Pune Real Estate Investment Destination for Akshaya Thritiya 2011

One of the pleasures of buying a property in Pune is the fact that home buyers have many more options than they did a decade ago. The city has expanded in all directions, turning far-flung locations into buzzing destinations with a slew of properties to suit all buyers’ needs and budgets. Accompanying this tremendous growth is a wide range of social infrastructure – shopping malls, hospitals, schools and much more, giving the city an upmarket profile that is perfectly suited to the global lifestyle.

Hinjewadi

Pune’s high profile as an IT destination initially centred around Hinjewadi, or Hinjawadi, which began developing in 2000 when MIDC took the area under its jurisdiction. The Rajiv Gandhi Infotech Park paved the way for many IT players in the region, and today mega corporates like Infosys and Wipro have set up operations here.

Hinjewadi’s major advantage is its connectivity to Mumbai, and to areas like Baner, Wakad, and Balewadi, which are on the fast track to development. Educational institutes like Symbiosis and Mercedes Benz Education Academy have also set base at Hinjewadi. Major residential growth is accompanied by new facilities such as multiplexes, malls, and supermarkets. The Fortune Inn Exotica opened here recently on the main Hinjewadi-Wakad Road.

Hadapsar

As Hinjewadi began to take off, on the other side of town a quiet revolution was happening. Hadapsar, on the Eastern side, a small village surrounded by farms till the 1980s, suddenly began to acquire a new profile. Known for decades as a vegetable market along the Pune-Solapur road, Hadapsar began to take on the sheen of the software world. The Magarpatta City township provided a lifestyle that Punekars have been increasingly getting accustomed to – the walkto-work concept that offers sophisticated workspaces cheek by jowl with upmarket residences and great leisure options. Schools, gardens and even a state-of-the-art 275 bed hospital were among the facilities available, making living here a satisfying experience.

Top corporates like IBM, John Deere, and Accenture have already made their presence felt in Hadapsar; so have several banking institutions like HDFC, ICICI Bank and others. Now, Hadapsar is poised to grow even further, as the Amanora Park Town adds to its profile. Infrastructure is growing rapidly and according to the development plan, the approach roads from the main Solapur highway is being widened to 18 metres. It will be a major link between Katraj – Kondhwa – Saswad By-Pass and Solapur Highway.

Chakan

As home options go, Chakan Pune was never on the top of any property buyer’s list. Thirty two km away from the main city of Pune on the Pune-Nashik highway, it was an ugly industrial area that was known as a water scarcity zone. Who would have thought that such a transformation could take place! Now, Chakan is known an an auto hub, with companies like Volkswagen, Bajaj Auto, Mercedes Benz and several other auto component makers and logistic companies setting their eyes on the industrial area under the Chakan-Talegaon belt. The Chakan-Talegaon-Bhosari triangle is shaping up as the Detroit of India.

It is also in the limelight for the proposed International airport, and the Maharashtra government is gearing up to the task of improving the necessary infrastructure for this. Plans are also afoot to upgrade the road to a 4-lane highway, and widen the bridge on the Indrayani river to six lanes. The road in question connects Ranjangaon to Chakan and Talegaon, and then to the six-lane Pune-Mumbai Expressway. Five star hotels like the Courtyard by JW Marriott is already under construction. Chakan is home to some huge township projects.

Talegaon

Talegaon, close to the Pune-Lonavala belt, was the sort of place you would go to for a scenic holiday. It lies at the centre of Maharashtra’s golden triangle – Mumbai, Pune and Nashik. The Indrayani River and MIDC are towards the North, towards South is the expressway, while East boasts of Chakan MIDC and the West connects Talegaon with the old national highway No 4 connecting Mumbai and Pune. The industrial belt of PCMC, Maval and Chakan and IT park of Hinjewadi is close by – a mere 25 minutes’ drive from Talegaon.

Its multiple advantages of being close to the expressway, national highway and railway made Talegaon a second home destination both for Punekars and Mumbaikars. Now, as it moves into fast forward mode as an industrial hub, it is seeing a host of new residential projects, from bungalows to row houses to smaller homes for those with more modest means. The location has caught the eye of MNC auto majors such as General Motors and Volkswagen, among others. Companies like Bajaj, Larsen & Toubro, Jindal, JCB etc have already set up their facilities here. The world’s largest carmaker, General Motors is producing the Chevrolet Spark and Chevrolet Beat at Talegaon and has recently inaugurated an engine production facility here.

Favourable climate and proximity to the industrial estates coupled with affordable prices is driving a good chunk of demand to Talegaon

Moshi-Chikhali

The Moshi-Chikali belt has become a sharp focus of attention, with the state government’s recent announcement of an international convention centre to be launched at Moshi. The Chikhali-Moshi belt shares proximity to Chakan MIDC, PCMC Hinjewadi, Nigdi Pradhikaran, Talegaon MIDC and also other areas of Pune. The Pharande Spaces mega project Woodsville at Chikhali and iParmar Group’s River Residency project are among the housing projects in demand.
The facilities in the area are growing rapidly, with work having begun on the Dyaneshwar Hospital and plans for a 100-bed hospital at Indrayani Nagar. In the new development plan, Chikhali and Moshi are centre-stage. The proposed Baba Kalyani SEZ is located nearby on which the work has already started.

