Though the area is still in developing stage, Tellapur area is good for investment because of its proximity to the IT hub and business districts. The area is also close to the Outer Ring Road (ORR) and have access to all parts of the city.
How much is the rate per sqft going on in this locality and how about the rental market?

Q: Hi All, Hope u guys are aware of the latest news about the Worli ( Campa Cola Society) demolishen. 170 flat owners have been asked to leave just because they did not have the occupancy certificate.. Although the flat owners had paid their yearly taxes and had the flat registered 20yrs ago, the govt has declared it to be illegal.. This only reminds me that few blocks in PWC are still not given with the OC. Note: This is not to create any worry, just a concern that we all need to squarely plan and resolve.

Ur always welcome Dhananjay!!!!! Very simple answer, no occupancy certificate means that the building has not been given a "Pass Certificate" by the concerned authority. As such, it does not have all the necessary infrastructure or clearances that make the building inhabitable. You might heard the news of Campa Cola Society where no necessary clearance was taken and building was demolished.

Hi you can hire a broker or lawyer on your behalf to negotiate. One should has complete knowledge of the market in which he is investing. i would suggest you to ask builder for upgrading elements like flooring, landscaping or fixture instead of changing price. Yes, its a central government initiative e, but I think they are also looking at getting support from the state governments and the urban local bodies (ULB). Urban Union Minister M Venkaiah Naidu wants the local bodies to be strengthened so he has asked for providing better funds and functions to the ULBs. He seems to think that its the ULBs basically who should be directly in charge of the new regulations under this bill. As in they should collect taxes and ensure that all the transactions are as transparent as possible.

The advertisement was placed in regional language newspapers reportedly by Pride India Builders which is selling plots and independent houses in an approved layout. The advertisement fails to mention survey numbers. Wakf officials said that the land parcel could be a part of 428 acres endowed to Muslim Maternity Hospital. Hyderabad has great potential in the real estate industry as of now and it is expected to grow further in the future, the prices arent as high as other cities in India. It has some very interesting and great projects coming up, by established companies. Almost all the big companies have properties in Hyderabad. Currently Mahindra Lifespaces Ashvita is the talk of Hitec City, prime locale, great price and high capital appreciation is expected. The best part is Mahindra Lifespaces have an NRI corner especially for Non-resident Indians looking to invest in India, they would be a safe and the best bet in this scenario.

They just changed the name from Accurate Green meadows to Accurate Wind Chimes, Green meadows is not their first project. As I know this is their first project. I am also interested in this, but has concern on the completion as I have seen lot other project tied up with this land/ builder got delayed a lot. I feel pricing is also very high at this stage.

Hello Ramya! I have checked out this project too. They have 2 bhk, 2 and a half bhk and 3 bhk flats for sale and rent. I think the price for these flats starts at around 25 lakhs for the 2 bhk apartments and for the 3 bhk apartments, the price is around 40 lakhs or so. Hello Ramya! The construction of the phase 3 is still going on right now, but it will be done soon and the possession for these apartments will be given out soon. Actually, in that area, you wil not really find a lot of apartments and flats for sale, and even if you do... they are all usually pretty small in the carpet size. You should consider living in Ameerpet. Booking amount starts from Rs 10000 and Rs 7999 is the current rate per sq yd going on. Banks loans are available and it is ready for construction.

The price of the apartment here will cost you in between Rs 64 lakhs to Rs 1 crores. There will be a total of 53 units and the booking amount is Rs 5 lakhs for both 2 and 3 bhk unit.

Where exactly is the project located in Secunderabad and how is the locality as a whole?
The project is located at West Marredpally and it is an upscale residential suburb of Secunderabad. The area is boasted by Karkhana, East Marredpally and Balamrai. The area has well-developed infrastructure, with wide roads and round the clock water supply. The area is served by TSRTC buses which connect it to different parts of the city. The nearest MMTS Railway Station is 1.2 km from here at Secunderabad and the nearest railway station is Secunderabad Railway Station.

Q: I need some clarification regarding a major problem that we have been facing in our Apartment since about an year or so. I'm from Hyderabad and live in a well known apartment where about 100+ families live. We have formed an association and registered the same about 6 years back. Now a few members (about 10 owners) have been really non-cooperative and creating problems for others and it has become literally impossible to tackle these people. They are rich and influential. Now recently they have registered another name for their group and named their association. Now my question is, does the “Societies Registration Act” or the "Andhra Pradesh and Telangana Societies Registration Act , 2001" allow multiple association registrations in the same complex? Is this legally valid. Any help/suggestion in this regard would be really helpful and much appreciated. Thanks in advance Ravi

Better, verify the property with your local body and ask whether, all dues have been paid by the current owner or not, check whether the property is registered in the name of the person whom you are going to buy or not. Hello Shaik, You have to pay the monthly EMI of Rs.12489 for Rs.1000000, for a period of 10 years from SBI. Before going for a home loan, you must be careful enough to see the nature of its interest rates. There are two types of interest rates i.e. fixed interest rates and floating interest rates. You have to carefully choose between the two. Fixed home loan interest rates will remain fixed all over the tenure and floating home loan interest rate will keep on changing with the change in the base rate. But, the floating home loan interest rates are cheaper than the fixed home loan interest rates on the first front.
Apart from that, we should always take the loan from centralised banks and not from private banks. As private banks interest rates are too high compared to centralised banks. The normal range of Home loan interest rates are from 8.35% to 14.00%. As per the current SBI Home Loan Rate, you have to pay Rs.12292 pr month for a period of 10 years.

Siva, Though the Complete layout starting from A block to Q and R blocks spread amongst 4 to 5. Villages starting from Ibrahimpatnam to Ramoji Studio are of Gram Panchayat layouts, but they look like HMDA and DTCP or, HUDA layouts.
