I agree with Priyaranjan, you can go for projects like Shilpitha Splendour Annex, Elegant Four Seasons, Unique Eastern Breeze, Spoorthi Saahitya. The price of the apartments in these project ranges from Rs 40 lakhs to Rs 80 lakhs approximately.

In North Bangalore, Hennur Road, Hebbal, Yelahanka, Thanisandra and Horamavu were the shows toppers. Interestingly, most of the projects launched in these localities were either small or medium size with number of units ranging from 100-500 for the former and 500-1000 for the latter.

The government of Karnataka is having great plans for the area which includes an exclusively designed Special Economic Zone, SEZ, for electronics hardware and IT at Bagur. The Aero IT SEZ is already under development at Budigere and promises to create employment for almost 98,000 people.
Hoskote aka Neo Bangalore is witnessing high real estate activity. The land prices increased by 80 percent in this area. The area is located on the Bangalore-Chennai highway NH 4 which comes under the limits of the main city.

I agree with Chetan but there are lot of con­di­tions attached to it.If you want to con­vert your plot to ‘A’ Khata that is hav­ing only ‘B’ Khata, then you should have:
1) You should have a DC con­verted plot
2) Tax are paid com­pletely and upto date

I am a resident of Kamanahalli and the roads in this area are in worse condition and need to be repaired on high priority. The government should certainly think about providing the citizens of Bangalore with better amenities – especially in terms of the roads. A BBMP officials said that they have already started with the repair work to some of the major roads in the city, and the work will soon extent to other roads of the city as well.I am a resident of Kamanahalli and the roads in this area are in worse condition and need to be repaired on high priority. I completely agree with you but what I feel is that the another reason for Bangalore to top the list is the price of the luxury homes in Bangalore are far more reasonable and realistic than Delhi NCR and Mumbai. :)
The price per sqft going on in premium localities in Bangalore ranges from Rs 9000 to Rs 12,000 per sqft. No other posh areas of other major Indian cities offer such prices in the luxury segment.

As per my knowledge goes DS Max builders is one of the reputed builders. They have built numerous projects. So i feel it is worth buying a property from DS Max.
The price for 2 BHK starts from Rs 29 lakhs and for 3 BHK it is around Rs 45 lakhs.

Before calculating the property tax in Bangalore you should be aware of some points like: 1) You should the zone in which your property fall. 2) Measure your apartment's built up. 3) Calculate the built up area of the apartment. 4) One should know when the apartment you are staying was constructed. 5) Alos do not forget to include the parking area allotted to you. Steps to be followed: 1) Visit the BBMP Area Revenue office and collect the application. Only one application for one property. 2) Do not forget to collect the handbook that is having all the information of zonal classification which may help you find out the UAV of your location.There are other columns as well in the handbook that needs to be thoroughly understood. The rates varies from a residential to a non residential property. 3) To measure the built up area you can take help from an architect or draftsman. 4) It is better to have all your old receipts as it will save lot of rework. 5) Last but not the least fill the form
You can pay the tax in cash if the amount is less than Rs 1000. Otherwise you have to pay the tax either ny DD or cheques in favor of Commissioner, BBMP. The price of application form is Rs 5 only.

For developers in and around Bangalore, there is a common thread that runs through their plans-affordable housing. However, the concept is heading for a fall in the city, since Bangalore is laced with an oversupply of units in 2013. Although units in the price bracket Rs 40- Rs 50 lakh may have a lot of takers in the different micro-markets, demand is not picking up.
One of the primary reasons for deterred affordable housing stock movement is-the location. Being away from city centers, such locations increase the commuting time incessantly. In addition to it, the rental prospects are also not appealing enough for investors. According to property consultants, poor connectivity levels and lack of adequate infrastructure are the two primary reasons that has contributed to low rentals.

Both the areas are good for investment purpose. Whitefield has its own charm with lot of companies, schools etc. The property price is expected to rise by 30 to 40 percent in next 2 years As well as Electronic city is expected to see 35 to 40 percent in next two years because of the PRR, metro, elevated corridor and offices.
Whitefield is well connected to the city centre and International Airport is also well conected via Buddigere cross. The development in this area is also happening rapidly. But the areas is having water problem. The interior areas lacks proper planning. The roads are narrow and congested. Whereas Electronic City has easy accessibility to the city center through elevated expressway. It has good connectivity to other major hubs of the city such as Hosur Road, Sarjapur Road, Bannerghatta Road, Outer Ring Road, Whitefield, Kanakapura Road Bommasandra Industrial Area and Attibele Industrial Area.

Sarjapur Road as the second most preferred locality in terms of sales. In rental preference, the area occupies seventh slot. Sarjapur road is one of the fast developing localities in Bangalore with good connectivity to IT hubs. Due to many residential establishments and upcoming IT companies, the area has seen an upward demand by the denizens of Bangalore.
I feel it is a good option to invest in any area located in North of Bangalore. International Airport Road separately makes way for an excellent real estate market in the city. It have been found that almost 60 per cent of the buyers around Airport Road are going for 2BHK units with 3 and 4BHK getting a combined market of 40 per cent.

