I think online payment is the best way to pay for your property tax. The other option is standing in queues in a zonal office, filling forms, and then paying against the challan. Q: I’m planning to move to Indore soon. I’ve heard that the water supply conditions are not so good here. Will the Narmada Phase III project help in improving the water supply in Indore?

Indore already gets its water supply from the Narmada Phase I and II projects. The total water from these two projects is just about 180 million litres per day. With the Narmada Phase III project, Indore was supposed to get an additional 360 million litres of water every day. Currently there is a problem with the Maheshwari dam; the water level needs to be a minimum of 162.20 meters to provide a supply of 360 mlds of water. The dam hasn’t been fully constructed yet to maintain the required level of water. So now it provides only 90 mlds of water to Indore in addition to the 120mlds provided by Phase I and II of the Narmada projectIndore already gets its water supply from the Narmada Phase I and II projects. The Space Park project is quite good. You can get 2 and 3 bhk apartments in the Phase I of the project, and 2 and 3 bhk apartments in the Phase II. The 1BHK apartments are around 670 square feet, the 2 BHKs are 1060 square feet, and the 3 BHKs are 1420 square feet. The square feet price is quite affordable – Rs 2200 only. You can easily negotiate on that with your seller and bring it down to Rs 2000. So for a 2bhk, you will have to pay around Rs. 21 LakhsThe Space Park project is quite good. No, as usual the government are delaying this project. There are plans to expand the runway length from 7000 feet to 9000 feet. Bigger airplanes can land if the runway is extended. There has been some issues with land acquisition which is why there is a delay. Around 137 acres of land has been acquired by the government, but they will need to acquire more land before expanding the airport. Apart from increasing the length of the runway, there are plans to add a new terminal building, and construct six new parking terminals.No, as usual the government are delaying this project. There are many areas in Indore which are very popular and have been growing in the last few years. One area where you can confidently buy property is in AB Road. This area is in the heart of the city and has many amenities and facilities. There are many builders like Parsvanth and Ansals who are building new properties in this area. Everything is available very near to this locality, there are markets, malls, hospitals, schools. There is also good transport facility available in this area. Yeah, I recently read a news article about the government bringing in a light metro train to Indore. The government have made plans of introducing the Metro rail to Indore and Bhopal in the next three years. The current proposal is to have a 32 km Metro rail which will cost around Rs. 7500 crore to build. Currently a detailed project report is being compiled for the project. I think this project will be a big boost to the public transport in Indore. Now, the only mode of public transport is by bus or auto. Hi, good call on the Ruchi Lifescapes project. I think its a good investment choice, mainly because the location of the project is one of the best in Indore. I mean, living in Jhalaria is in itself a good decision, but the best thing about this project is that it is close to the Shishukunj School, which is a major educational institute in this area. Connectivity is also pretty good here. The best part is that they have 8 lane roads, so that takes a huge load off the traffic. You can even find the Inter State Bus Terminal at less than 2 kms from this place. If you are a professional who travels a lot, then the Indore International Airport is only at a distance of 3.5 kms from the corridor. Basically there are 3 types of Singapore Green View apartments. One is a series of row houses and the other has flats. Price of a house should be around 25 and a 2bhk should cost around 10. I think the row houses have more facilities. If you're paying that much you might as well go in for the house. It's bigger than the apartments by 600 sq.ft and has all sorts of fancy facilities. The third Sarthak Green View is probably just plots. But if you're thinking about investing you should weigh out all your options and choose the best one. Hey sadly there aren't any 1 bhk apartments. There are many 2 bhks available though and the starting price is approx about 28 lacs. Kanadia road is quite a good locality. You don't need to travel much. Very convenient location so I think you'll get value for money. This place seems to be quite awesome. It has row houses, apartments, villas and plots all situated close to each other. You should probably go there and check out the project to see for yourself exactly what sort of house you're looking for. I agree with the above comment about ab road being the most happening place in Indore. However, be wary as there are many families who reside in the area and would not appreciate too much noise. Prefereably, look in locations that have a a lot of student residential population. But, ab road is definately the best option for you guys. Contact the local agents and tell them your requirements. The best part about this locality is it's very convenient location. It is close to the airport, multi specialty hospitals, good educational institutions as well as Ujjain road which is a religious centre. AB bypass road is very nice locality. It is a prime locality with lot of growth potential! There are good roads, connectivity, clean and safe neighbourhood, less civic issues, goog hospitals and schools all in the locality. This is ridiculous, mostly because there were demonstrations held to draw the attention of the Control Board too without any reaction. The officers in fact have given answers to the residents that do not assist in the matter in any way and only aggravated the situation. The problems with waste disposal in Amitesh nagar locality are worsened during the current season of monsoon. This is because the huge mass of garbage that generally lies to the side of the road is moved to the center of the square making matters much more unbearable. I think it is absolutely pathetic that even though there are garbage bins there is heaps of garbage lying all along the road, and this is fast making Indore one of the dirtiest places to live in. It is a good decision to make an investment in the Aarush Divya Rock Island Row houses property on Ujjain road in Indore. I say this because I have observed that greenery is a rather central feature in the project. There are useful amenities available in the property ranging from gardens that are well landscaped and play zone to high quality RCC roads that are wide. Yes there are plans to ease traffic congestion in the proposed BRTS corridor by a project that is going to construct 5 flyovers and 8 foot overbridges across the corridor. This is all going to cost about 346 crore. With the new budget that Indore has received, it plans to make it very useful by using it for projects such as this. They are looking to increase the real estate potential of the city. The BRTS as of now has had some scandal in Indore and many people are against it. Because it has caused more pollution than less. Indore gets its water from the Narmada river and right now there are plans for alternate