Layout Changes to be Approved by Flat Buyers
Noida Authority has come to a mandatory conclusion for the builders and the developers to get consent from allottees if the builders want to make changes in their layout plan. Regular complaints concerned unwarranted changes are carried out by the developers in the layout of a housing plan. The Noida Authority has come forward to give more power for the flat buyers.
In order to make any substantial changes in the layout plan, the developers need to get the same sanctioned by the authority from now on. The developers need to present a NOC (No Objection Certificate) duly signed to get their orders sanctioned. The senior town planner, Rajpal Kaushik of the Noida Authority said that, “The flat buyers must be taken into confidence when the developer is making substantial changes in the layout plan. “
The brochures and advertisements of the housing societies promise certain welfare amenities, however the developers later amend the layout plan due to various reasons and ultimately the flat buyer is facing loss.
The Uttar Pradesh Apartment Act also has a similar provision whereby the developers are not authorized to make changes in the layout planning without the concern of the flat buyers. The Noida Authority has decided to follow up the same to make sure the content of the flat buyers and the developers accept the same.
