Always use your finger to check the moisture of the soil, do not water regularly as too much moisture can harm the plant. If plant is loosing its freshness from the stems it means you have over watered the plant, other sighs og over watering are discolouring, plants stops growing, lower leaves drooping down and if the plant wilts along the outer side then you are not providing enough water. What do you mean by low guideline value? I really dont have any knowledge in buying lands..
Based off my knowledge, the land will be registered only in accordance with the guideline value..talk to somebody from the local panchayat and they might help you. You will have to pay the remaining as cash. If the land is registered for the actual price (twice or thrice the guideline value), then it would affect the value of all the plots in the entire section and they will have to start paying capital gains tax.

Hello I am planning to buy a land in Pallikaranai. Is it good to invest in these areas. More over I really dont understand the rates...some places are 40L per ground and some I get it for 30L per ground .Because I am really worried about this Double Document problems...
The plots closer to the entrance arch in Sai Ganesh Nagar are costlier than the others. People have constructed houses there and most of them seem to have voilated norms. The water in certain sections closer to the marsh aint good. The biggest problem you will face is the low guideline value in this area (around 8L per ground). You might have to do an all cash deal. Hope this helps.

This year (2009) either people were not able to go out in their car or spent huge sums after going out in their car. As always we are hoping that things will improve before next year, and our hopes are high this time. There are two access roads to this complex. One road is 75% mud and the other road is manageable/OK and neither of them is accessible during heavy rains. Garbage burning is stopped and there is no smoke from the dumpyard anymore. Garbage dumping still continues there (only burning is stopped). There is occasional foul smell in this area, sometimes bearable and sometimes unbearable.It is true that there was waterlogging in this place. How is ground water? Is it okay for washing clothes? Do they have 24 hours water supply? Is it sweet water or hard and salty water. How is the quality of water? Do they have borewell etc.
Water availabilty is from Panchayat. Supply is mostly fine (i.e 24 hours). Only during summers, there is some disruption in supply. Looks like tanker lorries are used during this time. The water is hard and can not be used for drinking/cooking directly.

As regards roads in the area,a cement road has just been laid about 2 months ago, starting from the Thoraipakkam-Pallavaram radial road, passing through TVH Park Villa and joining a road that was laid a few months ago in front of Park Rozalia and extending upto Egret Park.

Metro is also expanding from Dum Dum to Dakshineshwar which is likely to boost realty prices in the area. You have not mentioned you exact requirements but some of the big real estate developers active in North Kolkata include Fortune group, Godrej properties and Emami group. Since all three areas of V.I.P. Road, Jessore Road and B.T. Road.are attracting equal development, you can pick the location as per your convenience.

Jessore road, V.I.P Road and Barrakpore Trunk Road (BT Road) are all good area to invest in but you can also check out Rajarhat mega city which is not very far from North Kolkata and is one of the most well known realty location in the city today. If you are not flexible in your choice and want to remain in North Kolkata, expect the prices to rise only after the flyover construction work at Jessore Road and metro expansion over its 5 Km line to Dakshineshwar is complete. If you are seeking localized builder offering cheaper housing options you can also check out some projects of Diamond group and Space group. Both of them are active in all the three regions so pick according to your choice or preference.

Hey.........Daphne, The property (3BHK Appts.) facinng water front cost around 1.5 crores for which you can get home loan easily with all the nationalize banks. There is a bit of traffic problem on main road during working hours but you will get all the basic amenities within your doorstep. Connectivity is good as airport is 1/2 hrs. travel, nearest railway station- South Ernakulam -15 mins.

Affordable housing refers to housing units that are affordable by that section of society whose income is below the median household income.

With capital appreciation, there is a tax angle that works if you are first time home buyer using a home loan. As per Union budget 2013, the first time home buyers can avail a tax deduction of Rs. 1 lakh on the interest paid on their home loan up to Rs 25 lakh, provided that the house value do not exceed Rs. 40 lakh. Increased liquidity for investors when they want to sell the house.

Hi Mr Pavan, Disadvantages of affordable housing are like:- Projects are in remote areas and social infrastructure in most of these areas may be non-existent. So rentals returns will be negligible as the projects are far away and the amenities are minimum.