source of water from the Choral river. Another project is linking Narmada and Kshipra rivers so there is a bigger water source. Some localities in Indore suffer more than others when it comes to a lack in civic amenities. But as each week of its functioning passed, we became more and more disappointed. The bus schedule isn't always followed and sometimes BRTS provides very shoddy service. The buses that were supposed to have an automatic ticket vending machine, Information bureau and atms in all BRTS corridors is taking its own sweet time! I think the BRTS is a great way to improve the infrastructure in the city and that it should be introduced in all cities. But it should also be properly maintained right? Even builders are getting very annoyed with these schemes. They feel that is their services need to be rendered towards the poor for free then why can't other sectors apart from real estate also do just that? For example why can't a hotel owner give free food to the poor? Based on this thought process, the government was willing to make funds available to these private builders on cheaper terms and many incentives have also been provided to them. I really doubt that the increase in low cost houses will have a direct effect on real estate in the city. I don't even think enough low income groups will invest these houses because they are used to very bad civic facilities always. No thankfully at the moment all developmental projects have come to a standstill. It's sad that I have to say 'thankfully' but that's only because of the compromise that would have had to be made for all these developmental projects. There were plans to cut 199 trees and transplant 22 trees for the construction of the BRTS project and other developmental projects like feeder roads, bridges and culverts. I think this country should learn the difference between growth and development. A country can grow without developing and that will be the outcome of Indore if they plan on ripping apart our resources using the excuse of development. Great news, this, I suppose. The Kshipra river was almost dry just about a year ago and now with this move the river has plenty of water for the pilgrims to take a holy dip in during the Simhastha Kumbha Mela of 2016. It is pouring right now in Madhya Pradesh. Cities all over the state have been hit by the heavy rains including Indore, Bhopal, Gwalior, Ujjain and Chambal. Rains are going to continue like this for atleast the next 2 days. I think the people who had it best were the farmers of Indore. They managed to sow some good crops when the rains that started but the ones that had done it before the rains, are facing a rain impacts that affect their crops. This monsoon is very good because this year it was delayed and a week ago, it was scorching hot in Indore. This suddenly cooled down our city so all the residents are enjoying the weather right now. The entire region has great connectivity to Indore and other cities around the area such as Bhopal and even western India like Mumbai, Ahmedabad by important corridors such as NH 59 and NH 3. The site is close to the Indore airport and it will connect it to other parts of the city. Railway links are also getting improved by Indore-Dahod broad-gauge link to the Dedicated Freight Corridor and Indore – Khandwa to south India. The road connectivity is also very good especially after the road widening project. Now areas with a lot of offices such as Pithampur, Laxmibai Nagar and Shivaji Nagar are easily accessible and it is a hassle free drive. Yes you’re right about the lottery system being used for all these slum dwellers. Initially there were 1000 residents who needed to get houses, from these slums. But finally the number came down to 148. They were allotted flats last Friday under the Rajiv Gandhi Awas Yojana. This was the final batch of the slum dwellers who needed to be allotted houses. So now the slums are all cleared, and they can be demolished and construction work for the proposed park can be started here soon. I think the only gated community that's there is Pinnacle D Dreams. Not too sure whether you meant the sale or rent price of the apartment but the starting price for a 2 bhk is 45 lacs. They have a lot of good amenities. They provide wifi and have atm machines on the premises. They also have a library and health facilities which is something else that is new. Thing is it still under construction. They have 2 on going projects as of now which should be completed by Dec 2015. Love that the property value seems reasonable enough for a long term commitment. Especially if you can avoid the city as much as possible, then it definitely makes sense. I've actually found it quite difficult to get to Indore from Ujjain Road. The trains are nice, but they go up and down only once a day and at the same time everyday. For the past 10 to 12 months Indore has been doing really well real estate wise. It's actually doing better than most other cities in India. The Super Corridor is highly developed. There are many IT companies like TCS and also a whole bunch of new educational institues like Symbiosis and NMIS. Road connectivity to other parts of the city is excellent and there is a traffic signal that allows you to go to the airport without stopping. Infrastructure is great in the area and there's recently been a high demand for apartments all over Super Corridor. The situation is better now. About 40% of the water in Indore comes from borewells and the rest is from narmada pipelines. I think people have finally understood the seriousness of the neglect of civic facilities that they started to protest. This proved effective as Indore Municipal Corporation took action for a clean up of the city and penalty against those civic officials slacking off on their job. There was also a really bad case of poor garbage disposal to the extent that you couldn't escape the foul stench in some areas. A resident ended up taking the initiative and by giving incentives to cleaners, he even got other residents to help clean the city of its garbage. The garbage disposal plant can only dispose of 500 tonnes of garbage everyday and Indore produces 800 tonnes. Another display of over population at its worst!The situation is better now. There is safety and security, and also problems like electricity and water are well taken care of by the builders till the colony is developed, and later on by the homeowner's association. Divya Vihar seems like a pretty decent project to me, and with the proposed Bus terminus, railway station, shopping mall coming up, and its good accessibility to super corridor, its future prospects look good.I totally agree! You’re saying your budget is 9 lacs right? Then you can find a nice spacious plot at DCNPL Greensville. They have plots ranging from 850 sq. ft to 2900 sq. ft.. You could invest in a 1000-1200 sq. ft plot in that budget. Location wise I think it suits your needs. Moreover, if you don’t end up living here, you can always use it as a holiday home or getaway home. But, like it is mentioned above, the per sq. ft prices are lower than the average locality price. Super Corridor is a very good location and has everythig near by. Ok so this locality is a bit towards the eastern outskirts of the city. But its not like that makes it isolated or remote. There are enough well connected routes, so that the residents dont feel all removed from the city completely.

