Q: Hi, Most of the owners who have booked their flat in smondo-3 would have receied mail/call to pay the stamp duty of 20000 thousand. Q: Has Anyone of you paid the statuatory charges for your appartment in Puravankara Eternity ? As posted earlier, they have requested 3.7 L to be paid for statuatory charges , which includes KSEB Charge of 1.68 Lakhs. (ie about 103 Rs / Sq. Ft ) for Electricity. Friends who have taken appartments with other builders have paid far less than this amount. Heera Charges about 80 - 83 Rs / Sq.Ft.

Increase in repo rate by RBI has ruined the prospects of different segments of people in the nation, high-salaried investors being the primary one. With the advent of RBI’s new policy, high-salaried property investors, who have previously reaped the benefits of greater returns, are now left with limited scope and saturated output.
In regard to the present market scenario, investors who have put their money in real estate some 10-15 years ago, now find it to be a back breaker to service their home loans. To make matter more worse, with the increasing interest rates and rental yields heading for a fall, servicing home loans has become a pretty expensive venture.

Recently my friend has booked , they are offering plots also. I think there are few apartments left for sale also. The price of the flats ranges from Rs 30lakhs to Rs 52lakhs.

It all depends upon ur budget. If u have 45 lakh u can have 2bkh at elec phase 1 but the same cost u can afford 3 bhk at phase 2. 75% of IT guys stays at phase 1, so u can get rent good rent. Roads, street lights, shops are + point in electronic city. Ananthnagar is a developing area(we may see good appreciation) only after 2 or 3 yrs but in electronic city appreciation is dwelling high on every quarter.

Q: The real estate market may be going through a rough patch, but developers still seem to be betting big on the high-end residential projects. In the first nine months of this calendar year, the number of launches in the high-end residential segment has grown by 142 per cent as compared to the corresponding period last year, says a note by real estate consultancy Cushman & Wakefield (C&W). The number of new launches in the high-end segment stood at 24,032 between January and September as against 9,940 last year. The stupendous rise in new launches in this segment is happening at a time when the overall launch of new inventory across all housing segments remains muted. As per C&W, in January-to-September period, residential units launched in all segments put together - affordable, mid-market, high end and luxury - was a meagre five per cent. According to market experts, low demand is forcing developers to go slow on introducing new projects.

Yup.... This slow down has seen throughout the country at that time but there might be some other factors that hit the Doon Valley badly. Because of devastating floods regions extensive migration have been seen from higher region to lower region.

Hi Ravindra, There are many reason that currently plague the city and affect its real estate growth. The roads leading to the city centre are narrow and jam-packed. Even the residential high-rises are quite far from the city centre and the connectivity to these residential areas are bad. According to a well-known real estate agent in the city, it takes about an hour to get out of the city and reach the residential area, which most residents don't prefer. The city faces several civic problems. The River Ganges is completely polluted due to tourism, religious and other reasons. it also suffers from shortage of drinking water and electricity, while the waste disposal system is improper.

Hi Preeti, Richmond Lakeview is an ongoing project by Richmond Builder. They currently have two residential projects in Bangalore. The rate per sqft they are quoting is Rs 2300 which is quite affordable. The project has also got approval from BMRDA and banks like LIC Housing Finance, HDFC, ICICI and Axis.
There is not much information available and neither they have done enough projects also to comment on their reputation and construction quality

Well Shreya, Yes, the price will be negotiable if you go through hard cash. Raj Samruddhi is a collectrate approved project and all the necessary approvals are in place. HDFC, AXIS, ICICI etc are funding this project.

The project is located at Kannamangala in Whitefield. Assetz is a category A builder. They have apparently won several awards including credai for the 24/7 project. I did some research as i was looking for a house for investment and found their east-point project attractive.
Currently the rate per sqft going on is Rs 6190 per sqft and the project is expected to be completed by April 2016.

Greater Noida is developing really very fast. Schools , hospitals , awesome malls everything is present in vicinity . It is being developed in a planned manner . The societies here compete with global standards. So , Noida according to me is a very good investment option .
With the metro coming to Greater Noida in a couple of years, a few IT organizations are looking at Noida-Greater Noida Expressway and Greater Noida for setting up their workplaces. While the development of openings for work will even now take around 5-6 years, an investment can be viewed as lucrative if one has think of a long investment.

@ Kruthika, My opinion is you have to plan according to your finance. Because vacant land does not produce income, some bank lone will not be applicable. If you intend to use leverage to buy, you will probably need to find lenders that will provide you with loans that are tied to your income and ability to repay as opposed to being tied to the property's income.

Hi Varun , As per my knowledge, DGTCP Haryana has granted M/s Countrywide Promoters (P) Ltd. license no. 62 dated 14/08/10 for development of group housing over 11.09 acres. The total no. of flats approved are 824 (including EWS) & the building plan is approved vide no. ZP-651/JD(DK)/2011/5891 on 06/05/2011. There is a provision of 1 nursery school & shopping area. Note- Approvals can be checked in the colonizer's office.

Hi Vinu, I think you are right. The capital value for the real estate in Gujarat in terms of the residential property is any time affordable than many other state in the country. Hey Kishore and Shaina, Don't forget that the authority has also approved the development of Kalyan Growth Centre and the estimated expenditure of Rs 1089 crore for the same. This growth centre will be well connected by road and rail routes and will create job opportunities outside Mumbai and contribute to balanced development of the metropolitan region what with the MMRDA taking up infrastructural development sooner than later.
Right Bikram, It is also came to know that the metropolitan region has also received signal from the authority to the road development work estimated at Rs 60.61 crore in areas such as Palghar, Kalyan, Ambarnath, Karjat and Kulgaon-Badlapur.