But there are many factors one should keep in mind before investing in Chennai as a first time investor to grow your net worth.
Hi Guys, In my point of view, So you need to strike a balance between the amenities provided at the project, the proximity to the access roads and other social infrastructure issues, to attract the best rental value. The small investor must realise that investing in real estate is really a marathon for them, this is also their best bet as they does not have the money power to balance-out a bad investment.

That may be any kind of civic issues or area under the radar of Earthquake zone. Many aspects ,point are there to check, verify before buying any kind of residential or even commercial projects.
Hi Guys, Yes Mr Rajnikanth, I agreed with you. Yes this big point to consider while buying high rise apartments in Chennai. But several builders offer space saving designs for flats, in case contacted at the construction stage. Even if the square footage that you pay for is relatively less, these flats are designed to accommodate moderate alterations even if it includes adding an extra beam within for more support as long as there is no basic change in the original plan.

Padurs popularity is due to its proximity to the Old Mahabalipuram Road (OMR) and easy access from Sholinganallur, Siruseri IT Park and Kelambakkam via the OMR.

So This has led to flats beyond a 1-km of the colleges to become popular. It ensures that colleges are not far from their rental accommodation and not too close to violate rules either. It's creating more demand of those flats near to colleges.

These are the two areas where one can find the most number of IT giants and automobile companies that are setting up their base, this has led to increase in demand for homes in Pallikaranai.

This is because of improved connectivity, expanding city areas, growth of industries and infrastructure development, among others. Definitely this is a suitable place for plot investors.
@ Ananth, There are certain ground realities which investors should be wary of before plunging into investment. Investors should enter into plotted development projects only if their investment horizon is beyond five years. This is because 100 per cent price appreciation is possible in a 50 km radius in five years and in the 100 km radius, it might take 7-9 years to reach that level of appreciation.

Hi, Even as the core city gets submerged after every deluge during the monsoon, the Chennai Corporation is going ahead with integrated storm water drain plans for the extended areas, for the Adyar and Cooum basins. Corporation Officials said that the core city will continue to experience flooding, not just because of the flat terrain, but a slew of other issues.
Hi Devendra, Chennai Corporation is working on better design. They are using using precast lines that will not rupture despite pressure from utility and sewer lines. They are also incorporating rainwater harvesting structures in all of them. The work, projected to be taken up before the next financial year, will cover zones VII, XI and XII. Areas such as Ambattur, Valsaravakkam, Porur, Nandambakkam and Adambakkam will be part of the project.

Hi, The Chennai Corporation, on Friday, decided to identify unauthorised roads and layouts developed in Coastal Regulation Zone (CRZ) areas, as a trailblazer to demolishing such infrastructure. The Corporation plans to screen all road registers of coastal areas to identify unauthorized roads and layouts that have been developed in violation of CRZ norms.
According to me, Corporation will initiate enforcement action against buildings constructed on such unauthorized roads. Last year, the Chennai Metropolitan Development Authority asked the civic body to identify violations on the coast. But the project failed to take off; and new illegal roads have been developed along the coast in the past few months.

Hi Venu gopal, Thinking an average budget of Rs 20 lakh as affordable, it is quite interesting to note that almost 90 per cent of the supply in Chennai in this budget range is for plots. However, the maximum demand in the city exists for apartments. Nonetheless, buying a plot for Rs 20 lakh and then constructing a house on it would by no means be affordable.
@ Venu Gopal, In my point of view, the disparity that exists between demand and supply in the upto Rs 20 lakh category again highlights the need for infrastructure development to precede residential development if we are to utilise the land parcels in the outskirts of the city.

Hi Priya, The three key growth drivers of IT / ITes, automobile manufacturing and education sector are instrumental in driving job creation in Chennai. These are the major reasons behind growing cosmopolitan culture in Chennai. With this the premium luxury segment has kicked off and Chennai has overcome the traditional tag.
Hi Priya, You could also go in for destinations like Thiruvanmiyur, Neelangarai, Besant Nagar and Kottivakkam that are closer to the beach and would make for a good locale both for living and renting. If you are looking for a lavish second investment destination, farther from the city yet upcoming, you could bank on the farmhouses in Sriperumbudur or ECR Road that boast of maximum availability of farmhouses on sale.

