When is Metro Phase I getting completed? Any idea
Earlier the deadline for metro phase I was end of December 2013 but due to delay in in land acquisition, handing over of land by the Indian Railways, underground works, and shifting of utility lines. The deadline has been shifted to March 2015.

Sobha as a builder is very reliable but not the locations. For Eg., Sobha city is next to a crematorium for Hindus Muslims and Chritians. When I enquired, they told that they will beautify the Cemetry!!! But what about the smoke and fumes coming out of the cemetery and the chimney cannot be raised above that of Sobha's topmost floor.
No I did book a flat in this project. I just dropped my plan due to some reason.

Phase I is almost done and it will be functional by 2014. Phase II is waiting for the formal clearance and Phase III is still in proposed stage. After the state government gives the nod for Phase III, BMRC will start with the detailed project report which will take 18 months to get completed. 2) A brand new flat usually has some issues with society formation, issues with builders etc. With resale flat of 5 yrs usually these issues will be sorted out.
3) You get what you see unlike in under construction.
Cons: Only major Con is that it is difficult to sell resale flats. Q: Hi, What is exactly BWSSB and KPTCL? How much the cost will come altogether in Yelahanka Newtown area. My builder took 1,75,000 as BWSSB & KPTCl charges. I'm staying in my apat for the past 6 months and the water is getting from bore well connection. Now the builder is saying that there is No Cauvery connection in Yelehanka. so i'm confused. Brookwoods offers well planned 1 BHK apartments with spacious balcony. The price of the apartment ranges from Rs 13.9 lakh to Rs 14.55 lakh. It is expected to get completed by end of 2015. The project is approved by all leading banks. The project offers amenities like Garden, gymnasium, children play area, basket ball court, multipurpose hall, leisure pavilion, jogging track and swimming pool.
The rate per sqft is Rs 3080 and they are not at all ready for negotiation.

Q: Hi All, I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal. Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore. Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!! I am really not sure but I hope it is good. With Neo in the back drop it will definitely be a cheese cake provided they deliver in time and to what they had promised. Hi Yogendra, GM Infinite's approvals came on august though they have promised on April and floor plans came on January. Also they have started construction from August only and till august they have completed only excavation to save time. So initially there are lot of hiccups due to delay in approvals and we used to always pressurize them..but finally they came.

Q: In NCC Maple Heights the charges were as follows : Sedan = 300/month, Hatchback = 250/month. Note that these charges are fixed, no bargains at all. A bunch of cleaners, all from the same group wash the cars, so you have to deal with one single entity. In Alpine Eco i have asked around 3 cleaners about the charges, they all start with 500/-, then come down to 350/400 after bargaining. The surprising part is that they agree to wash the car but haven't done so in last 1 week. It's like denial of service :). Never expected this in a society. Few things that should be take care fo are : 1) Rates should be fixed, no bargains. and why are the rates on the higher side ? 2) The cleaners are bound to clean the car. There shouldn't be any denial of service if they have signed up to clean the car in the society.

The rate per sqft is still the same Rs 3900 till now they have not increased the rates and the possession is by 2014 July so I do think they are going to increase the price anymore. The rate of a 2 bhk will cost you around Rs 51.73 lakhs.

Is it safe to invest or buying a property in KR Puram?
KR Puram has recorded an upward trend in property prices since its inclusion as a part of the BBMP a couple of years ago. Earlier the place was constituted of broken paths, debris and bumpy roads but now the area has been transformed and the infrastructure is way better than before. Property owners who have bought land before 2011 have profited immensely. The area is a mix of both old and new Bangalore. However the property price has gone up in last couple of years and it is expected to continue for some years.

Q: Hi, I want to do know how is Concorde as a builder. They are coming up with a residential project on Kanakapura road. My questions are very specific: 1) how much delay do they incur on their project. TDS is required to be made by the buyer, only when the property transaction is more than 50 lakh. The TDS includes provision for small individuals since they are likely not to be covered. The total situation can be gazed in a different way that property prices even in smaller cities have climbed several notches up and now value somewhat near Rs 50 lakh mark.

I am planning to buy a resale property so want to know what are the pros and cons of a resale property....
Pros: 1) You may get a better deal than going with builder directly. 2) A brand new flat usually has some issues with society formation, issues with builders etc. With resale flat of 5 yrs usually these issues will be sorted out. 3) You get what you see unlike in under construction. Cons: Only major Con is that it is difficult to sell resale flats. But if you are looking for yourself and never gonna sell it, then resale flat is good.

