Hello Anish, I think you have to pay stamp duty and registration fee as per applicability. 1. The other way is to gift it to your son and 2% stamp duty and registration fees as applicable will have to be paid on the market value of the flat. 2. Another way is to give your son power of attorney of the flat and unconditionally will it after you.

What are the risks involved in residential property investment?
The risk factor in property investment lies within the likelihood of buying at a higher price and having to promote at a lesser one in a depressed market. It's also risky to try time the market to determine the 'best' time to invest. Very like within the inventory market, it is not possible to predict the factor of lowest ebb in the true estate market.

Q: I have purchased a flat in Cilantro in Year 2012 with a promise of getting possession on Dec 2013. Obviously the project is not complete and the completion date is not known. Check the Structural Stability and the After Delivery Support from Builder in Projects like Akshaya Belvedere at Urappakkam. Builde who claims "UnCompromise" has compromised too much that People had to suffer so much during the Floods recently when sorrounding area and nearby apartments were not affected. Make sure you validate , review and be double carefull with their design and agreements etc regarding clubhouse usage , Power Backup as they have a catch there.

This is a very huge project but very unplanned. Builder is just focusing on new projects. Amenities are yet a dream . hundreds of issues related to water leakages, safety, regular seepage of water in toilets and basement flooded with dirty water most of time. I have moved here a year back and was victim of slippery basement and broke my knees. Still builder is not bothered about basics. Project is already delayed by a long time and yet to see any progress in phase 2. Lot of construction sounds of machines and blastings. If one is okay with all these, can go ahead

For that LDA has opened the registration process in April for the various vacant flats under Gomti Nagar Extension and Kanpur Road Yojana. The registration of these flats was canceled by the allottees but after the failure of registration about 260 flats are still vacant. Besides this, with the end of the time duration of OTS on 31 March, some other flats registration have canceled.

Hello Pardeep, Recently I visited the project site and his site offices, they are offering price of Rs 3200 per sq ft. Builder is providing own borewell water supply for this project. Yes, few of my friends said that water condition is poor in this area, but it will be sorted out very soon by local bodies.

Q: We had purchased one unit in Tower 6 already and went to visit our property today. We have already taken care of the payments and wanted to plan the closing. We went there at 5.15pm, but were treated like some unwelcome people, and sent back at the gate, saying the office closed at 5pm. Is this the way to treat a buyer? I wish someone had guided us with some basic information and a plan to meet them the next time - instead we were disrespectfully sent away. The receptionist there (Mr.Mohan) and his boss (Ms.Devyani) went to the extent of saying you can go and complain wherever you want. I am guessing they are used to treating clients rudely so they could not see the difference. We were shocked by this experience. It is a shame and really wish people learn to respect people. They could have been gentle with us and we would have become proud members of the community and referred more people. Instead this incident left a very bad taste with us. Its really a good move by RBI and this guidelines are also expected to ensure availability of bank credit at interest rates which are fair to the borrowers as well as the banks. As per the final guidelines, all rupee loans sanctioned and credit limits renewed w.e.f. April 1, 2016 will be priced with reference to the marginal cost of funds based lending rate (MCLR) which will be the internal benchmark for such purposes.
Hi Puneet, While these guidelines will benefit the new customers, existing customers will also have an option to shift to the new regime with some conditions. Because, the guidelines are to be applied with effect from April 1, 2016 on new loans taken thereafter as well as loans getting renewed after that date.

Hi all, I think they have done a fantastic job. The Aurangabad Municipal Corporationhas no right to ask for the tax, as it has not fulfilled the expectations of the residents. People are quite angry with the civic authorities and hence they have taken the step.
Yes, they have met multiple time with mayor Trimbak tupe, municipal commissioner Sunil Kendrekar and other senior officers and brought local issues to their notice, but nothing has changed here. Civic authorities always replied them that they have short of fund. Where are those tax money going?

Q: Having seen Vajra Sree Nivasam at Kondapur which this builder build , not sure how Tata sponsored this . Its not even one year and the construction is falling apart . There are cracks and many more issues . Also not to mention the rough behavior of staff . I SHALL NOT Recommend this builder

Q: I have booked a flat in Vritti constructions kiwale in august 12,and construction started in Sept 12" for all 6 buildings and we did the registration for the flat in Dec 12,but in march 13" according to central government notification the part of serve no is under red zone. Yes, and this time they will get larger homes. Earlier it was decided to give them 300 sq-ft. tenements. Now, they will get an additional 100 sq-ft. on account of the fungible FSI.

