The current situation regarding the dispute in Noida is still not clear. Some farmers ahve accepted the compensation and some are still standing for their land. It all depends on the court orders. Some builders say the worst is over and market is getting back while others say the worse is yet to happen. Till then have a talk with all the other buyers of the property and speak with the builder. Then the lender does not need to release the title papers to another lender before getting the payment.If the buyer wants to make an outright payment- he can make the payment out to the bank directly based on the consent letter. And the balance amount will be paid to you. The property papers will be released only after the bank has recovered the entire amount including prepayment charges. There are some completed towers in Phase I which were already sold but now they are being pushed to Phase II to make it look like Phase II is also half done. It’s a choice that you can make. If you want you can pay it off as a whole or pay it as EMI. Q: Pramamount has sent unjustified demand letters with no breakup of demand, and forcing people to pay the same with no questions asked. I had made my all payments and I have all receipts and letters from Paramount regarding this. But last week I got new unjustified demand letters with no breakup of demand. As far my knowledge, DLF do not have any new project in Delhi-NCR. But DLF have already built a luxury project in GK-II, Queen’s Court, and is in the process of giving possession. DLF is constructing King’s Court at Greater Kailash II (GK-II) in the city.

One of the oldest project 4-5 years old but yet its first project's first tower is not complete and possession just started even if building is not complete. 2. cheated people on high rate saying possession would be given 2011 but yet possession is not provided not building is close to completion yet. lifts, flats common area etc are still in progress. 3. False claws written in sales deed e.g. the entry area to society and common area will still be owned by Ascent Buildtech and can be reused by them. there are many more clauses like this further. 4. Very poor quality and water leakage all the places even if project has not started yet and people have not started living in it. 5. High maintenance asked before giving possession 6. Charging heavy interest on all flat owners on no basis.

Hi As per my observation I think end-users or investors with a low budget can prefer outskirt areas along the road such as Urapakkam, Guduvancheri, Potheri, Maraimalai Nagar, Singaperumal Koil and Chengalpattu. Plots form the major chunk of supply in these localities. The areas are still developing in terms of social and physical infrastructure. Investors can earn modest rent if they buy properties close to the industrial area or IT companies.

I urge the Southcity Builder to provide us a date of completion and assurance that we will not be handed over a grossly incomplete authority. Even if the apartment is complete, it seems that there will be a delay in the construction of common areas and property will be in no practical shape to move in. Omaxe City located on the Amar Shaheed Path at Raibareli Road area of Lucknow is an integrated township. Also known as the Omaxe mango World, the project offers various residential plots and lands. Also known as the Omaxe Hi-Tech City, the township has attracted a good number of investors in the past although a large number of old investors and now doing resale. The resale price is approximately close to Rs. 3500 per square yard. There are various sizes of plots available for resale although I am not too sure about 2 BHK apartments in this project. I think this project only has various residential plots to choose from.

A number of well reputed pan India builders have projects in Gomti Nagar and extension area. You can check out DLF and Emaar MGF apart from local developers that can give value for money.

Kanpur Road on the other hand is still isolated but analysts feel has a huge potential in terms of commercial activity leading to the industrial city of Kanpur. Kanpur Road has a proposal for an IT park which can attract a lot of consumer interest in the region. As of today Rae Bareli road offers a more lucrative option in the short to medium term.

See i can see, 16 C has the best connectivity... because Noida-Greater Noida Expressway offers excellent connectivity between Noida and Greater Noida. Yamuna Expressway that recently became operational extends Noida-Greater Noida Expressway to Agra and further to Mumbai.

Looking at the area, i feel it is well developed and this is a mini township by Supertech of 11 acres , where all the amenities are present. Already 8 blocks are getting constructed and almost the construction is done, Hence i like the project.. you should go for end use.

Yes, sir delay of the project will not hamper the payment of EMI to Pre EMI. You have to keep on paying the interest.

Hi Ashwini, as far as I know the project is pending because of some legal documentation problem and OC certificate. Heard that Hex World is officially seperated from company i.e Armstrong. People who have already booked are cancelling their bookings because there is no idea when this project is about to be complete. Hi, Mr Dhir, i had a word with one of the executive of the company, they informed me that, this project has a tenure for 33 years.. as SEZ units cannot be sold so.. so all SEZ projects should be given in a lease basis. Secondly for renewal of the agreement you have to pay 3 % of the annual rent. This is the formality they told me ........

Yea sure, the builder is quoting Rs 3245 per sq ft as there BSP . This is not a inclusive price, you also have to pay the parking charges and registration charges. There are two types of payments, CLP and flexi.. chose which ever is comfortable for you.

See there are three phases in Sushant lok,Phase 1,2 and 3.They have different price trend.Sushant Lok III is on the lower side compared to Sushant lok I; this quarter the price is Rs 7800 per sq ft. Sushant Lok II is a plotted area and the price is Rs 8333 per sq ft..which is very very costly. Sushant Lok I tops the chart, the price is Rs 12000 per sq ft… The area is well developed and one of the costliest area in Gurgaon.About renting, I was the recent report and it shows Rs 24 per sq ft.
This place is well developed with good roads, bus stops, metro and even sector shops. I will brief you about the connectivity. Hi Ruchi the price they are qutoing is Rs. 28000 per sq yard. The approvals by banks are by ICICI, Axis and HDFC. Payment plans are CLP,Flexi and Down payment. You can take any of the payment plans!

Q: I really want to book a flat in mantra meadows, but have few quaries. 1) This project is in soft launch from last 6 months and till now the property is not approved by GDA. 2) From some resources i came to know that they had sold there land to other builder also on the website ob ABL (abl.in) there is no information about this project. So is it safe to invest in this?

How safe is the investment and give brief details on location & connectivity?
Mantra Meadows is the ideal address of Wave City which is positioned in Sector-6 which faces the major neighbourhood of the township and opposite of the business centre of Wave City. Mantra Meadows is spread over vast area of 10.30 acre Group Housing Project with beautiful and designed park on the other side. Mantra Meadows is well connected to Delhi by NH-24. According to developers there were no such issue in its approval. Now Ghaziabad Development Authority has shown this project green signal.

Which all units are available and what is the current price?
This Residential Group Housing Project with 1880 flats in 2/3BHK in various ranges like 1020 to 1644 sq.ft. with servent/study room. It is come to know that 1BHK was for the limited period offer and has been sold out. The Current price is Rs.2495/sq.ft.

Yes, there was a delay in launching the project but now it is going to launch in the month of March-April this year. as per the details provided by developers about possession date of Mantra Meadows is december'2016.

Hi Vikash, You are absolutelyright. But don't forget that more than 50000 houses are still out of tax net and efforts were being made to bring them under tax net too. Hi Mr Sekhar, They were built in year 1985 to produce affordable housing to Army, Air Force and Navy officers in what was still a poor first cousin of Delhi . Settled within the heart of contemporary Noida, these housing societies are currently a part of Noida's plush set. In their third decade currently, these army flats are being oversubscribed off quick, at astronomical rates. in line with property agents, solely 40% of those flats are currently lawfully closely-held by retired army officers. The numbers are quick slippy.
@ Sekhar, Army officers who purchased these flats 30 years past got a 3 year 'lock in' amount before they might procure a no-objection certificate and sell them. At just once, solely intra-services sales were allowable, however over the years this norm was alleviated. Civilians are currently shopping for them. Very soon, the military sectors can become regular civilian sectors.
