Malibu Jasmine is located at Varthur Main Road. It is an ongoing project and the expected completion is by July 2016. The price of the apartment starts from Rs 33 lakhs . The project seems to be good and the builder is having good repo in the industry.

By paying betterment charges you can convert B Khata to A Khata. But you will face lot of hurdles. So the solution is to avoid purchasing B Khata properties and prefer A Khata to have comfortable position in dealing future financial transaction hurdles.DC Conversion is a legal process which is mandatory Under Section 95 of Karnataka Land Revenue Act, by which the property owner makes an application to the Deputy Commissioner of the District seeking his permission for the change of land use from agriculture to non-agriculture.By paying betterment charges you can convert B Khata to A Khata. It is safe to buy DC converted layuout. You can pay betterment charges now and get A khata. How much is the rate per SQ feet ?
Given the new hike, the Palike will scrape up betterment fee of Rs 200 per sq meter in the 100 old wards and in the leftover 98 wards of the New Bangalore it will collect Rs 250 per sq meter. The Palike is in talks to mark up the betterment fee by 10% every annum. The site owners will have the privilege of paying the fee in four installments. Owners of 'B' khata plots does not designate them for bank loans, on account of the lack of approval from civic agencies such as BDA or any other planning authority. Thus, even a 10% hike will not deter owners from paying the betterment fee, only for the sake of an 'A' khata registration.

Recently Koramangala started to generate a lot of response mainly in the residential sector. The reason behind this is the stabilization n the property prices and slew of initiatives that were announced for the real estate sector in this year's budget.
I heard that around 180-200 new projects are coming up in Koramangala region. If RBI cut interest rates by 25 basic points this will increase demands for the industry.

Q: Please confirm if to process Khata A, betterment charges of 550Rs per SQM or 55.5 Rs per SFT needs to be paid to BBMP? ALso, is this betterment cost for a flat or apartment complex is to paid by flat SFT or the undivided share of land? As for my apartment of 2000SFT and 1 covered car park of 180 SFT, if the betterment charge is on flat SFT then it seems I have to pay 1.2 Lakhs to BBMP to get Khata A? Also, should builder have paid this as this is a statuatory charge?

Hi Team, I have already went under the re-sale agreement to buy an apartment from the seller which was approved by Gram Panchayat by providing Form9 and 11 to the developer, but once i went to sub-registrar office for registration, they are saying we need computerized form9 and 11. Do you have any idea that gram panchayat provides computerized form9 and 11? I inquired and they said they do not have sufficient infrastructure to generate computerised form9 and 11. What should i do now? Can owner get this apartment transferred under Khata 'A' since it has moved to BBMP limits now from Gram Panchayat . Can owner of the apartment get it tranferred to Khata 'A' based on Form9 and Form 11. Urgent help will be appreciated.
Before hand Khata was given in hand written ( form 9 and 11) now this should be issued in electronic form where site photo and owner's photo are mandatory. Ask the owner to show the receipts of the property tax paid by him to the gram panchatyat and they will give you a Khata

I could see that middle class people looks to buy BDA flats as private apartments are not at all affordable.
Yes you are absolutely right. BDA flats are in demand because of affordable price. A two-bedroom-hall-kitchen (BHK) flat of the BDA will cost you around Rs 25 lakhs, where as an average cost of a 2BHK flat by a private builder varies between Rs 50 lakh and Rs one crore. Similarly a 3bhk BDA flat will be around Rs 45 lakhs. On the other hand, a 3BHK flats by a private builder will cost in between Rs 80 lakh to Rs 1.5 crore.

The 65 km peripheral ring road project has finally been approved by the state government after an eight year delay. There has been a slight modification in the peripheral ring road project including a reduced road width from 100 meters to 75 meters. The finalized peripheral ring road project or PRR will now begin from Tumkur Road and joins Hosur Road crossing over Doddaballapur road, Bellary Road, Old Madras Road and culminating at Sarjapur Road.PRR is expected to ease traffic congestion and it is a positive development for real estate markets along the stretch overall. Hosur Road, Bellary road and old Madras road are all likely to witness positive effects of the PRR project.
To make it simpler major connecting area would be Hosur road to Tumkur road via KR Puram, Bellary Road, Old Madras Road and Sarjapur Road. The PRR is expected to ease the traffic chaos on the ORR.

Q: Will this airport UDF hike gonna impact the real estate market in any way?

Before the construction of airport took off, the BIAL took possession of nearly 4000 acres of land on concessional rental terms from the State government. Apart from the runway, the terminal and other infrastructure of the airport that encompassed a huge portion of land that had a monetary worth of Rs 175 crore, was set aside for real estate. It was estimated that the plot of land could generate big revenue for the shareholders. However, according to airport infrastructure experts, the plot of land remained unexplored in the last five years.
The recent news that has stepped in declares that BIAL now intends to earn revenue from the hike in UDF via its airport expansion ground plans.According to BIAL, an additional equity of Rs 649 crore is required to fund the expansion programs of the airport. However, the Centre, shareholders and private promoters have shown their inefficiency to generate adequate funds for the present market situation. BIAL is empowered with additional rights to generate more revenue by promoting commercial ventures on the said assigned land. The proposed list of projects on such a land includes- restaurants, meeting facilities, trade fairs, theme parks, golf courses, hotels, conference venues, business centers, real estate, amusement arcades along with entertainment facilities, shopping malls and bank exchanged.

Airports Economic Regulatory Authority of India lays down by the law that to calculate UDF single-till model is the perfect tool, since it allows the passengers to pay the minimum amount. In such a model, non-aeronautical along with aeronautical charges are also included to compute the airport charges.
Under the present shareholding pattern of the airport, private promoters are entitled to 74%, while the Karnataka State Industrial and Infrastructure Development Corporation and Airport Authority of India holds 13% respectively. According to few developers, the Centre and the State has spent nearly Rs 40000 crore via their own funds on the Metro construction project, however investing in airport is not the view of the government.

