even the original bill that NDA government had brought to the Parliament had the provision that all projects could register with the regulator only if these were developed on plots measuring more than 1000 sq-mtr.

Yes you have heard right about the real estate regulation bill. And as you said, it is being developed by the centre, although it is not just for the twin states. They are going to be developing this bill keeping the whole of India in mind. I think this kind of a bill is highly justified and called for, because the real estate sector could do with a lot more transparency. I’m going to keep an eye out for the winter session of the parliament, because that’s when they are hoping to introduce this bill.
@Sriram, What i think is that the proposed Land Acquisition Bill would not impact the real estate sector as well as the developer in the country if handled in the right approach and right manner. Buyers had a difficult time dealing with the builder. Please be aware that builders charge 18-24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. It fully depends the nature of the developers. So, we need an efficient real estate regulator.

@Shyam, The number of fights have seen between home buyers and realty developers due to delay in project completion and it can come down if the bill is making it mandatory for the builder to maintain 50% of customer advances in an escrow account within 15 days of receiving the money from buyers.

You must ask to inspect the original copy of the title deed. The owner will not have it if it is being mortgaged. Another way to cross check the issue of ownership is to go through the house agreement. If you are purchasing a flat in a housing society, ask for the original share certificates. To double check, you can ask for the telephone and electricity bills as they are always issued in the name of the legal owner. Alternatively, you can check the housing society maintenance bill, which contains the owner's name and property tax details. From what i know, the project is actually pretty nice. The project is being developed by Sathya Sai Builders and Developers, who are relatively new in the real estate development market. Also the apartments are still under construction so there is no possession date as of now.

Of course, this had to happen. There was no proper planning on the corporation's part. It was like a dog chasing tail situation. Yeah, what you heard is absolutely true. The slow pace of pipeline works on the stretch leading to Tadbund from Paradise in Secunderabad has road users and business owners fuming. I hope that the work is done quickly, or an alternate way is figured out soon.

The Central Bureau of Investigation has issued an FIR against the CMD and other directors of city-based Leo Meridian Infrastructure Projects and Hotels Limited for allegedly cheating Bank of Baroda to the tune of Rs 149.91 crore.

Thanks Pravallika. I did basic enquiry and land prices near Rampally (Bharat Petroleum pump) are ranging from 5K - 7K per sq.yrd. Is it a good price to make a deal considering clear titles.
The Hyderabad residential market has remained stagnant during 2013-14, with a slight drop in absorption. Considering the recent decision on the formation of a separate state the Telangana the prevailing uncertainties will sink away.This issue is expected to boost the absorption this years.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
Yes, govt. should support them first. "Jyada Khakar Bimar Hone se Achcha Hai ki Kum Khakar Healthy Rahe"......... Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. Also, the track record of Public Private Partnership (PPP) projects is at best mixed and when there would be multiple parties involved like the center, states, local bodies and private entities, the task would be even more challenging.

Hi, I think Nallagandla has emerged as a key residential destination for employees from the IT campuses in Gachibowli and Nanakramguda and for those working in the University of Hyderabad. It is located 8 km from Wipro Junction, 3 km from the University of Hyderabad.

The govt is in favor of developing the new capital in Guntur due to the presence of large parcels of govt land in and around the city. Ghatkesar is a very good locality. It is located in east side of the city Hyderabad. The residential market in this locality is growing because of the presence of IT Companies. AV Constructions Chandana Heights offers only 3 bhk apartments with area ranging from 1525 sqft to 1890 sqft. The current rate per sqft going on is Rs 2800 and the project is expected to get completed by Mat 2018.

Hi, Nimish The GST is aimed at reducing tax complications and the overall burden of the double tax, from the economy. Thus, ideally, it should not lead to an increase in the cost to the buyers. Under the tax regime, many of the construction materials are under the 18 and 28 percent slab. However, as the input tax credit is available, the overall tax incidence should be neutralized.
Yes, the finance ministry, by its June 28 notification, allowed 1/3rd of an apartment cost to be deducted towards the transfer of land or the undivided share of land and pay GST at the rate of 18% on the balance amount. The effective GST rate, thus, becomes 12%. When a buyer pays the developer, he makes a lump sum payment, which includes the cost of both construction and land. Barring exceptional cases, the price does not provide a break-up of land cost and construction cost.

No, there is no water problem near Janapriya Silver Crest, Kapra, Hyderabad. Sainikpuri is a great area. I have been living here for almost 10 years now, and I have seen it grow so much. Not just in terms of civic developments, but also property capital appreciation wise. Take an example of Janapriya Silver crest itself, the rates have gone up by 17% since it was launched in 2012.
Yes, The neighbourhood is pretty great too. I would say it is an excellent place to live with your family. There are few areas in Sainikpuri who faced a little drought this summer, but I guess since you are planning to invest in a gated community, you would not have to worry too much about that.

Yes, the builder has approved the plan by HMDA (L.P.No. 73/L0/PLG/HMDA/2016) and banks such as HDFC Home Loan is funding it.

I am considering this project to book. Major concern is GST. This is going to add 12% burden if I book during construction period. As per my calculation it adds at least Rs 400 per SQFT. Does anyone know if builder is giving any concession in this regard? I am planning for a site-visit this weekend, please provide me some inside info on what is the price builder quoting so that I am better placed with negotiation.I am considering this project to book. Asian Suncity is an upcoming project in Kothaguda, Hyderabd. Builder has not displayed any information on it following the state RERA guidelines.
