Dear Sir, I am planning to buy a reasle flat in bangalore (north bangalore) in Yelahanka. The project is Unitech Heritage Estate, which is located on doddaballapur road. This is placed equidistance from city center and airport. The building is 15 years old. But really maintained very well and by first look it looks like 3 years old or so. The project has all the amenities and quite peaceful location though located on NH. I am getting 2 BHK flat of 915 sq.ft at 36 lacks (after negotiation)including car park. Currently its fetching 12k rent per month. I need your expert opinion on the project, location and appreciation chances. Pls let me know is it right way to go or any other suggestions. As far as I know the project was launched in the month April and they have already started with the construction work. The rate per sqft going on is Rs 5500 and you can avail loan from banks like LIC, HDFC and Axis. 2. Sumukha maple grove in akshayanagar. Builder says he has CC and other documents.Possession will be in Feb 2015 and builder says he is responsible for getting OC in next 2 months and will be mentioned in sale deed

I saw one apartment in Nagarabhavi area, Builder has built 8 units [Stilt +GF+FF+SF], 2 each floor & as per norms OC/CC is not required for the small builds, is it True? If yes, with out OC how we can obtain the Katha ?
Just to know more, enquired in BBMP office, as per BBMP by Law.. they can give maximum 4 kitchens and in the 60x40 no basement is allowed. Legally can build stilt+FF+FF+SF. Any suggestions to proceed further ?

As far as I know, In Bangalore, this is a mandatory document for an apartment complex having more than five units. The construction work is going on and it seems the project will be completed by another 15 months. As far as I know the project has got approval from BBMP and all the major banks have approved home loan for the same. It was also told to me that the builder is going to provide A Khata. I'm looking out for plots in Devanahalli and most of the plots are BIAPPA approved. I'm more inclined towards SBI for home loan and was wondering if people from this group have availed plot home loans through SBI in BIAAPA approved layouts?
I've got multiple inputs from SBI HLC, SBI SecCaps, SBI Kormanagala RACPC office.
Few say they do approve.
Few say they don't as BIAAPA is outside Bengaluru and private layouts outside Bengaluru are not being considered by SBI from recent circular (Which I couldnot find anywhere online).

As far as I know the project has got approval from banks like ICICI, HDFC and Axis banks.You can try talking to those SBI banks who told you that they do approve BIAPPA approved property.