As demand for apartments priced under Rs 5000 per sqft creates a niche for itself in the market. According to key property consultants, in the last one year, 3 out 4 homes sold in major cities like National Capital Region, Mumbai, Chennai,Bangalore and Pune belong to this category.
According to me, the developers are offering attractive schemes and discount, buyers feel motivated to purchase in this category. Moreover, drop in prices in the last few quarters has further boosted the buyer’s sentiments. Experts anticipate that prices will again jack up once the elections are over.

Hey Prasad I think the price per sqft they are quoting is fine. It is a BMRDA approved project. Aamby city is not exactly located at Hoskote, it is about 6 kms away from Hoskote. The project is located on Hosakote-Siddlagatta Main Road. The connectivity is also good from the project 0-min drive to Byappanahalli Metro Station and 20-min drive to Kempegowda International Airport.
Hoskote, an area in Bangalore which holds great promises and expectations. There are various reason why Hoskote is becoming one of the hot spots. One of the main reasons why people want to stay in this area is because it is well planned and has good infrastructure. You can go ahead with your investment.

The project is still under construction and the possession is expected by end of 2015. BBMP and LIC, SBI, ICICI has approved the project and they will be giving A Khata. As far as I know HDFC approval is under process. For the time being Cauvery Water connection is not there.

I agree with you @Promit, even BBMP has also proposed projects for development of signal-free corridors on Dr. Rajkumar Road and Old Airport Road. Dr. Rajkumar Road stretch will cover 3.73 km at a cost of Rs. 29.6 crore while Old Airport Road corridor will cover 15 km at a cost of Rs. 109 crore.

The reason is not yet known. It is only said that the land which is going to be denotified is seven acres and 10 guntas where as BDA already gave a compensation to the actual land owner two years ago.The reason is not yet known. As far as I know the project was launched in the month April and they have already started with the construction work. The rate per sqft going on is Rs 5500 and you can avail loan from banks like LIC, HDFC and Axis. Bannerghatta Road was earlier known as Anekal Road but later was renamed as Bannerghatta Road. The Bannerghatta Road commences from Adugodi and terminates at the Bannerghatta National Park. The Real Estate is also booming in the locality. At present, there are many popular and contemporary residential and commercial complexes. The nearest railway station is Majestic which is around 30 kms from Bannerghatta Road and Bangalore International Airport is 60 kms approximately. Hello Shazad. After doing market research only I have comment. I am not sure if you know or not that the property price in the last couple of years have grown by almost 20 per cent. Home buyers or investors are mainly planning to buy in this locality for two reasons first land prices are affordable for weekend homes and secondly you can easily find affordable luxury apartments along the road.

In Bangalore real estate market, the demand for 2 and 3 bhk apartment is more but the demand for 2 bhk apartments registered a demand of 54% which is equal to the supply in the market.
2 bedroom apartments are pretty much in demand because people like to take 2BHK for rent and this is easily resold. One among the fastest growing area in Banaglore many residential properties are also coming up and even Koramangala.

Srinivasa Classic is the third residential project in Bangalore by Srinivasa Enterprises. The project offers 2 and 3 bhk apartments with size ranging from 820 sqft to 1857 sqft. The possession is expected by June 2015. Banks like SBI, LIC, HDFC are tied up with this project and BBMP has approved the project.
There is hardly any information available about the builder over the net. What I know is that they have successfully completed two projects namely Srinivasas Diamond and Srinivasa Signature.

This project is at the end of Electronic city and adjacent to that project you will see the village. There is further scope of improvement. Their marketing people will show you the road from flyover to their site which is very good. But come out of the site and turn left you will see no vacant spaces and only villages. Their driver will never show you that road. I will never buy this property.

Yes the project is in pre launch and the project is expected to get completed by 2019 end. They are charging 5% as the booking amount and the price of a 2 bhk will cost you around Rs 92 lakhs all inclusive but excluding registrations, stamp duty and tax.

As far as I know the project has got approval from all leading banks. I feel the project has been correctly priced and it is worth buying here. The project is offering 365 luxury apartments spread over 24 storeys of its 4 blocks.

If the land is DC Converted land then you have chances to get A Khata for the same. But if the land is not DC Converted then you have to convert your land to DC Converted land first after that you have chances to get A Khata for the same.
By paying betterment charges you can convert B Khata to A Khata. But you will face lot of hurdles. So the solution is to avoid purchasing B Khata properties and prefer A Khata to have comfortable position in dealing future financial transaction hurdles

I'm more inclined towards SBI for home loan and was wondering if people from this group have availed plot home loans through SBI in BIAAPA approved layouts? They have fulfilled what they promised to their customers. Before buying or booking ur unit in it, visit the project site and check the status and the quality of materials are being used in this project.
Yes, there are not a single bad or negative reviews found against this builder. So, I think, it is a good builder and will fulfill their promise. But my suggestion to you to check all the required legal approvals, especially approval by Karnataka RERA and then go for it.

Hi Lakshmeesha, Prestige Park Square is a new prelaunch project from top builder called Prestige Group that is placed at Bannerghatta Road of South Bangalore. The project is in pre-launch phase and the details are still not yet revealed by the builder. Yes, SLV Central Park is a KARERA approved project and its registration number is PR-KN-170808-001181. Hello Deepti Kindly mention the correct project name. The name of the project is Grand Palace by Sammys Dreamland, located in Yelahanka and it has close proximity to Kempegowda International Airport. It is located on NH7 Highway and stands in close proximity with Yelahanka Air Force Station.