Yes, the company has got a demand notice of Rs. 321.79 crore from Jaipur Development Authority (JDA) towards payment of lease charges for a township project. The notice was issued on January 27th to the company's subsidiary Mahindra World City Jaipur Ltd.

Yes, As per the society residents, the builder had not drawn a conveyance deed in its favor. Because of that there was no water, and the society had to obtain a connection at a higher rate in the absence of an occupancy certificate. Also, property tax had not been cleared and there were leakages in the flats.
Very sad. After investing a hefty amount, flat owners have to face such issues. I also heard that there is no recreation ground, club house and swimming pool as promised, shortage of exterior open space required to be maintained around the buildings as per the Development Control Regulations, the parking space were sold off illegally and a corpus of Rs.32.5 lakh was not given to the society.

But see the commission's decision. The commission rejected the excuses exerted by the builders. It said that no matter what the reason, conveyance would have to be executed in favor of the federation, and if this was not possible, get a separate conveyance for the society within one year. If delayed, the builders were held liable to pay the society a penal compensation of Rs 5000/day.

Hi all, Current updates on this project is that the builder is saying maintenance is calculated on the higher sq-ft area ....for example if it is a 3BHK and area ranges from 1613 to 1730 sq-ft.and if you have1613sq-ft.area flat, you still have to pay as per 1730 sq-ft.

Apart from that, these certificates are evidence that the commencement and completion of the building are as per the approved plan and in compliance of local laws. If the builder has deviated even a little more than the allowed percentage, the authorities may impose a huge penalty before regularising the building."
Well Sammy, there is also a chance that the electricity and water connection could be cut if the owner does not have the Occupancy Certificate.

Hi folks, A power of attorney which is accurately authenticated by the notary or any magistrate, an affidavit has to be filed with all the original documents of the power of attorney authorising an agent to do certain acts. All the documents will be verified by the court and then court will register power of attorney by putting seal and sign. It is very much essential to make the power of attorney valid.
Hi, Property sales through the common practice of general power of attorney will not give ownership title to the buyer. No property sale on power of attorney as per Supreme Court order in 2011. The court rules that transfer through general power of attorney cannot give ownership title to the buyer.

Yes, i read this news. The land allotted to the Patanjali Yogpeeth Trust by the previous Prem Kumar Dhumal-led BJP government on lease has been cancelled and is vested in the state government's property.
The BJP Govt. under chief minister Dhumal had allotted 28 acres on lease to the Patanjali Yogpeeth Trust in 2010. But as usual congress alleged that the land worth over Rs. 35 crore was allotted by the BJP Govt for 99 years to the trust on a lease of Re.1 and thus was cancelled.

Hi Gautam and Lokesh, Do you know that as per the last Census, a total of Rs. 2.95 crore houses are needed to be constructed and it is expected that the target will be achieved by 2022 under ''Housing For All'' scheme.
You are right Ravindra. The Government's proposal is to run the scheme in 2-phases and this programme will run for 6-7 years. The NDA Govt. also proposed to construct one crore houses in the first 3 yrs. For this the govt. would need to spend nearly Rs. 82000 crore. Out of which, Rs.65000 crore will be provided by budgetary provisions and the rest will come from India's apex development bank NABARD.

Dhananjay Khot, additional director of town planning in the Kolhapur Municipal Corporation told that the civic bodies such as the KMC are totally dependent on the revenue generated through the premiums charged to builders and therefore, the clause should be withdrawn.

The Maharashtra is doubtful to pay attention to the civic body's objections, as the state budget for 2016-17 has emphasised on revenue generation through premiums and 50% transfer of share. The civic officials claimed that the KMC will face revenue loss of around Rs 15 crore if the amended rules come into force.

Vijayasri Eldorado was launched in June 2015 and the estimated possession is by October 2017. As far as I know the project has got approval from Bangalore Development Authority and leading banks like SBI, LIC Housing Finance, HDFC, ICICI, Axis, Indiabulls and Tata Capital Limited.
Are there 2.5 bhks in this project? Currently what is the rate per sqft going on? What is the total development area and how many apartments are coming up?

Hi Raghu!!! As per Bhubaneswar Development Authority, no multi-storied building shall be allowed to be constructed: A) with approach road less than 18 m. width; B) on plot the size less than 2000 sq-m., and C. within 100 mtrs from the center of the National High way on either side.
Right Bablu and Double cellar/stilt is allowed in case the plot area is more than1000 sq-m. with 12 mtr approach road.

