BDA proposes to put up high-rises in Kempe Gowda Layout
BDA will give flats, not sites-To start with, the agency plans to build apartment complexes in the proposed Kempe Gowda Layout.
A formal proposal focusing on vertical development of the city has been sent to the urban development department. All these years, its brief was to develop layouts and allot sites in Bangalore city. Now, taking vertical development as the way to go, BDA is re-inventing itself with plans to construct and sell apartment flats.The price of flats will be finalized once the project is initiated.
To start with, the agency plans to build apartment complexes in the proposed Kempe Gowda Layout, which covers the 12 villages of Dheegehalli, Kanneli, Kodigehalli and Manganahalli in Bangalore North taluk, and Kommaghatta, Bheemanakuppe, Bheemanakuppe-Ramasagara, Sulikere, Kenchanapura, Ramasandra, Komaghatta-Krishnasagara and Challaghatta in Bangalore South taluk. BDA will follow the PPP (public-private partnership) model for Kempe Gowda Layout. It will construct high-rises on 60 per cent of the layout’s 4,043 acres, while the remaining portion will be allotted to farmers whose land was acquired for the project. BDA plans to construct around 4 lakh flats in the layout.
A BDA official noted that the land acquisition process had been delayed as the farmers had agitated for more compensation. BDA commissioner Bharat Lal Meena said, “Vertical development of land will be taken up once the government gives its consent. The price of flats will be finalized once the project is initiated.”
“We have decided to increase the compensation to Rs 80 lakh per acre and are awaiting the government’s approval. The BDA Act will also have to be amended to allow for the construction of high-rises,” he said.