Aundh

Traditionally, if you talked about an upmarket destination in Pune, it was Aundh in northwest Pune that remained top of mind, with its serene bungalows and quiet lifestyle. Its development as we know it today started in the late 1990s and though it is still considered very upmarket, there are several other reasons why this is so. Aundh, which encompasses Baner and Khadki, is buzzing with a host of amenities. The area is divided into old Aundh village and the newly upcoming areas. Wellknown localities in this region include Parihar Chowk, Sindhi Colony, Pune University, and the Governor’s house. Aundh is also known for its Chest Hospital, and for educational institutes like Baburaoji Gholap College. It is a popular destination for IT professionals thanks to its accessibility to the Mumbai-Pune expressway and to Hinjewadi. Thanks to the Commonwealth Youth Games, the Shri Shiv Chhatrapati Shivaji Sports Complex situated at Balewadi in the vicinity has become a highlight for places like Baner and Aundh.

Akurdi

Centrally located, the Akurdi node in the Pimpri-Chinchwad jurisdiction, is a mix of busy work centres and planned residential neighbourhoods interspersed with basic amenities. Good road connectivity and proximity to Hinjewadi makes it attractive, and with multiple developments taking place, Akurdi is turning out to be a place to watch.

Akurdi lies in the heart of the PCMC area. The infrastructure is well-developed. The International Convention Centre is scheduled to come up at Moshi, just four kilometres away. A DP road has been planned for this area; also there are plans for a BRT road from Aundh to Ravet that will pass through this area.

The D.Y.Patil College of Engineering located here is well-known and so is the famed the Gurudwara Nanak Mansarovar Ashram near Akurdi railway station. Akurdi is a reasonably priced location. It is surrounded by the PCMC industrial belt. It is also well-connected and easy to commute to. It is closely located to the Hinjewadi IT Park.

Vishrantwadi

If you are looking for a location that is strategically placed close to the airport, then Vishrantwadi is a good option. Surrounded by areas like Yerwada, Airport road, Golf course road, Viman nagar and Alandi, this area has proximity to the city centres and an excellent road network. The new airport at Chakan will also be accessible via Alandi. Vishrantwadi is also well-connected to the Nagar road and Mumbai NH-4. Vishrantwadi’s attractive quotient has risen thanks to the Sangamwadi bridge. There is also a great deal of development on the Vishrantwadi-Dhanori belt and home buyers will find good projects offering great amenities. Well connected and easily accessible, this place has more than enough facilities for a complete lifestyle.

Kharadi

Kharadi in the eastern part of Pune has such seen a huge transformation. Once a sleepy village, Kharadi has a new identity now with major IT complexes, corporate offices, and new residential developments represent Kharadi now.

The development and infrastructure plans of Kharadi are one of the best in Pune. Well-Linked to the city through public transport and road connectivity makes it much more desirable. Proximity to the airport and prime locations such as Koregaon Park, Kalyani Nagar, Viman Nagar has added to the advantage of Kharadi.

The availability of space and proximity to areas of business importance such as the railway station and the airport, have led to corporations setting up their offices here. Naturally, residential amenities and every-day facilities have followed-suit, to cater to the growing population frequenting this neighbourhood. Kharadi is the result of orderly development of vast chunk of barren land, which has now been planned to develop the land on a private public partnership by the local developers and PMC.

Viman Nagar

Viman Nagar has shown tremendous changes in the form of rapid developments and has attracted great interest of the buyers and developers in the recent years. Emerging as one of the biggest realty hubs, Viman Nagar is quite responsible in swapping the large chunk of population from other suburbs of Pune city. Viman Nagar has become the hottest and finest location in Pune with many luxurious and exclusive residential projects, IT Parks, hotels and educational institutions located here.

Viman Nagar is a preferable destination due to its proximity to the airport. Viman Nagar shares easy access to the areas like VithalraoVandekar Road and East Avenue as they have a great connectivity to the main national highway up north. The pace of commercial and the residential development is increasing. Developers like Marvel Realtors have entered Viman Nagar with their projects. Viman Nagar is also endowed with full-fledged townships. Many new nursery schools, playgrounds, design schools, multiplexes have added charm to its location. With all the leading restaurants in the city located here, Viman Nagar is also an excellent hangout spot for the foodies!

Baner

Baner started emerging after 1992, when the Mumbai-Bangalore bypass was completed. The construction activity gained momentum here. After the 1995-96 National Games held at the Balewadi Krida Sankul in Baner, there has been no looking back!

Thanks to the Commonwealth Games, the infrastructure of Pune has been decked up with good roads and basic facilities like water. As Aundh has become crowded now, people are looking at Baner as a good option. People from Mumbai also like to invest in Baner.

Many top developers have their projects in Baner. The developers are targeting the IT companies to invest in real estate for Baner is the closest destination to Hinjewadi. Baner’s connectivity to Mumbai is its plus point. Baner can be safely called as an extension to Aundh. Baner is also known for its natural beauty and tranquil surroundings.
