Builders Focus to Dwarka after Noida Land Row
Noida Extension is no longer the focal point of realty development after the land row. Property developers are moving to other areas in the NCR. Unlike Noida where those affected are mainly end users, who purchased property due to affordability, in Gurgaon, majority buyers are investors.
Haryana has put a cap of 55 apartments in an acre; UP has allowed construction of more flats. While there will definitely be a greater demand for properties in Gurgaon, the realty market here does not have appropriate pricing.
Builders have shifted focus to the stretch connecting Dwarka with Manesar. But this area, too, has its own share of problems. One-third of this 18-km stretch is under litigation, which is why construction work has not even begun on this 5.5 km stretch. This Rs 44-crore project was awarded to India Bulls, but it seems unlikely that the March 31, 2012 deadline for completion of projects will be met.
