Green workplaces in demand in Delhi-NCR

Comments(5) Sub Category:Delhi-NCR,Real estate trends,Realty News Posted On: Feb 01, 2013

Green commercial buildingDelhi-NCR: NCR houses around 80 green buildings which together occupy around 121 million sq ft of office space. Such buildings provide green office spaces with natural air and sunlight inside the office and thereby reduces energy consumption.

Ecotech City located in Greater Noida is one such green building providing office blocks which do not need any artificial lighting. No more day-long tube lights-lit, air conditioned and smelly interiors as the demand for green workplaces is rising gradually.

The design of these buildings gives importance to energy conservation technology. The Greater Noida building, which is the administrative block of Bayer Material Science, draws 100% of its electricity from a photovoltaic plant, and consumes 50% less power than other buildings located in the region. The building does not require energy from any external source as the energy consumption of the building is low.

Recently, Ecotech City has won the Platinum LEED certification. It has got the highest points in the world for being a ‘net-zero energy’ building. About 30 employees have been working inside this two-storeyed office.

The building is designed in a way that allows maximum sunlight to pass through and blocks the heat. About 270 solar PV panels placed on the rooftop can generate up to 57.5 kW of electricity, which is sufficient for the demand of the building.

The new building for ministry of environment and forests (MoEF) located at Jor Bagh, which is under construction, is another example of green building. It is being constructed in a way so that it gets both the GRIHA 5-star rating and the LEED India Platinum rating.

The architect of the building calls it the environment ministry’s effort to ‘walk the talk’. A major feature of the building will be zero tolerance to surface-parking. A three-level underground parking is being constructed and preference is given to CNG or electric vehicles as well as carpools.

Earlier green commercial buildings were considered to be very expensive although there is not much difference between the cost required for a normal building. And however, now the price of materials required for such buildings has become cheaper which makes business sense to build green offices as the energy costs will get halved in the long run. The maintenance cost of a green building is comparatively very low.

“Green Boulevard” building is another green commercial building located at Sector 62, Noida, which looks like a modern office complex from outside, but once entered in, the temperature makes gradual shift. The building has 12 IT companies and houses about 5,000 employees. The building depth has been optimized to capture daylight and offer lovely vistas. On any usual day, the temperature inside the building is seven to eight degrees lower than outside the office owing to its special structure and design.

Nowadays, more and more companies and offices are looking for such buildings considering long-term savings.