@Nagesh: Mantri Premero is located on Sarjapur road just off Wipro's corporate office. The area has a number of eateries and convenience stores. Sarjapur has a number of upcoming realty projects. With more families shifting to a number of projects, regular grocery shops, chemists and convenience stores are all located in close proximity.
Total Mall is the closest shopping mall which is a fifteen minute drive from the Township. The domestic market from Mantri Premero is less than 1 Km from the Township.

My comments to replies
Yes no problem with keeping pets in IDEB Springfields. You need to notify the RWA about your pet and need to make sure that cleanliness is maintained and you take all precautionary measures. The byelaws are different for each pet and considering you are not planning anything exotic; laws are available from RWA’s office.
But You will need to provide the vaccination certificate to the RWA before keeping the pet. Also certain basic cleanliness and security issues must be maintained like walking the dogs with a supervisor at all times.

Pets are definitely allowed in IDEB Springfields. One of my friends stays in IDEB Springfields and he owns two dogs. The good thing is that prior permission from RWA is necessary which benefits both the pet owner and the other residents..
Guys..you would need to submit a medical document which you can get from a veterinary doctor about the medication and anti rabies injection. The other rules are simple to follow and are more to do with aesthetics than any hard rule..

Hi all, This project is good as the infrastructural development of the locality and connectivity is excellent. Kanakapura Road is on the southern edge of Bangalore. It connects Banashankari in the north to Kanakapura and is almost 50 km away from the main city. The traffic volume on this road is less compared to the adjacent Mysore Road. Since the last decade, due to the rapid development of the surrounding neighborhood areas, the Mysore Road has become a prominent real estate destination. A significant number of construction is underway on both sides of the road be it commercial complexes residential apartments or educational institutions.

Madipakkam is the posh area of Chennai. It is the nice & peaceful residential locality for middle class working people. As far as I know you can get good returns as it is an ideal location for families to settle down and it offers great connectivity to all parts of Chennai. Also the connectivity of the project is good. There are direct buses from Tambaram, Broadway, T Nagar, chenglepet and Mandaveli. By road It can be reached through GSt Road. The Meenambakkam airport is about 22 kilometers away.
Singaperumal Koil is close to the NH45. Closest station is in Potheri, which falls under the Chennai Suburban line. Also Mahindra City is near by.

But otherwise if you want any opinion on apartments in the city there is this builder called fortius infra and the project name is Fortius Waterscape. This seemed to be a well done project the work is neat and i loved it have booked an apartment there.

It seems that to help the sales many high end villas projects are now being announced with high-rise apartments and in some of the announcements in Bangalore for villas are now priced at around Rs 1 to 1.5 crore while villaments are priced around Rs 70-80 lakh.
Even the developers are quoting lesser booking amount and a perceived lower price for 3BHKs to attract the home buyers. Several builders are also down-scaling their offerings to lure prospective buyers

In the Oct-Dec 2014, the price trends going on in this locality is Rs 4613. Sarjapur Road is seeing the emergence of a promising residential as well as commercial micro-market. This suburban district has seen the launch of many properties in the luxury segment, out of which 9 per cent are of the villa/row house category residential units. Sarjapur Road lacks in basic amenities like water and sanitation. Cauvery water is not available and ground water table taking a nosedive, residents are dependent on water tankers from other parts of the city. Garbage is another headache for the residents.

The locality registers a pre-dominance of mid-level IT level professionals, dwelling in the area. Furthermore, the locality is in close proximity of Marathahalli, Electronic City and Sarjapur Road at a distance of 6-7 km. This, as a result, will rope in the IT population in bulk from other cities.

Pros: 1) You may get a better deal than going with builder directly. 2) A brand new flat usually has some issues with society formation, issues with builders etc. With resale flat of 5 yrs usually these issues will be sorted out. 3) You get what you see unlike in under construction. Cons: Only major Con is that it is difficult to sell resale flats. Hello guys, You can also choose the area around the upcoming Navi Mumbai International Airport. Maharashtra government would be developing a new city NAINA over an area of 600 sq-km there. Majority of the clearances required for the project have been received.Once the city will start developing the the price of surrounding areas will reach sky high.
Airoli is considered the most attractive location in the Navi Mumbai region in terms of physical infrastructure, social infrastructure and development of office space. The areas of Panvel and Taloja are the more affordable locations in the region. With the announcement and development of NAINA, Navi Mumbai notified area which is already developed to a large extent will get bigger valuations.

In addition to that, the project will contribute to reduce the pollution and green house gas emissions equivalent to about 7 million tonnes of CO2 within 30 years.

Aratt Milano is a BBMP approved project with A Khata. Banks like SBI, LIC Housing Finance, ICICI and Axis has approved the project. Currently the rate per sqft going on is Rs 3200 for ground floor, Rs 50 floor rise for first floor and from second floor on wards it is Rs 20 floor rise.