Hi Mr Javed, According to me, if someone buys a new flat for Rs 1 crore and assuming the cost of UDS is Rs 40 lakh, the construction cost would be approximately Rs 60 lakh (which would exclude taxes such as service tax, VAT). Earlier, a buyer was paying Rs 3.20 lakh (8% of UDS i.e Rs 40 lakh). The buyer needs to shell out an additional Rs 1.20 lakh (2% of construction cost ie Rs 60 lakh), resulting in a total of Rs 4.40 lakh.

Hi, According to me, on the retailing sector, malls which are witnessing declining revenues are in for a bonanza. With 100 per cent FDI being permitted in completed projects for operation and management of malls/ shopping complexes, some of these strata title malls could have a better future .The participation of mall management companies will streamline mall operations to a great extent.
Hi Guys, As per my knowledge, on the commercial front, Chennai is close to absorbing 4 million sq ft by the end of this year. Interestingly, no new IT space is coming up with the result the city may face shortage of quality office space in the coming years. This may even lead the city losing its potential to create job opportunities to neighbouring cities.

Hi , In my point of view, the government is not thinking in terms of how to make life easy for citizens. Even simple things haven’t been done. India is supposed to be the IT capital of the world. But, the government doesn’t seem to have figured any of this out.

The infrastructure needs to improve and should be ahead of the real estate development as the real estate depends on the infrastructure and its progress.For the buyers, infrastructure is the factor that influences their decision. Hi Mr Uday, In my point of view, in peak hours, those who have to cross this part of the city to reach as Vandalur and Guduvanchery, may face delays. The traffic piles up due to wrong parking practice here. People park their cars on the road itself. The state government has also proposed a bus terminus at Perungalathur some time ago. If it materializes, the area would be further decongested.
Hi Guys, As per my knowledge, Perungalathur is one of the prime location with decent residential environment. Infrastructure , connectivity & transportation is not an issue in this area. The area offers well equipped social fabric that includes good schools, banks and medical facilities . Perungalathur has a Primary Health Center (PHC) & Additional Health Center and a couple of private nursing homes and clinics as well.

@Vkumar, As regards high-end projects, there is a perceptible shift in the trend with the number of enquiries having gone up for units priced below Rs 20,000 per sq ft in city areas. However, clinching of deals is taking more time than anticipated in the current market scenario. An estimated eight high-end projects had been launched in the city areas last year in the price range of Rs 15,000–25,000 per sq ft.

In my point of view, all these factors have resulted in a very marked increase in property values. Most of the properties in Selaiyur these days, are below construction or new created residences. As per my knowledge, existing rail and road connectivity, upcoming metro rail and expansion of elevated MRTS rail facilities, conversion of ECR into a four-lane highway and the expansion of OMR into six-lane are some of the major factors which will help the growth pattern of South Chennai. The availability of large land parcels in the southern parts of OMR, GST Road and along the outer ring road will play a major role in the future developments in South Chennai.
@ Mr Pavan Kumar, In my point of view, even the city limit is expanding in the southern direction with Sholinganallur seeing rapid development in recent times. The industrial development in Oragadam has played a significant role in increasing employment which has in turn seen a southern shift in settlement. More growth in the area.

Q: We had purchased one unit in Tower 6 already and went to visit our property today. We have already taken care of the payments and wanted to plan the closing. We went there at 5.15pm, but were treated like some unwelcome people, and sent back at the gate, saying the office closed at 5pm. Is this the way to treat a buyer? I wish someone had guided us with some basic information and a plan to meet them the next time - instead we were disrespectfully sent away. The receptionist there (Mr.Mohan) and his boss (Ms.Devyani) went to the extent of saying you can go and complain wherever you want. I am guessing they are used to treating clients rudely so they could not see the difference. We were shocked by this experience. It is a shame and really wish people learn to respect people. They could have been gentle with us and we would have become proud members of the community and referred more people. Instead this incident left a very bad taste with us. Really wish we were not associated with such an organization. Khatheja B.
