Q: i have taken flat in mantri towerE in pre launch there wasa delay in start of project intially and they said theytied with all banks and we went for sbi loan introduced by them but later sbi didnt approve the project and the delay happened for 5-6 months from builders in getting approval from SBI now they asking to pay the interest amount for 5-6 delay ? how can it be acceptable when they are late in geting approval with they bank they introduced...what they say now is its ur reponsible to pay it on time.. and say you should have gone to different bank.. actually project has delayed for 2-3 months intially some how they reached the target construction in 1 year... now they are asking to pay the fine amount.. pls contact anyone with similar situation on vins.171@gmail.com

Flats need maintainence and structure's value depreciate with time. No such case with land. With respect to floor area ratio, demands for plots is moving up. The most important reason is barren land is decreasing and in future demand is going to rise. There can be a risk if you are taking home loan from the bank and after that the builder stops the construction work in the middle. You have to pay your interest for the home loan you have taken. Before entering the agreement check with all the documentation so that later there will not be any issue. In the gift deed process nomoney is exchanged legaly. To sign a gift deed many jurisdictions require that at least two witnesses the signing of the document. I have heard about this too. There definitely is a new secretariat complex coming up in the city for the new the new Government that has formed recently. This is actually not expected as the present secretariat complex is being shared by both the Andhra Pradesh and Telangna Government.

Hi sriram, As per my knowledge the average price in vasavi brindavanam location is approx 3800 to 4000 per sq ft and if you seen the price pattern is quite impassive in these localities.In yrs 2012 price is in betwwen 2100 to 2300 persq ft followed by 3100 persq ft in 2013 and in 2014 price hike around 3500 per sq ft.
I can understand your concern. I would like to suggest you to have a thorough discussion with your builder and ask for the forward plan and reason for increasing the prices of amenities. Also, you can consult a reputed lawyer to know about the legal aspects what is mentioned in your property agreement. Thanks.

Hi , An agreement that declare all the terms and conditions of sale is necessary before settle a property deal. This agreement should be recognized by both the parties, the buyer and the seller. This is the base document which is used to construct the process of transferring the property. A sale agreement must be draft before formation of the sale deed.
