Maharashtra Government approves no development zones

Maharashtra Government has approved the use of no development zones (NDZs) for industrial, commercial and residential activity in the state. This approval was given in the exit policy for special economic zones (SEZs).

In the NDZ areas, a basic floor space index (FSI) of 0.5 will be allotted. The new industrial policy which was recently announced also permits the conversion of denotified SEZs more than 100 acres to integrated industrial areas (IIAs).

The policy is developed keeping in mind the employees working in industries. It will fulfill their residential and recreation requirements near their place of work.

This policy will also be applicable for denotified SEZs within six months of the policy coming into force. Also, a developer will be allowed to utilize 60% land for industrial activity, about 10% for commercial development and 30% could be used for apartments and other facilities.

The release of NDZs will spark off another controversy, as under normal circumstances, no industrial or commercial activity is allowed on NDZ, experts said.

The new initiative has been taken to compensate for the loss of FSI upon denotification, as per state officials. Permission will be granted for development of residential or commercial activities only if there is development of infrastructure for the portion kept for industrial development is fulfilled.
