Q: I have been working in an IT company in Gachibowli for some years now. Planning to settle in Hyderabad itself with my family. Ok I should warn you that the locality does have many civic issues. Of the worst are the bad roads and insufficient water supply. Basically the roads have potholes everywhere, sewage and sludge everywhere, and its very difficult for cars and bikes to ride on it. Many 2 wheelers have met with minor accidents because of uneven roads. And if a car goes fast on these roads, the car's engine starts acting up or gets damaged. Two things in Malkajgiri are there that might inconvenience you here. One is the growing water scarcity in summers and the other is the neglected broken roads. Apart from these two problems, I think Malkajgiri stands as a good area for small budget investments and can definitely offer you a good suburban living. Thing is Bhu Sattva is far away from the noise and chaos of the city but it is still close to IT offices and companies. Main target of residents in this building are IT professionals, employees and old clients. It is perfect if you're working closeby. I feel fault is on Corporation also. Because they do whatever road work in order to please the contractors. even if it does not abide by IRC norms. Even if it includes things like laying the same road again and again just to fill the pockets of these contractors. And the corporation's poor quality of work is never talked about or doubted. Khajaguda is another small locality with mostly mid end projects. There are also few villas. It's located quite close to Gachibowli though and that's what will drive property demand here eventually. Safety wise also Appa junction is quite good, because you have the narsingi police station not far from there. Yes there are quite a lot of defaulters in hyderabad, as revealed by the intensive household survey conducted across Telengana in Aug. In fact of all the 20 lakh households in the Greater Hyderabad limits, only 13.6 lakh units had been assessed for property tax
Yes, and also about 7 lakh properties in Hyderabad are unassessed and owners of these properties have property tax defaults of a total of over Rs 200 crore. Also, not just residential, among these defaulting 7 lakh properties, there are a few commercial establishments as well

Yes, due to this metro rail, the real estate prices have also gone up a lot. A 2 bhk flat in kothapet costed around 25 laks in 2013, but now it has gone up to 33-35 lakhs! I have heard about this project too! The price of these luxury villas starts at 1.7 crore!! That is a little pricey if you ask me. the builder who is undertaking this project is Ramky Estates & Farms ltd. I think the project has not finalized when it is going to be on sale as the primary work is going to start only. They are planning to build the apartments, mostly 2 bhks and 3 bhks in an area of 1002 sq. ft and 1506 sq. ft.

Hi there, Janapriya Arcadia is set to be occupied from June 2015 onwards. 13 apartments are for sale and 4 are available for rent. They include 2 bhks and 3 bhks. 2 bhk with area of 925 sq. ft - 1200 sq. ft. 3 bhk has area of 1250 sq. ft - 1460 sq. ft. The price is 1945 per sq. ft for both 2 bhk and 3 bhk.

Hey the price here is pretty high as compared to the other areas in the city. I think the price for apartments per sq ft is around 4,300 to 4,400 rupees per sq ft. But the price for independent houses is pretty high 8,300 rupees or so. I think you can get a good 2 bhk house for 56 lakhs. Hey the proposed Hyderabad- Warangal IT corridor is about to come up near Uppal. It is a great way to boost the development of this area. It already has good infrastructure but this proposed IT corridor will only increase the price around that area too!
Not only that, the Hyderabad Metro Rail that is about to come here in uppal will be a growth drive for the area and im sure that it will increase the real estate sector of Uppal. Investement here and buying some land here can get you some great returns in the future.

If you are moving to Kachiguda, then you dont have to worry about the connectivity at all! This place has the best connectivity with the Kachiguda Railway station less than 1 km away. Kachiguda railway station is a major rail access. See Toli Chowki is right near the Hyderabad elevated expressway and it also falls along the National Highway No. 4 , which is why i think that the real estate market in here is blooming right now. The average in this area is higher than most of the areas in Hyderabad.
Yes and the price is expected to go more up in the coming few years. This place is quite close to the Outer Ring Road in hyderabad and there is going to be some development of the Ring Road accoring to the news, so that wil indirectly impact the market around here. I think this is about the righttime to invest here.

Hey buddy, so Niharika Exotica is an apartment project being worked out by Niharika Projects limited. This project will consist of 3 BHK and 4 BHK premium apartments of different built up areas which go from 1775 square feet to 2700 square feet.
I will talk about the prices of the 3 BHK flats here. The 1775 sq. feet apartment will has a price tag starting at 60 lakhs while the 2075 sq. feet flats have a price tag that starts from Rs. 83 lakhs onwards.

I think Langar houz is close to the famous Golkonda Fort and The Qutub Shahi Tombs in Hyderabad, and as this place was a tourist attraction and it is close to the river Musi, it saw an early development of residents who preferred to live in here.
yeah..and I think this place also has good connectivity and road access to the other parts of the city. You can get many TSRTC buses from the bus stops in here and the closest railway station to this place is the Malakpet and the nampally Railway Station.

Personally, Chandanagar would be a nice locality I think. Being close to the well established IT corridor, this place is attracting software employees and budget buyers who cannt afford the high rates that are currently going on around the Hi tech city area. So in here apart from the 4 bhk apartments the price per sq ft is the same for almost all the apartments, the 4 bhk have a per sq ft price of 4,850 while every other units has a per sq ft price of 4,800 rupees. so the 2 bk are ranging in between 49 to 59 lakhs and the 3 bhk will cost you around 58 lakhs to 1.1 crore. and the 4 bhk are around 1.1 crore to 1.3 crore.

There is good connectivity in the Kapra region as well. The Government has agreed to give tax rebate of 25 per cent to property owners if their tax evaluation this year was Rs. 500 more than last’s year’s levy. And in case the tax evaluation this year is five times higher compared to last year, then the rebate of the property tax for the residents is around 55 % for the residents. That's just not it. The release further said that the REC agreed to a government proposal to reduce the interest rate on its loan by 0.5 percent which will reduce the interest burden by about Rs 600 crore. Well according to my sources the Telangana government on Thursday issued a public notice complying with the High Court order on the assignment of unobjectionable government and surplus lands under the Urban Land Ceiling.

The State government is also looking to add 2,300 MW by end of 2015 and reach a comfortable position by 2016 end.