Well Samrat, Andheri East has a good social amenities with academic, healthcare, commercial and businesses. Most of the facilities in the Eastern Zone are similar to that of the Western Zone. In spite of that, while the Eastern Zone was developed more as an commercial zone, its Western counterpart was built more as a residential zone. Both the areas serve different kind of residents. Hence, the amenities vary accordingly. The Eastern Zone is also nearer to the slum pockets, which has also affected certain amenities in the areas.

@Vinu, Thane is afflict with illegal construction and encroachments. In spite of that, TMC has done all possible things to make people aware about the increasing problem. These areas are Sawarkar Nagar, Kopari, Lokmanya Majiwada, Mumbra-1,Kalwa, Naupada, Vartak Nagar, Rayaladevi, Mumbra-2, Uthalsarand Wagale. It would be wise for any buyer to check with the authority about the building construction before making the transaction.
But poor frequency of buses insisted people to travel by auto which also leads to an endless queue, confusion and traffic among drivers and pedestrians.

In Technical terms CC means Commencement Certificate and not completion certificate. YES, builder HAS to charge Service tax and VAT for flats sold even before or after obtaining CC. once the building is complete, government issues OC which means Occupancy Certificate, and flats sold / registered after that are free of Service tax and VAT.
Right Ronak, Service tax can not be charged if builder got OC. Even if you buy RTM from builder, no ST applicable.

Once you finalize it, then you will understand how much you can spend every month towards your new home.
One major point to think carefully is the costs which will go away at the time you will move from a rented house to your own house. You do not have to pay money as the rent anymore, and you will get back your money that you paid to your house owner as deposit. In some locations land lord will ask you to pay 10months advance as deposit, which is a huge cash.

Hello Amreesh, It's duty will be to determine whether the damage is minor, non-substantial or substantial and decide on a monetary penalty. The draft Bill is not clear on what basis the distinction can be made. Its decision can be challenged before the NGT.

I had a site visit of marq last month. Construction is in beginning stage and I was told by them that the handover will be done in 2018. was quite impressed by the township community concept. Project has many ameniites and features. Good for investment. Have a site visit and then take a call.

Yes, the total of residential unit sales in the city in previous 4 quarters has jumped up 28% when compared to the corresponding period one year ago. This shows an improvement in the sluggish market. Over the last couple of years, sales were slow and inventory was piling up. Things have started looking up again for Mumbai's realty with the current uptick in sales.
Right Mritunjoy, This increase could be put down to fence-sitters having realised that a price correction of sorts has already happened and given that the capital values have not gone up in the last 2-3 yrs in spite of annual inflation of 5-8% and have started making purchase decisions.

Why apartment prices in the city are unlikely to go down? What is the no. of launches drop in the city in 2014 compared to current year?
Hello Devika, Developers are aware of over-supply and there has been a drop in new launches in the first 6-months of 2015 as compared to the corresponding period in 2014. As new launches reduce, i.e. supply goes down, we may see an increase in prices during the next 2-3 yrs. New launches are down 26.5% in 2015 compared to 2014. In the 4Q13-3Q14, 22376 units launched in the city whereas in 4Q14-3Q15, it was 16442. It shows that there is a drop in 26.5% in new launches.

Apart from that, land is a very scarce resource in Mumbai. Mumbai has either mill land (most of which is already bought and developed) or factory land or slum-encroached/ redevelopment land (and developing either of the two involves complicated procedures). The government does not have any land to offer. Due to these reasons and because many developers have bought land at market prices, developers cannot reduce their prices further. Many developers would rather prefer to hold supply/ construction than bring down prices and bear losses.
Right Shalini, Capital values have not gone up despite construction and land costs having gone up in the last three years. Given that selling price is the sum of the above mentioned costs plus developer’s profit and that the cost component is only going up, there is meagre chance of prices going down.

Hey Jain Karnik, The builder (Janani Home Solutions) have completed two projects and Janani Radiance is their ongoing project. The project has got approval from BBMP and Corporation bank. HI Rishi, The land acquisition law of 2013 has become applicable for National Highways projects from January 2015 and there has been a large number of disputes by affected owners, who were demanding higher compensation. However, there was some clarity needed due to which the ministry asked the legal opinion from the Additional Solicitor General of India. Let's wait & watch for the further action.
Hi Shaina, But Road Transport and Highways Minister Nitin Gadkari had announced recently that government is considering higher payment to farmers and is also considering equity for them. Farmers who parted with their land for highway projects are to get increased compensation under the new land acquisition law in case they are yet to be compensated under the old legislation.

Hi folks, Earlier it was come to know that the Ministry has directed NHAI, NHIDCL and others to increase compensation to farmers as per provisions of Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013 in cases were award was fixed as per old law but compensation has not been paid to land owners.
It is true Diwakar, And the decision will also be applicable to farmers whose awards were fixed prior to January 1, 2015 but physical possession of land so acquired has not been taken. The ministry has already asked legal opinion from Additional Solicitor General of India.

@Diwakar, The step will make way for not only redressal of about 2000 cases relating to compensation but would also speed up highway projects. And for that the government is working on a plan to offer not only equity to farmers but increased compensation which will be four times the actual land cost.

HI, The excise duty on spare parts of irrigation pumps such as electric motor, shafts, sleeve, chamber, impeller, washer has also been reduced to 6% from 12.5%.
True Sai Kumar, The budget also provided a roadmap for covering all 14 crore farmland holdings under the soil health card by March 2017 even as the committee asked to implement it by 2018. As per the suggestion, the government has also allowed 100% FDI in retailing of processed food products manufactured in India.

The rate per sqft going on for a plot in Amarjothi Saroj Nagar ranges from Rs 1000 and goes up to Rs 1800 approximately.