Everyone is aware of the fact that Prime Minister Narendra Modi wants to create 100 smart cities which may take some years to exist as reality. Smart city project work to start in Electronic City this year. The government want to start the project as fast as possible this is chiefly why the work related to the construction of these 100 smart cities will commence this year.
Arun Jaitley announced an allocation of Rs 7,060 crore for the making of 100 smart cities in India. If you are buying for an end use purpose then you can buy the apartment but if are planning to sell the property after 5 to 10 years then I do not think it is a good idea. More over it is a B Khata property. B Khata is not a legal khata valid document for property ownership, it will be a proof to claim the ownership at the time of regularisation and obtain A khata (which is valid).

Is VBHC Serene Town a good investment? This is my first investment so I am bit confuse that whether I should go for this project or not.

Hi Everyone, I booked a flat in Smondo 4 eighteen months back and so far no approval with them. They are unprofessional unethical people cheating everyone. I have cancelled my flat and still waiting for my refund. I am following since December for refund and there is no answer. The director of Patel reality Neel Patel is also a big lier. So go ahead and file complained in court. I would encourage people to spread the message and avoid getting cheated. I repeat DO NOT DEAL WITH PATEL REALITY they are cheater and unprofessional people. Is it wise to invest in Chandapur Anekal Belt? What kind of developments happening in and around this stretch?
Chandrapur Anekal Road from Chandrapura circle till Anekal is about 14 kms long which is being widened. Chandrapura Anekal belt is fast developing and is well planned, it is well connected to Silk Board and Koramangala. PES Engineering College and Oxford Institution is also less than 15 kms from CA Belt. So I feel the idea of investing in CA Belt is not a bad option. Moreover, after few months you can expect appreciation as Phase II of Bangalore Metro has already got Chandapura circle included in the rail network proposed and is expected that Anekal will be included in Phase III.

They will show buildings and they will promise June 2014+6 months grace period. But actually they dont know when they will get approvals. They make agreement in such way that customer cannot do anything for them. After grace period if they delay. They will pay around Rs 1000 per month for 40 lacs as intrest. Out of 2 ,000 flats. Nothing has been handed over at right time till now. My Flat, they were suppose to hand over on April 30th 2014. April 24th when I called them. I came to know that it will take another one year or less than that even though building is ready in all respects. In same project they handed over flats without registration also. For suggested me to wait or to cancle the booking after waiting for almost 1 year.

Gera Developers first introduced the concept in Pune and the name of the project is Song of Joy. The project is located in Kharadi and they are expanding their business to Bangalore and Goa.

Q: Please be aware before you think of burying your money at Aishwarya Grand Hill (AGH). If you visit the site personally, you would certainly be attracted due to its attractive location, close proximity t to Prestige / Brigade projects, Airport etc. You will certainly think of excellent scope for growth. If you look at the documentation, sites are registered & owners have received Khata certificates.... BUT, the underlying fact is - Aishwarya Grand Hill seems to have created some forged documents and CHEATED the site owners (public) by developing the said properties as residential sites. I personally own a site - registered in 2008 and I have Khata certificate, but this site is not a released site as there is a legal case pending against Aishwarya Grand Hill. I still don't know how AGH managed to get Khata. Like me, there are more than 40% owners, who have been cheated. Good evening friends!!!!! It is noted that the Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.
Let's see.....we can only hope for the best. Now, housing projects on more than 500 sq-mt would have to register with the proposed real estate regulator as opposed to the threshold at 1000 sq-mt that was fixed earlier. Also, the interest rate payable by the promoter or allottee in case of any default by either would be the same now.

As per my knowledge the project has been approved by BBMP and all the leading banks. The location seems to be decent for end use as well as investment. Hi all, There is another possiblility might be that the city can encourage citizens to recycle garbage at their homes by creating compost bins which can be used as rich organic fertilizers for their gardens. Incentives to the citizens for maintaining home compost bins can be given by the city. Otherwise, in future people will have to face lot of difficulties at the same time BBMP has to face the same.
There is another way that is scientific way of waste management treatment will be secure, healthy for all mankind. The real estate sector in Bangalore gets another boost as the state government has made a separate allocation for the construction of new houses by BDA (Bangalore Development Authority) in FY 2015-16. On March 13, during the budget speech, Chief Minister Siddaramaiah said that BDA would construct and allot 5,000 flats in the next financial year.
True Sukumar, Apart from the announcement of new houses, the budget has also proposed several things which will ultimately help the real estate sector. Raichur is having excellent connectivity via rail and road to important cities of the country like Mumbai, Bangalore, Hyderabad etc. Adding to this, the proposed airport construction and the extension of Yermarus will play an important role in the real estate market. Recently Gulbarga has be renamed as Kalburg, it is around 623 kms from Bangalore. In the last few years, the locality has witnessed a sharp increase in built-up area to 21%. The city shows signs of great real estate potential in the days to come.

