Now, DDA to offer Low-Priced Flats
Here’s something to cheer for those who didn’t get DDA Flat in DDA housing scheme. The land agency is constructing 22,000 lower income group(LIG) flats in Rohini and Narela and 19,000-odd flats for the economically weaker sections (EWS) in Rohini, Dwarka and Narela. In LIG Flats, the agency is using the pre-fabricated technique to construct these housing complexes. The technique ensures that the pre-casting of walls, columns and assembling of flats takes place at the site itself. While the work on the EWS project in Rohini and Dwarka is underway, construction of the LIG flats is yet to take off. Both the LIG and EWS projects have got a nod from the Delhi Urban Art Commission.
EWS flats under construction in Dwarka, Sector 23, might be replicated in other areas like Rohini, Sector 35. “The approximate cost of the EWS flats would be Rs 4 lakh, lesser than the cost of flats built using the regular technology. We will also save time as the pre-fabricated flats will be constructed one year in advance as compared to regular flats,” said an official.
“By using the pre-fabricated technique, known as 3S technology (strength, safety and speed) we will be able to ensure speedier construction of flats that are cheaper and environment-friendly. A plant will be set-up for pre-casting concrete walls, columns, beams etc at various sites,” said DDA spokesperson, Neemo Dhar. Each building will be of five stories. The cost of the LIG flats is yet to be decided but DDA claims that it will be lesser than the present price of Rs 10-19 lakh.
Meanwhile, around 16,118, flats were allotted under the DDA housing scheme 2010, in April this year. The verification process of these allottees is on. Many housing complexes which are a part of this scheme are still under construction but the DDA claims that they will be complete by the time they are handed over to the allottees.
Regarding the allotment of these flats, officials claimed that they would include them in a housing scheme in the future. “The allotment will happen through the lottery system as has been the norm till now These flats will be included in some housing scheme in the future,” said an official.
“A housing complex under the scheme will boast of shops, parks and other amenities. It will be a pedestrian-friendly area with no vehicular movement allowed inside the complex. Parking will be provided on the peripheries,” said an official. The EWS houses are being constructed under the Master Plan -2021 which talks of affordable housing. While the DDA is supposed to construct 40,000 EWS dwelling units, the agency has been lagging behind. “We will be able to provide 19,000-odd flats soon,” added an official.
