MUDA to employ PPP plan to benefit house-seekers
Mangalore Urban Development Authority (MUDA), in a first since its constitution in 1988, is considering construction of residential apartments in its jurisdiction, through a government-private partnership.
MUDA will begin the project, once site owners acknowledge their willingness. The project will encompass all requirements, with necessary peripheral infrastructure, including roads, parks, and drainage, among others. Each project would be allocated 10 acres of land, of which 55 percent would constitute apartments, and the other part infrastructure. Around 60 wards of Mangalore City Corporation, Mulky Town panchayat, Ullal Town municipality and 27 villages in Mangalore taluk currently fall under MUDA’s jurisdiction.
MUDA Commissioner Mohammed Nazeer mentioned a provision in rules to construct residential apartments under private partnership. However, it had not been tried earlier. He said they had already invited applications from land owners, and depending on location and land-value, owners would be granted 35-40 percent ownership in the projects.
Currently, MUDA has 12 residential layouts in its jurisdiction, which also include private property. The proposal would benefit economically weaker sections and the middle class, by providing them houses at affordable rates, said Nazeer. He mentioned that the cost and detailed plan would be decided on soon.