The price trends in this locality ranges from Rs 7000 sqft to Rs 9500 sqft. The area has seen approximately 22% appreciation in the sale price. Yes they are going to give A Khata as told to me by the sales representative. The project is expected to get completed by 2017. Phase III is spread over 4 acres of land , there will be 37 row houses and 12 twin villas.

CBR Akshaya has got approval from banks like SBI, LIC Housing Finance and HDFC. It is a A Khata and BBMP has approved it. The builder has already received OC as it is a ready to move in project and people has already started moving in.

Q: Tata Housing has sold 250 flats in Goa on 5-acres project. It is expected that flats worth Rs 100 crore.

As per the sources, the company is developing 600 apartments in this 5-acre project, which was launched recently on Facebook. The prices are in the range of Rs 30-70 lakh. For buying those flats, the prospective buyer have to register themselves through Facebook and seek their unique invite code.
Hey, it sound really great. The unique marketing strategy adopted by Tata Housing and is yielding wonderful dividends. I hope lot more will come soon following this strategy.

As per my knowledge, the pre launch price they are quoting is Rs 2599. they are giving 10:80:10 scheme or you can pay 10% and own an apartment and no Pre EMI till possession.

The project is under construction and the estimated possession is by second quarter of 2016. The price of an apartment in this project starts from Rs 36 lakhs on wards. The project offers only basic amenities such as Children Play area, Fitness Gym, Swimming Pool, Family Sit Outs and Multipurpose Hall.

Rajarajeshwari Nagar is plagued by water problems. Cauvery water is available in a few pockets, but with the groundwater table taking a plunge, residents are dependent on water tankers. Garbage is another major concern for people residing in Rajarajeshwari Nagar. The one-acre plot near this locality is used for dumping most of Bengaluru’s wastes, and this has been causing people suffering from allergies, malaria, and other diseases.

Documents need to be checked while buy a new or under construction properties are:- Encumbrance certificate, Commencement Certificate, No Objection Certificate, Completion Certificate, Occupancy Certificate, Khata, Joint development agreement (if any), General Power of attorney (GPA), Building plan approvals, Allotment letter, Tri partite agreement (if any).
I would like to add few more points to what Karthik has replied such as Registered deed of conveyance, Land-use Certificate / Conversion Order, Details of electricity, water and power backup, Agreement by maintenance agency, Car parking allotment and details and Car parking allotment and details

Q: Hi, What is the stamp and VAT charges for under construction property in Hyderabad? where should we pay this amount? Builder is asking this amount before the registration and he will be paying on behalf of me? I need to validate based on your inputs. Can anyone share the details ASAP.

Hi Kumar, Service Tax and VAT is applicable to all under-construction property transactions. But their actual value varies with states in which the property is being constructed. Service Tax is levied by the Central Government on the construction services offered by the developers to buyers. Presently, Service Tax is 14%. Service tax is applied only on the construction component. To simplify this, the government levies service tax on 25% of the cost of the flat. This effectively brings the service tax rate to 3.5%. When a buyer purchases a property, he/she might be asked by the seller to pay service tax and VAT.
Bharath is right. But remember, for apartments with carpet area of more than 2000 sq-ft or for property valued Rs 1 crore or above, service tax is levied on 30% of the cost of the property. This takes the service tax to 4.2% for such properties. Secondly, service tax is payable only on property purchase directly from developers and is not required in case of resale property purchase as there is no service provided.

Hi, It seems that every state govt. is very serious with this Smart city mission. After assessment of Smart City Plans of 97 cities in the first round of competition and announcement of the first list, the remaining were informed of the insufficiency in the plans.
And after the announcement of the first list of 20 smart cities, Cabinet Secretary P K Sinha had interacted with the Chief Secretaries of all the States and UTs and Municipal Commissioners of all 97 mission cities on the principles of preparation of smart city plans and urged those cities not included in the first list not to lose heart and instead to revisit their plans for addressing deficiencies.

Yes, Corporate Arcadia by Corporate Leisure & Property Developments (P) Ltd is a RERA Registration is number is PRM-KA-RERA-1251-446-PR-180119-000948. As far as the local body is concerned, BBMP has approved it and almost all the leading banks and financial institutions such as Axia, HDFC, Indiabulls, DHFL etc are funding it.

Q: I have seen a building where builder has taken approval for 4 units and built 8 units of flats and there is no floor deviation. And promising that he will get A-Khata done for all the 8 units. So will there be a problem buying a flat here? Can A-khata be provided for all the 8 units ? Will there be a problem in future if not now?

It is illegal to buy a property with deviation. It is not the developer or the bank problem. It is your problem. Most people say that 25% deviation is ok. But what they are not telling you is that if the building has 4 floors and you are on the 4th floor, your are 100% illegal (1 out of 4 floors). That means if some action happens, it will happen on your floor. Similarly, they have approval for 4-units, so they will get OC for only 4 units and rest of the 4-units are illegal so i do not think that they will get approval for it.It is illegal to buy a property with deviation.