Today time instead of buying a apartment in pre launch you can look for ready to move options, due to the delay in hand over. ARATT is a good promising location but they have their ready project also where atleast you can get some good rental income. You can also consider Suncity Gloria on main road.

The rate per sqft going on is Rs 2800 which is the basic price. The project has been approved by BBMP and banks like LIC Housing Finance, HDFC & SBI. The project is already launched and they have started with the construction work as well. The expected possession date of the project is by end 2016.

Rs 1 lakh is the booking amount what they are asking for. There will be a total of 55 units with a combination of 2 and 3 bhk. The project is spread over 15,000 sqft of land. Actually it is risky to buy a property without Occupancy Certificate but it seems the builder is going to provide CC.

Yes, because real estate developers get land directly from farmers or other land owners at the price fixed by them and they were not losing any money on it. Sometimes, farmers in urban areas get double the original prices, while in rural areas, they get 4 times more.
According to me it will be a benefit for both buyers and the developers if the govt. has applied that the Builders/Developers should sell only ready to occupy house/apartments. Govt. should ban selling of prelunch / under construction projects..

Q: I intend to buy a 6 years old flat having all papers except Katha It seems builder has not paid the betterment charges.And banks are not willing to fund with out Katha. Hi Krishnan, betterment charges is no way related to Completion Certificate. Betterment charges are paid to convert B Khata to A Khata. Q: I have been struggling to buy a good home in bangalore after hearing many issues from my friends and colleagues about the construction quality in bangalore. I found one a couple of wks back and I am very much impressed with the quality and the folds who are actually running the show over there. KNS Aroha has got approval from BMRDA and bank approvals are still under process. The present rate per sqft going on is Rs 2050 and the development is expected to get completed by March 2017

Q: I got 2 consecutive demand note from builder for Ground floor flooring & Ground floor roof, I paid the amount as directly without site visit since I was away from the town. Later after 2 months, when i visited the site, I found that the construction update was wrong ( i.e. the builder had only placed basement pillar) I have written to builder on the same issue with site picture, but haven't got any response from them for last 2 week. You are right the traffic congestion is increasing day by day. But this corridor has seen a continuous growth with commercial hubs and residential developments on both sides of Hosur Road. Properties available here are mostly ready-to-move-in projects and under construction. The price of properties here are quite affordable.

Provident Capella Bangalore is a newly launched project and it is still in pre-launch phase. Builder has not disclose any information on it following the state RERA guidelines. Please keep in touch with us for further updates.

Q: Hi, I want to rent a flat in Sycon Cressida Horamavu Bangalore. As my office in Manyata so that is very near by. But i heard very bad feedback from one of my friend. Following is the email i received from him. Is this really a mess place now? Hi, I stayed here for 5+ year and recently moved out due to multiple issues in society. Water problem is the major reason for us to move out. I would not recommend any one to buy or rent flat in Sycon Cressida Hormavu. I am in constant touch with one friend staying there. He is saying there is big problem with maintenance fee collection. Some flat owners (previously landowners) never pay maintenance and they are like goons / goondas in society. • They keep disrupting the functioning of society. • Never pay water charges either. • Never follow society rules either. (Parking rule, entry / exit rules etc.) These people are major goondas in society. They overpower security guards & other staff too. My friend told me that there is a person - Youns / Wisim. They have some 9 Lakh maintenance pending till date & they are not willing to pay either. As these goondas do not pay maintenance so, other owners have also stopped paying maintenance in revenge. Hence, there is no fund left in society. There is no money left in sinking fund / corpus fund either. As all that money eaten up for running the society. Society is facing big water problem since many weeks and that is due to fund crunch. There are no funds in society to call water tankers. They have pending dues with security agency and housekeeping staff too. I would only say – Sycon Cressida is not a place to live for a decent family. These goondas will not let society function properly. Their names are present in every defaulter list constantly since many years and they have no intention to clear it. I heard this issue was build up by Builder Sycon Construction. Sycon Cressida apartment still not have Occupancy Certificate yet. They are trying very hard to run society with many day-to-day problems. These goondas family is enjoying water & all services at the cost of other residents. What a shame!!! Seems like Sycon Cressida society member working hard to get money from pending owners but these goondas are not willing to pay. I heard there was big chaos from all tenants for water crises and most of them will leave apartment soon as there is always water problem in society. Think twice before you land in this mess!!!!!

I would like to suggest you to visit the society and talk with the owners. I am sure you will know the ground reality and then proceed accordingly.