The IDA were supposed to build an 800 metre bridge that would connect Keshar Bagh and its sorrounding areas in the western parts to the eastern parts of the city as it was causing a lot of inconvenience but they have not completed the work.Yes. Q: Hi All, Can anyone please let me know about the flat registry rules?? My builder is quoting that he will do registry on carpet area whereas I am paying for builtup area i.e. Builtup area = 1161 sq ft Carpet area = 870 sq ft Price Payable = 1161 * 2400 = 2786400 So the registry of the flat should quote what carpet area 870 sq ft or builtup area 1161 sq ft??

Hi, Absolutely agree.. and Built up area is Carpet Area + Area of walls and ducts+ 1/2 the Area of the terrace. This is usually 10% more than the carpet area. How is the area of a flat calculated?
Hello Rashika, I think Flats are usually value on the basis of the area. yet, the actual usable area of the flat may differ from the saleable area. The difference between the useable and saleable areas is a result of the space included in the calculation.Majorly there are three areas through which we can calculate: 1. Carpet area: Actual area for living 2. Built-up area: Carpet area+area of outer wall 3. super built-up area: saleable areas

@ Rashika, Lets assume the ratio is 75:25.Means carpet area is 75% of super built up area. SUPER BUILT UP AREA = 600 + 25% of 600 = 600 + 150 = 750 SQ FT

Q: Hi, I am getting new Flat possession with in 2-3 months which is already delayed one year by Builder. In Final payment they are asking following: Maintenance charges (for 2 years) , Sinking fund (payable at the time of possession & finally handover to society) and Club membership (Payable on completion) My township has 10 towers and only 5 towers is launched and under construction. GYM, Swimming pool, sport complex like amenities are not started and as per them it will be grounded after complete township I believe 10 years later from now. So what are the charges actually payable because these is not beneficial for me in couple of future years.