Most of the major cities in Gujarat are very well developed because I am taking here availability of basic necessities into consideration, like water, electricity, housing, roads, road lighting, city cleanliness, eating outlets, mall and markets etc. and people are prosperous in which ever part of the city they reside in.
Whereas Vadodara is educational capital/ Cultural Capital of Gujarat. Home to renowned M S University. Education level is very good. Home to some of the good mechanical industries. This city is on Bank of Vishwamitri River. Transportation is also good as it has VTCOS buses.

It is in close proximity to the South Western suburbs of Mumbai as well as the Central region. It enjoys excellent connectivity to Mumbai due to the SCLR which reduced travel time to half and made it effortless. Hi Anubhav!! The Wing-A has come up to plinth level and the Wing-B foundation has been done. They did not get the environmental clearance and hence the construction was stopped. This July'14 they got it however they still needed the Construction Certificate to re-start. I was told in Sep that the construction will start in October End I passed by a couple of days ago and still seems no movement. I don't know when they will start the construction.

Hi Anubhav, Even i have searched on few realty portals and found that most of the websites have mentioned the possession date December'18. And almost all the projects in I C Colony have been delayed, if you just walk around you will see at least 10 - 15 projects with no to little movement in constructions for 3 - 5 years. According to me, it will take another 2 - 3 years from here to offer possession, if the real estate market picks up and they are able to sell the flats. I think there is a environmental clearance issue with this locality.

Q: Dear consumer, do not be fool by investing in this fraud group. I had made this mistake and after three years, I am just running between there branch and bank and neither plot is in my hand nor my money. During investment, they welcomed me and now they are ignoring me and not taking seriously. I am suffering since my life time saving is invested in this fraud group and now they are not returning money. I had booked a plot (Plot No. 96) at a project Prestige - III of Vatsalya Builders And Developers Pvt. Ltd. situated at Rau-Indore. After 3 years, no development has been observed at site neither project is in status of possession and still it was in stage I had seen during booking time. I had taken continuously follow up from them and every time they had cheated me by giving fake assurance of possession. Finally I had decided to withdraw money from this project and they had given me cheques after long time and all cheques were bounced and now they are saying we are not having money. So its my advice, do not come under influence of there marketing team. They will welcome you and take off your money and after that they will forget of you and your money.

As far as builder reputation is concerned, they are quite unprofessional. I have booked in C building in Sept 2013. The phase-1 of project is almost 6 months delay. When asked for compensation, they rejected it. But when it comes to them, they charge 18% PA as a penalty if the payment is done after 7 days of the intimation. I am planning for a legal action against the builder.
You are right Apurva. Me too have booked a flat in C building in September 2013 and yes it is really freaking out now. I am frequently visiting the site and getting in touch with them. I even have one official mail from them dated Nov 2016 which states that they are as per schedule and they will be delivering the possession in next month in Dec 2016. I think we should collectively take action against the builder.

Hello Madhav, Yes, you can buy the residential plot from Schedule Tribe or Schedule Caste if you belong to Schedule Caste but you have to present the proof of SC to the registrar at the time of registration.
Yes, I agreed with Bipin. Only an ST can buy the land of ST residing in the same police station. As you have mentioned that you stay in Bihar and want to buy a plot in Jharkhand. In this case, you will have to take the advice of a legal expert or you can also talk to the Registrar Office in your area, I think, they will guide you in a better way.

Hi Pradyumna, Permission to convert the use of agricultural land for any non-agricultural purpose, or to change the use of land from one non-agricultural purpose to another non-agricultural purpose may be granted by the Collector after consulting the Planning Authority and such other authority as the State government may. Conversion of industrial land into residential is possible only if the property has been classified for residential use as per the master plan followed by the concerned civic authority depending on the jurisdiction.
Yes, the procedure commences with you making an application to the Special Deputy Commissioner with all relevant property documents for reconversion. The planning authority will collect a stipulated fee and on such collection, the change of land use shall be deemed to have been granted.

Hello Sir, Have visited the project site recently or you heard via some sources. I do not think there is parking issue with the project. When you to deal a property, it is the headache of a builder to provide you parking facilities, not yours. A builder know it very well that in absence of parking facilities nobody will buy their flat.
Yes, I am agreed with Mr, Bipin. If a builder is charging you for car parking, then it is their prime responsibility to provide you parking. Do not go on any rumors. Do your own due diligence before closing a deal. Thanks.
